Villa Amélie is a large four bedroom house situated in the coastal village of Les Issambres which is about halfway between Cannes and Saint Tropez. The villa has what must be one of the most stunning panoramic views on the Côte d'Azur. Every room (except the kitchen) has a sea view.

Nestling high on a hillside above Le Petit Village Provencal the villa has a commanding view looking down over cork tree woodland and the Mediterranean. The views extend from the little cove at the bottom of the hill across the bay to the red-tinted sandstones of the Esterel mountains with the snow-capped Alpes Maritimes providing a contrasting backdrop in the far distance. The cove with its turquoise waters (plage de Bonne Eau) is a popular place for yachts to drop anchor for snorkling and to bask in the sun over lunch. It is only a few minutes walk to another small sandy cove at the bottom of the hill. There is also a bar, two restaurants, hairdresser, gift shop, mini-golf, tennis courts and a small supermarket for the essentials within walking distance.

The house has electrically operated gates and is approached up a tree-lined driveway. The secluded terraced gardens are filled with mature palms, cactus, bougainvillaea, hibiscus, lavender and a variety of olive and fruit trees. There is a beautiful mosaic tiled swimming pool (approximately 10x5 metres) with Roman steps which looks out over the bay. From the lawn above the pool you can drink in the stunning panoramic view. There are ample sunbeds and reclining loungers for sunbathing.

Recently re-furbished with almost all of the furniture new and of a very high quality, the villa accommodates 8 people and the accommodation comprises:

Downstairs

• The spacious lounge has recently been decorated and has a large sofa and armchairs, a large screen flat panel TV with Sky free to air/view channels (including all the British terrestrial channels) and a DVD player. The lounge opens out onto a
• Wide veranda which is a great place to sit and relax and take in the amazing view. Here, there is a glass and wrought iron dining suite and a comfortable cane sofa and armchairs. A large American fridge/freezer is provided on the veranda which makes crushed or cubed ice and iced water which is convenient for chilling drinks when you are relaxing in the garden.
• In the well equipped kitchen you will find a dishwasher, fan oven and ceramic hob, fridge and microwave. A laundry room next door to the kitchen houses a washing machine and tumble dryer. Ironing facilities are also available.
• There is a downstairs shower room with shower, sink and toilet.
• The downstairs bedroom consists of a double bed, double wardrobe, two bedside tables and a chest of drawers, with of course, a sea view.

Upstairs

• Large bathroom with bath/shower and double sinks and toilet.
• There is also a cloakroom with toilet and sink.
• The large master bedroom has a king sized bed with beautiful decorative bedstead. There is a large built in wardrobe and shelves, two bedside tables and a dressing table.

• Balcony which runs almost the length of the house. From here you can look down over the amazing panoramic sea view. There is also a café style table and chairs to sit and relax over an early morning tea or coffee.
• The third upstairs bedroom has a side door opening out onto the lawn above the pool and again has a sea view. This room has two single beds, and a beautiful Provencal style wardrobe and chest of drawers.

About the location

The villa is away from the hustle and bustle, and yet only five minutes drive from the restaurants and cafes of Les Issambres along the coast, and about ten minutes drive to Frejus in one direction and lively Ste Maxime in the other. It is about 50 minutes from Nice Airport, 30 minutes from Cannes and 20 to 25 minutes from Port Grimaud and St Tropez.

There is a Geant Hypermarket in nearby Frejus where you can buy all your grocery requirements and which also sells clothes and electrical goods, and in Les Issambres is a Petit Casino supermarket.

Many of the pretty inland Provencal villages are within easy reach - Seillans, Callian, Bagnols en Foret. The picturesque hill-top villages of Gassin , Grimaud and Ramatuelle are closer to the coast with views stretching over the Bay of St Tropez.

There are also many local sandy coves and beaches with umbrella pines providing shade from the mid-day sun. One area well worth a visit is the Gorges du Verdon which is, in our opinion, on a par with the Grand Canyon - not as big, but prettier!

Lac St Cassian is about half an hour's drive away where canoes can be hired.

Port Grimaud is also worth a visit for lunch or dinner. It has a man-made waterway system in a style similar to Venice. There are numerous cafes and restaurants to try, or just wander round and take in the atmosphere.

There is a ferry across to St Tropez from Les Issambres several times a day during peak season, where you can visit the market or one of the many restaurants in the evening, or just wander round and marvel at the luxurious yachts. Saturday night is the best night for atmosphere (and crowds).

The villa is also within easy reach of Grasse, Cannes and Nice and you may also enjoy a day trip to Monaco or even to the large Ventimiglia market just over the border into Italy.
