This large detached house is situated at the edge of a typical small Dordogne village which relies on agriculture and tourism. It is situated six miles from the Dordogne River at Domme and within easy driving distance of the many attractions that the beautiful Dordogne region has to offer.

Le Coze has been completely refurbished to a high standard and has the benefit of a heated 50 square-metre new Roman–style swimming pool which was completed in May 2005. This has been fitted with an alarm for security, according to new regulations.

The house stands in extensive grounds with parking spaces available for a number of cars. The large house is accessed by six very wide steps onto a sun-trap terrace. This makes an excellent outside eating area for large groups. It catches the sun all day and makes a relaxing area late into the summer evenings.

Ground floor

• The two sets of French windows lead into a large dining room that easily accommodates ten people around a farmhouse table. There is a chimney with log fire should the evening become cooler.
• The kitchen is attached to the dining room and has been recently installed with every modern appliance: a gas hob with six burners, electric oven with spit roast, microwave, dishwasher, washer/drier and American style fridge/ freezer with ice and chilled water constantly on tap.
• Also on this level are two bedrooms, one a twin and the other with double bed.
• A full bathroom with bath and shower is adjacent to the bedrooms with a separate toilet. These bedrooms look out over gardens and onto the orchard.
• Leading from the dining room is a double aspect snug with lounge furniture, English TV and radio through Sky connection, DVD player, videos and an ideal area to play one of the many board games or read the books that are available in the house. The town of Gourdon can be seen on the horizon from the snug.

Upstairs

The large landing opens onto three bedrooms and a shower room with toilet. All of these rooms have beamed ceilings:

• One bedroom with twin beds overlooks the front of the house
• A double bedroom surveys the swimming pool.
• The main bedroom is very large, with newly laid, polished wooden floors, king-size bed and its own en-suite shower room with toilet.

• For children a high chair, cot and bed linen are available on request.
• Central heating in winter.

About the location

Le Coze lies in the southern region of the Perigord Noir, an area famous for its foie gras, strawberries and walnuts, which can be sampled in the wonderful local restaurants. Majestic medieval towns are found nearby, along with the delightful River Dordogne. There are numerous historic and geographical sites, including Lascaux, Rocamadour, Padirac, la Roque Gageac, Sarlat and Domme that must be visited from Le Coze.

The village of St Martial de Nabirat is a short walk down the lane. In the village there is an excellent restaurant/café, a traiteur, magasin, and boulangerie. Local weekly markets occur in Cenac (6 miles), Gourdon (8 miles) and Sarlat (12 miles).

How to get here

Le Coze is 530 miles from Calais by car but for those preferring to fly/drive there are several possible airports. Bergerac is 52 miles, Rodez 81 miles, Limoges 120 miles and Toulouse 105 miles. Car rental is available at all airports.
