Stunning views from the superb private swimming pool and terrace set in an acre of hillside gardens and field - Itzac is just north of Gaillac and 10 minutes west of the very famous Bastide town of Cordes.

Built virtually on one level, it is ideal for couples or families as well as those with mobility problems. Bedecked with virginia creeper and Geraniums, the covered verandah runs along the front of the cottage, providing  shade for entertaining in the heat of the day and further outdoor living space.

• Bedroom 1 (4900x3700) - large double-bedded room with shower room and toilet en-suite ( 2700x1500). There is also ample space for a single bed and/or cot if required.
• Bedroom 2 (3100x2500) - ideal Children's room   with bunk beds with its own shower room, toilet and sink.
• Kitchen (2700x2700) - integral modern kitchen with gas cooker and hob, microwave, dishwasher, washing machine and fridge freezer. Kitchen opens into living area.
• Living area (6200x5400) - a lovely, old fashioned, beamed, stone-walled living area with huge traditional open fireplace and Spanish dining table. Within the living room is a good quality, mattressed, double bed settee should extra accommodation be required.

The newly decorated cottage, is furnished and equipped to a high standard, both inside and out.

Cot, highchair, and stair gate etc. are available upon request. (We have most items having three children of our own). Baby sitting can also be arranged.

There is a television, VHS video and a selection of tapes. (Please feel free to bring extra tapes for the kids!) Most items are provided, such as hair dryer, iron, radio/cassette player - so you only need your personal bits and bobs!

Outside:

We feel that the charm of the cottage lies in its outside living space - views, private pool (9000x4000) and accessibility to local beauty spots and places of interest. A covered verandah ( 8600x2800) runs along the front of the property, over which hangs Virginia creeper, providing shade for entertaining in the heat of the day and further outdoor eating space. There is a 'cabane' for summer dining and food can also be cooked on the stone barbecue. There are beautiful views from the pool and the landscaped garden. Open fields slope down to meet the Gresigne Forest, where deer can be seen grazing. It is also possible to see the Pyrenees.

Safety

Please note that only part of the 1 acre is fenced. There are no steps in the garden just a gently ramped path to the new swimming pool (9m x 4m). Four moulded steps lead into the pool which is graduated from 1 metre to 2 metres in depth. Pool equipment and sun-loungers are provided. A pool alarm is also fitted. Safe usage of the swimming pool and all cottage equipment is the total responsibility of guests. The exceedingly quiet lane through the village, which passes by the cottage, is a designated walking and cycling route. There is easy parking on the premises plus table-tennis, badminton and children's games.

About the location

The cottage  is situated on the edge of a very quiet hillside village, but within ten minutes of the nearest town (Cordes sur Ciel). There are no shops in the village of Itzac, but there is a public telephone.

How to get here

By air: Flights to Toulouse (just over an hour from the Cottage), Carcassonne, Rodez and Bordeaux, are frequent from many airports in the UK. (There is a good choice of Car Hire available at the airports, but booking is recommended). Car hire and petrol/diesel  seem to be cheaper than in the UK!

By ferry: Ferry crossings are also an option from several ports in England to - St. Malo, Calais, Dieppe, and Caen + others. The drive time in France is from 10-11 hours (from St. Malo), and we have found it to be easy 'Autoroute' driving on quiet roads, plus it is a great way to visit other areas as well!
