Character Farmhouse and 3 One Bedroom Apartments with Garden and Pool

18th century stone built vineyard owner's house in centre of a small picturesque hamlet straddling the Canal du Midi. Adjacent recent barn conversion creating 3 one bedroom apartments in peaceful setting. They are situated in the hamlet of Le Somail, recognised as a local beauty spot.

The house offers spacious accommodation for 6 people, including a newly added sun room, and has its own private area of garden, terrace barbecue and dining area under a pergola. 

The largest apartment (3) is ideal for all seasons, with a well equipped kitchen and large living space. The house and the apartments which are in the upper level of  barns, formerly used for wine making,  look out onto mature gardens with ample shade as well as sun exposure. There is provision of outside furniture for sun bathing, relaxing in the shade or dining. Each apartment has its own barbecue area. The pool (9 x 4 metres) is protected by a retractable dome, meaning that the swimming season is extended at both ends of the season. Very good local amenities, including fresh local farm produce.

An excellent choice for peaceful relaxation, cycling along the Canal, or exploring the very rich local history and wine making

There is an entrance hall off which are:

  • A fully fitted and equipped kitchen
  • A utility room with washing machine and ironing facilities
  • A cloakroom/WC
  • A large living room/dining room with wood burning fire, TV and DVD. This room spans the whole width of the house, opening onto a terrace through 2 French windows. A third French window opens into:
  • A sun room which has an airconditioning unit.

An impressive stone staircase leads up to:

First Floor

  • A large landing off which there are:
  • 3 bedrooms: 2 doubles overlooking the garden and a twin to the front. One of the bedrooms has an en suite shower room/WC.
  • A large family bathroom with a bath and separate shower and WC.

The house is fully centrally heated, and in summer remains cool by virtue of the thick stone walls

About Ginestas in Aude, Languedoc Roussillon

Le Somail is a recognised beauty spot and is part of an area designated a World heritage Site. The majority of passing traffic is by the Canal, the roads through the village being only local and farm roads. Although small and quiet, there are 3 restaurants, a piano bar and several artisans workshops. There is also a renowned second-hand bookshop and a hat museum!

Le Somail is surrounded by vineyards and fruit orchards. Locally produced fruit and vegetables are available direct from the producers in the village. There is a small grocery supply of bread, on a barge in the village centre, and a supermarket 1 mile away on the outskirts of the neighbouring village Saint Marcel.

The village is 15 minutes from Narbonne, 25 minutes from te sea, 30 minutes from Beziers, 45 minutes from Perpignan and Carcassonne. It is one hour from the Spanish border and 1 hour 15 minutes from Montpellier. Mountains are within easy access, and numerous wine routes are advertised locally.

How To Get To Ginestas in Aude, South of France and the Riviera

Local airports are Carcassonne, Beziers,  Montpellier, Toulouse and Perpigan. The Motorail servce has a major terminal at Narbonne. Access by road is via the autoroute network to Narbonne and then a short drive northwest
