The property is set in a superb location, on a hilltop overlooking the surrounding countryside, a lake and the nearby village of Lougratte. The village is only a 5 minute walk away which has a shop, a bakery and a restaurant.
Lougratte also has a very pleasant swimming and boating lake with beach area, playground and café. The property is a detached 4 bedroom modern property set on one level and in excellent condition throughout, with central heating and a log fire. There is ample parking.

This beautiful region of southwest France in the department of Lot et Garonne, lying between Bordeaux and Toulouse, is a delightful, relatively undiscovered area. The countryside is breathtaking and has been described as an unspoilt Tuscany or Provence. Steeped in history, ancient hilltop villages look over beautiful, secret valleys.
The area is scattered with farms and orchards, fields of sunflowers in summer and ancient villages criss-crossed by quiet country lanes. Close by are the beautiful medieval towns of Castillonnes, Villereal, Issigeac and Montflanquin, all of which have their markets on different days. Normally the area has a moderate climate with long spring and autumn seasons and summers that can be very hot!
The vineyards of Duras, Buzet and Bergerac are all within easy reach.
Bordeaux with its numerous chateaux and well known wine producers is only 90 minutes away.
You can enjoy fine restaurants with good local and traditional cuisine and the area is well known for producing plums and prunes. Food specialities include pruneaux d’Agen. There are farms producing goat’s cheese, pate and foie gras.
Agen, the county town, (50 minutes) has a good shopping centre, a renowned art museum and a fascinating warren of medieval streets.
The bastide riverside town of Villeneuve-sur-Lot (20 mins) has lots of shops and restaurants, banks, theatre and cinema. There is a good farmers market on Saturday mornings and an organic farmers market on Wednesdays. There are also two large supermarkets on the outskirts of the town.
Nearby is Penne d’Agenais, a picturesque ancient bastide hilltop village with a warren of tiny, steep lanes, lined with immediate stone and brick houses. It has several good restaurants.
On a hilltop on the outskirts of Villeneuve is the 13th century village of Pujols, which is delightful to walk around and has fine views over Villeneuve and the river valley. It has two very good restaurants, one of them Michelin starred. This medieval village attracts many antiques lovers and has a number of shops and art galleries.
Cancon (5 mins) is a market town with shops, cafes, restaurants, banks etc.
Eight kilometres from the house is the attractive bastide town of Castillonnes which has most services.

The house is midway between the towns of Bergerac and Villeneuve-sur-Lot and just off the N21 which is one of the quieter but main roads through France to Spain. Access to the autoroute A62 (motorway) is one hour from the house.

Perfect location overlooking the countryside and lake, and so quiet and peaceful. Very glad of the pool with temperatures sometimes in the 90s! We’ve enjoyed visiting yet more bastides – we’ve stayed at Ste Foye and Beaumont before, yet still found new bastides to visit. Especially enjoyed Pujols. Thanks to Dave Simons for his very speedy response to a minor problem. We have already recommended Mon Repos to friends & hope to return to enjoy the rest and privacy that this house affords.

Totally brilliant!
We found the property itself, its situation, and the local & surrounding areas all outstanding. Lougratte lake is just a quarter of a mile away, often just about delivering (through the peaceful atmosphere of the garden) a very gentle sound of children in the distance having great fun.
The crystal blue pool is so inviting - and of course, totally exclusive.
The fully-equipped kitchen leaves nothing out - there's even an electric hand-blender. Extremely well equipped for children too, including high-chairs, a buggy, car booster seats (for anyone flying down & then renting a car), baby monitoring intercom and a good range of toys, CDs & DVDs.
A 10-minute stroll takes you to the local village, Lougratte, to buy a fresh baguette to enjoy for lunch (watching out for lunchtime closing of course - this is FRANCE!).
