Monclaire, a beautiful breton granite cottage over 100 years old with stunning views of the local contryside and varied wildlife. Just a short walk from fantastic panoramic views of Le Mont St Michel, the bay and the marshlands of "Polders". Also very near to the pretty village of Roz Sur Couesnon and all its services and Pontorson (the "gateway to le Mont St Michel") with its weekly farmers market.

The cottage is in a rural but not isolated area and the beauty of its position is the amount of private, safe and quiet space the cottage has to offer both internally and especially outside. The house is set in its own grounds and offers a very large garden and 2  x 25m² patios. The property also boasts a wonderful, bright and airy conservatory from which you can enjoy watching the local birds and deer whilst having dinner. Plenty of space for relaxing and views from every room of the gardens, meadows and woodlands beyond. A wonderful spot for relaxing and spending time whilst having fantastic access to local amenities and all the popular tourist destinations.

The cottage at Monclaire is well over 100 years old and is built of solid Breton granite. The cottage has been lovingly restored over a number of years by the owners and local trades people.

The conservatory is a wonderful addition built from the tumbled down gable of the original house. This wonderful space is one of the key elements drawing guests to this cottage. This bright and airy space has french doors opening out onto the terrace and lawns and has fabulous views over the private garden and terrace and the 2 hectares of meadow land which surround the cottage. This is a fantastic place to eat your meals around the large family size dining table whilst watching the local wildlife pass by. An array of birds can be heard and seen and the local deer often graze in the meadows. Sometimes you can even see them grazing and playing in the garden. In the conservatory there is also a second sitting area where one can relax and take a l'apero before dinner or watch the wonderful sunsets.

Ground Floor

• Kitchen area - is large and modern and is equipped with usual modern day kitchen equipment. Two sets of double doors lead into the conservatory area and another door leads onto the second terrace and barbecue area at the back of the house.
• Lounge area - has comfortable seating for 5 and is centred around a large wood burning chimmney area. A second door opens up to a private car parking area and driveway. The lounge has sky TV and a DVD and video player. Lots of films and books are available in the bookcase in the conservatory, along with lots of board games etc.

First Floor

• Bedroom 1 - is a twin bedroom which overlooks the lawns, patio, meadows and woodland.
• Bedroom 2 - is a double bedroom and again overlooks the gardens, meadows and woodlands.
• Bedroom 3 - This is a large 17m² mezzanine area with one single bed, wardrobe and draw set.
• Bathroom - with large modern shower cubicle, toilet and sink area, elecric radiator/towel drier and storage cupboard.

About the location

The cottage is well over 100 years old, built in local Breton granite and in a rural location, but within a 2 minute drive to the nearest village of Roz sur Couesnon. The village has a local bar and grocery shop, a butchers and bakers and access to a post office an post box. The nearby towns of Pontorson, 6 kms and Dol-de-Bretagne (12 kms) are busy market towns and both these towns have excellent supermarket and shopping facilities. Dol is a very pretty medieval town and has a very popular Saturday morning market. There are plenty of shops and supermarkets and it is within easy reach of the beaches at Cherreuix. Pontorson is another market town just over the border in Normandy and has a weekly market on Wednesdays.

Pontorson is the gateway to Le Mont St Michel and has lots of shops, bars and restaurants from typical French galettes to wonderful Sicilian seared tuna.

There are many popular towns within approximate a half hour drive. The most popular are those of St Malo with its walled city and easy access to the ferry port. St Malo has some lovely family beaches but also some great beaches for surfing and water sports. Another favourite seaside town is the old victorian town of Dinard which can be reached by boat from St Malo as well as by car. Dinan is an old medeival market town and has many thriving shops and restaurants and some lovely walks down through the old town to the canal and the various bars and restaurants along the canal ways. Both of these lovely seaside towns are surrounded by numerous, long, flat and sandy beaches offering visitors safe swimming and lots of places for refreshment during the long, warm summer days.

Cancale is another popular beach town which has a market every Sunday morning, come rain or shine. From the centre of town you can walk down to the beach front which is lined with various restaurants, bars and in particular seafood restaurants. At one end of th quai you will find a small open market selling fresh oysters and mussels.The beaches in and around cancale are a safe and popular choice for children and adults alike.
