Mouledou, is situated midway between the picturesque bastides of Penne D’Agenais and Tournon D’Agenais, approximately 20 minutes drive from the bustling market town of Villeneuve sur Lot.

Mouledou, comprising the farmhouse and adjacent barn, is set in 4 acres of lawned gardens surrounded by fields of maize, sunflowers and orchards.

In this peaceful and idyllic rural setting you can relax and enjoy the views over the rolling countryside and the nearby hamlet of Cazideroque with its pretty houses, church and chateau. For the more energetically minded, Mouledou provides an ideal base for exploring Lot et Garonne by car, bicycle or on foot - the well known circuit des bastides’ is literally on the doorstep.

‘La Maison’ provides spacious accommodation for up to 6 people in three bedrooms. Its thick stone walls and timber shutters not only imbue a sense of character but also keep the house cool in the regions hot summers.

The accommodation is on one level and comprises of:

• Living / dining room - spacious, well furnished and comfortable living room and dining area with beamed ceilings and a large open fireplace; TV/DVD player, radio/CD player. French doors lead to the garden.
• Kitchen - well equipped, the kitchen units were hand made from elms which used to grow in the garden - containing electric oven, gas hob, microwave, electric kettle and fridge freezer.
• Two double bedrooms and one twin bedroom - with beamed ceilings and views across the surrounding countryside.
• Bathroom - newly refitted with laundry area, WC.

Covered terrace with barbecue and dining area.

Guests at Mouledou can enjoy the grounds of approximately 4 acres, mostly lawn which provides an ideal surface for football etc.

There is also a large natural pond which is well stocked with fish. For younger guests, there are children’s swings and a slide.

About the location

The property enjoys a beautiful and tranquil setting of about 4 acres of grounds and is set back some 100m from a very quiet country lane. Famland surrounds the property - rotated crops include sunflowers and maize, others are permanent pasture for blond aquitaine cattle and plum orchards (for dried prunes - pruneaux). All the local towns and villages have regular, farmers markets where local produce can be bought very reasonably - these markets are a feature of the area and a must to visit! There are numerous chateaux wuthin 10 mins. which offer wine tastings.

The area is full of good quality eating places from small cafes and pizza establishments through a large range of trendy bistro / restaurants through to Michelin starred formal restaurants. All are very good value (cheap by English standards) and offer good food in pleasant surrounds.

The nearest shop with bakers, bar, cafe, restaurant, petrol, hairdressers etc is in Dausse - about 5 mins. away. The bastide towns of Tournon and Penne d'Agenais - both less than 10 mins. away - offer additional restaurants of all standards / price ranges plus post office, art galleries. Penne has a TGV railway station. St Syvestre (approx 10 mins) has all of above plus a small town centre with all shops including super-market. The nearest largest town Villeneuve-sur-Lot 20 mins. boasts, we are told, amongst other things the largest organic market outside Paris - fruit, veg, meat, snails, eggs, flowers, wine, etc!

The house stands on the "route des bastides" and these walled medieval villages are still the centres for commerce and tourism alike.
