This 18th Century Périgordian house is set in 1½ acres of established meadow, orchard and gardens, situated on a quiet country road just outside Trémolat, one of the prettiest villages in the Dordogne, and within walking distance of the picturesque Cingle de Trèmolat. In the village are 2 restaurants, a bar, boulangerie and village store.

The property is a spacious, stone-built house of charming Périgordian character.  The interior features the original stonework and oak beams, and is furnished throughout to a very high standard of style, taste and comfort.

Ground Floor:

• There is a large sitting room/salon built on 2 levels, with double aspect overlooking the extensive grounds.  Oak beams make this an imposing room of elegance and comfort..  The focus of the room is an enormous stone fireplace with a log-burning stove. In the evenings you can relax in the sumptuous seating to listen to a CD, watch Free-to- Air Satellite TV or take in a video. There is a raised dining area with an oak refectory table and chairs, above which is a mezzanine quiet area for reading or playing the table football & games that are provided for guests.
• Leading off from this main room is the kitchen, which has been tastefully designed to combine traditional character with modern-day comforts. The floor is quarry-tiled, and it has a small breakfast area, crafted fitted units, an electric oven with gas hob, a dishwasher, and a fridge-freezer.  
• Large French windows lead out onto a delightful garden-lined terrace, which benefits from both sun and shade. 
• Beyond the kitchen is a double en-suite bedroom, which is fully carpeted and has full-length mirrored wardrobes. The en-suite contains a bath/shower, wash hand basin, WC and extensive storage facilities.
• The property also has a well-equipped utility room containing a washing machine, fridge, freezer, and a toilet.

First Floor:

• An oak staircase leads past the mezzanine area to the first floor. 
• At the top of the stairs is a shower room with a toilet and wash hand basin. 
• Along the corridor with its polished wood floor you will find the fully carpeted main double bedroom, which has superb views of the pool and the secluded gardens.
• Next to this room is a twin bedroom, which has a large window overlooking neighbouring meadows and woodland. This bedroom has polished wood floors and feature the original oak beams in the ceilings and walls.

Outside:

• The property has the unusual feature of 2 entrances from the road. 
• The lower gate provides access adjacent to the orchard, with a sweeping gravel drive rising to the side entrance of the house. Here is a covered terrace with garden furniture and a table tennis table. 
• The upper entrance leads to the front of the house close to the shaded kitchen terrace with its teak garden furniture and gas BBQ. 
• Across the driveway is a sunken walled area, which features an original bread oven. 
• The upper garden level looks out over the extensive grounds, and several stone stairways lead down to the spectacular 12m x 5m swimming pool, surrounded by its large sun terrace with parasols, garden furniture and a solar shower – a holiday-maker’s paradise!
• The gardens have been professionally landscaped and are well established and well-maintained, with low, dry-stone walls throughout. 
• To the rear of the property is a large 1acre paddock, ideal for outdoor games and activities, beyond which are open fields and woodland.
• Bicycles are available for the adult guests to explore the many local trails.

About the location

Many people spend a pleasant afternoon wandering around the village, taking in the tranquillity and ambiance of the mediaeval surroundings.

The region is renowned for its natural beauty both above and below ground, as can be seen on visits to the treasures of prehistory at the caves of Lascaux and Les Eyzies, and the rock formations in the Gouffre de Proumeyssac. Along the valleys of the Vézère and Dordogne are found many fascinating “ bastide” towns, castles and historical features, reflecting many centuries of awe-inspiring architecture. Of course, no visit is complete without searching out the vineyards of Monbazillac and Bergerac, whilst not forgetting to sample the magnificent specialities of the Perigord in the many restaurants.

How to get here

Travel to the property can be made:

By road: from the major channel ports- 850km from Calais; 720 from Caen. Suggested road routes are provided on booking.

By air: from Liverpool, Leeds, Bristol, Exeter, Southampton, East Midlands, Stansted, Edinburgh to Bergerac (which is about 25km from the cottage) OR  to Bordeaux from many major airports (which is 125km from the cottage). Car hire can be arranged from both airports.

• The rental price includes electricity, gas and hot water. 
• There will be a supplementary payment for central heating for the periods between 31st March to  25th May.
• The pool will normally be available between the end of May & the end of September.
• The owners advise that the property is unsuitable for pre-school age children.
• Please note that guests are asked not to smoke inside the house.
• Sorry, but the property is unsuitable for pets.
