Set in the middle of a large mature garden of approx 1.5 acres and south facing.

A sweeping drive takes you up to the house, where a covered veranda stretches around three sides and leads you to the large rear garden, with it’s spacious sun patio, BBQ area, the 10x5 metre swimming pool with roman steps, and underwater lighting. A secluded lawn area and an abundance of fruit trees complete this ideal base for you and your family to explore the area or do nothing except watch the sun go down and enjoy the local produce.

Across the oak framed and stoned laid veranda you pass through the large French style double doors and enter the spacious hall.

The accommodation comprises:

Ground Floor

• A very large L shaped living and dining area, with three large French double doors leading to the veranda. The living room is complete with wood burning fireplace, two large comfortable sofas and all the amenities of modern living. The dining area is complete with a yew dining table which seats eight to ten, yew glass cabinet and drinks cabinet.
• Kitchen located off the hall, through double doors, in a traditional style complete with gas hob, electric oven, microwave, and every conceivable small appliance and utensil you may require.
• Utility room - located beyond the kitchen, complete with fridge/freezer, washing machine/tumble dryer and an authentic French washing sink.
• Master bedroom off the hall and down a corridor has a super king bed, built in wardrobes, dressing table and double patio doors on to the veranda.
• Second bedroom twin beds, built in wardrobe, dressing table and patio doors on to the veranda complete this room.
• Bathroom one with a bath, shower, wash basin, bidet and heated towel rail is further down the hall.
• A separate ground floor toilet is located off the front hall.

The remainder of the ground floor comprises a large integral garage, where the central heating boiler is situated (winter months only).

First Floor

Stairs off the lounge take you up to the first floor:

• Third bedroom has a king size bed, wardrobe and dressing table and large windows which overlooks the swimming pool.
• Fourth bedroom with twin beds, dressing table and wardrobe, also large windows and overlooks the swimming pool.
• Second bathroom complete with luxury shower and wash hand basin.
• Nursery room with cot (if required).

About the location

Montpon is a charming market town set on the banks of the River L’Isle and offers a full range of shops, supermarkets, banks, restaurants and is but a short drive from the beautiful route des vins which takes you through some of the prettiest villages in the region, such as St. Vivien, Velines, and Villefranche de Lonchat.

Further a field, St. Emillion and Bergerac are a must to capture the soul of this wonderful part of France.
