Stone Farmhouse nr St Emilion with Heated Pool & Vineyard Views

Located approx 60 minutes from Bordeaux airport, 45 minutes from Bergerac airport, and less than half a hour from St Emilion, this 18^th century traditional stone farmhouse is set on the gentle slopes of a quiet valley, overlooking open views of rolling vineyards and sunflower fields. South facing and bordered by row upon row of vines, the 3-acre property has a large, private 12 x 5 metre heated swimming pool (exclusive use) and plentiful fruit trees in mature rambling gardens.

The farmhouse is just five minutes south of the Dordogne river and local villages with all daily amenities. Set away from the country road access, and out of view of any neighbours, the spacious accommodation is ideal for a relaxing family holiday, far from the madding crowd, offering a private, tranquil countryside location in comfortable surroundings.

Holiday Accommodation at Coeur des Vignes

The spacious property has 4 large bedrooms (2 en suite), sleeping up to 9 people, with a total of 3 bathrooms upstairs, and an extra WC downstairs. The large kitchen is fully equipped, and two sitting rooms offer cosy and airy seating options. Exposed beams and interior stone walls are some of the original features of the house.

The large mature garden, surrounded by vineyards, offers complete privacy. The 12 x 5 m heated swimming pool has Roman steps with a large shallow 'shelf'. The pool is 1.5m deep throughout, so no diving is allowed.

Ground Floor

• Large eat-in kitchen, newly refurbished, fully fitted with electric hob and oven, microwave, fridge & freezer, dishwasher. Direct access to garden. Stairs leading to first floor.
• Summer Salon, a light, airy living room with access to garden through large French windows.
• Sitting room, with selection of English, French and Italian books, boardgames, puzzles.
• Laundry room with washing machine, additional sink, extra fridge, freezer, iron and ironing board.
• Separate WC (up 4 steps)
• Main central staircase (no balustrade)

First Floor

• Large bedroom with stone wall, with king size bed and en suite bathroom (bath, large shower, basin, bidet & WC)
• Large bedroom with dual aspect views, queen size bed and large en suite bathroom (bath, walk-in shower, basin, bidet & WC)
• Large triple bedroom (with three separate beds)
• Double bedroom with king size bed
• Third bathroom (bath with overhead shower, basin & WC).

All bedrooms are spacious and have lovely views over the valley and vineyards.

All beds will be made up prior to guests' arrival. Bath towels are provided (please bring own pool towels). Travel cot with sheets available for one baby.

Outside

• Large south facing terrace in front of the house for outdoor dining, with large oblong table set under a horse chestnut tree.
• Pool area with separate large patio and views across the tranquil open valley and vineyards.
• 12 x 5 m heated saline filtration pool (exclusive use) has Roman steps and large shallow 'shelf', and full sun exposure all day. Government standard security alarm is fitted, but ALL swimmers should be supervised at ALL TIMES.
• BBQ provided for use on front terrace.
• Mature grounds, sloping and flat areas, with variety of fruit trees (peaches, nectarines, plums, apples, cherries, figs, etc) and large shady trees. More than 3 acres (13,000 sq m) of land, including small sloping field next to driveway.
• Children's play frame with small slide and swing is located on the lawn in front of the house.

About Coubeyrac in Gironde, Aquitaine

The small, quiet hamlet of Coubeyrac is located just south of the Dordogne River (about 5km), in the Entre Deux Mers region of the Gironde.

The picturesque villages of Gensac (4km away) & Pellegrue (5km) have the nearest amenities, with small supermarkets, bakery, butcher, pharmacy, newsagents, post office, cash machine, etc, while larger hypermarkets are easily found at Castillon La Bataille and Ste Foy La Grande.

Apart from being about 50 mins from the centre of culturally rich Bordeaux or less than a couple of hours from the beaches at Arcachon, Coubeyrac is just 15-30 minutes away from many other charming local places of interest including St Emilion, Castillon La Bataille, Bergerac, Ste Foy La Grande and Duras, with their ancient chateaux, medieval architecture, ubiquitous wine tasting, lively markets, varied sightseeing and other attractions. Eastwards, Sarlat La Caneda and environs are a couple of hours drive, while about 90 minutes to the north are Perigueux and Riberac, and also scenic Brantome.

In the heart of the famous Bordeaux wine region, many famous vineyards are nearby, including Cheval Blanc at St Emilion, Chateau Petrus at Pomerol, Chateau Monbazillac at Bergerac and hundreds of known and lesser known vineyards. Just north of Bordeaux, the Medoc is home to several renowned chateaux including Margaux, Latour, Palmer, Lafitte-Rothschild and more. It's a delight just to drive around recognising these big name 'domaines', but while some places require pre-booking if you would like to visit, many of the smaller operations open their doors/gates happily to passers-by.

Throughout the peak summer months, various fêtes and feries take place in the region with brocantes, vide-greniers (both sort of carboot sales/flea markets), night markets, outdoor village dinners and dances, petanque (boules) competitions, fireworks displays and also evening spectacles (shows and performances). In July/Aug, the locally performed al fresco 'Bataille de Castillon', recounting the end of the 100 years war, is not to be missed.
