Old Farmhouse and Cottage with Pool in Rural Setting

At the southern tip of the Charente Maritime, bordering la Gironde and the Dordogne, a delightful rural setting ensures peace, calm and tranquillity, The Farmhouse (which sleeps 10/12) but can, outside mid July to the end of August, be taken for parties of up to 7, and the Miller’s Cottage (which sleeps 4/6), are available separately or jointly, and are set in their own grounds of 12 acres. A country lane runs along the front of the front garden but the property is in easy reach of the D910 bis which connects Montguyon and Coutras or Guitres. This road also connects with the A89 motorway, Libourne and St Emilion.

Through the property runs the River Lary and there is a small lake in the front and a 12m by 6m salt treated swimming pool at the back, shared by both properties, which is solar heated.

While set in a rural setting the property is minutes from the local village (Cercoux) and shopping facilities in easy reach at Montguyon (10 minutes) and Coutras (20 minutes). Bordeaux is only an hour away and St Emilion (the heart of the wine region) but a 30 minute drive.

Long winter lets

Well situated for exploring the area out of the tourist season whether as a tourist or as a househunter.
 
The Miller's cottage is heated with a wood burner and electricity and the farmhouse is heated by a large open fire in the salon, a woodburner in the other end of the house and gas central heating.

Holiday Accommodation at The Farmhouse

Sleeps 10/12

Ground floor

• Large salon, with 3 French windows (two of which open onto covered patios, one to the front and one to the back), large open fireplace, 2 settees (one of which opens into a sofa-bed) and 6 arm chairs.
• Second smaller salon to get away from the T.V.
• Kitchen, fully fitted with gas hob, electric oven, microwave, dishwasher and fridge.
• Utility room which contains the freezer and the washing machine.
• Separate toilet on the ground floor.

First floor

On the first floor there are 5 bedrooms, with access both via a spiral staircase from the lounge or via the stairs in the hall.

• Bedroom 1 with double bed, fitted cupboards with windows to the back garden and the side.
• Bedroom 2  three bedded room with fitted cupboards and a wardrobe. A window faces the morning sun.
• Bedroom 3 is a double bedroom with fitted cupboards. This also has a veranda accessible via French windows which overlooks the front garden.
• Bedroom 4 is a double bedroom with a wardrobe. This room also provides access to Bedroom 5 and the bathroom (although these also have a separate access via the staircase in the hall). The view from the window is over the front garden.
• Bedroom 5 is a three bedded room with a wardrobe. This is a well lit room with windows facing the front, the back garden and the side of the house over the mill pond.
• Bathroom contains a bath, shower, hand basin and a toilet.
• Shower room (adjacent to bedrooms 1, 2, & 3 contains a shower and a hand basin).
• Separate toilet adjacent to the shower room.

• Subject to availability, there are cots, a high chair, a push chair and a car seat.

About Cercoux in Charente-Maritime, Poitou Charentes

Set between Bordeaux (to the south west and 1 hour away) and Angouleme, to the north east and 45 minutes away), south of the RN 10, the property is convenient for the major wine region of France with Pomerol and St. Emilion within 30 minutes drive. Cote du Bourg and Cote du Blaye and Cognac are also within reasonable distance. The Gironde Estuary is also within easy reach. There are various restaurants in the vicinity.

How To Get To Cercoux in Charente-Maritime, South West France

Access is very easy:

By air – from Stansted, (Ryanair), to Bergerac, from Southampton, Bristol (Flybe) to Bergerac or Bordeaux. From Southampton, Exeter, Birmingha, by Flybe, From Gatwick to Bordeaux by B.A. and From Bristol to Bordeaux by Easyjet.

By train (via Lille is best) to Angouleme or Bordeaux. Car hire available at both Airports and Stations.

By car – ferry to St Malo then via Rennes and Nantes – about 5 and a half hours Ferry to Caen then via Rennes & Nantes about 6 and a half hours.
