Perigordine Villa with Heated Pool, Aircon and Stunning Views
"Chez Ashton" is a large modern Perigordine style villa with a heated pool, aircon and WIFI. Extremely well furnished by and for the owners who visit regularly throughout the year when not let. More than just a holiday home it is home from home. Magnificent views of the valley from the large terrace which has plenty of room for all the garden furniture gaz BBQ and table tennis table.
The villa is located in a small hamlet with a handful of houses, private and quiet but not isolated. The Dordogne River and the village of Cenac St Julien are only 3 kilometres away with Domme and the famous medieval market town of Sarlat close by.
Holiday Accommodation at Chez Ashton
“Chez Ashton” recently built in the Perigordine style, is offered for the first time this year. The property with beautifully landscaped gardens, spectacular views, heated swimming pool, air-conditioning in every room, telephone and WIFI, provides everything for a perfect vacation.
The accommodation is on two floors. The internal garage accessed from the hall includes the laundry facilities, washing machine and tumble dryer.
Ground Floor
Off the entrance hall is a large and spacious open plan lounge and kitchen with breakfast bar. There are 3 double french windows that open onto the terrace and 4 windows.
- The kitchen is fully fitted with an integral oven, microwave, fridge and dishwasher. The hob is electric with an extractor fan. There are plenty of fitted cupboards catering for 8 persons.
- The large lounge area has comfortable seating for 8, a 42-inch LCD flat screen HD television with full UK satellite and french reception. A DVD player is also provided.
- The dining area looks out over the terrace, swimming pool and uninterrupted views of the valley.
Also on the ground floor are:
- A cloakroom
- The master bedroom with en-suite bathroom. The large bedroom has double aspect windows parquet flooring aircon and heating. A television is also provided. The size of the double bed is 160 x 200. Bedside tables, chest of drawers and built in wardrobe complete the furnishings. The en-suite bathroom is large with a separate built in shower (not a cubicle) bath, double vanity unit, toilet, bidet and heated towel rail.
First Floor
- There are 3 double bedrooms, one en-suite. All rooms have aircon and heating.
In the first bedroom there are twin beds 90 x 190 and a chest of drawers.
The second bedroom is also twin bedded and has an en-suite bathroom with shower, vanity unit, WC and heated towel rail.
The third bedroom is very spacious and furnished with a double bed 190 x 200.
- The large bathroom has a built in shower, vanity unit, toilet and heated towel rail.
Outside
The 3 french windows in the lounge open onto a large 100 square metre terrace that in turn overlooks the swimming pool, landscaped gardens and valley. Teak table and chairs, sun-beds, 2 large umbrellas and a gas barbeque are provided with a table tennis table.
At each end of the terrace are steps leading down to the heated swimming pool. The heater maintains a temperature of 26C in and out of season. The electrically operated pool cover gives both security when the pool is not in use and helps maintain a constant water temperature. The pool has a Roman end with steps for easy access. There is a terrace round the pool with a shower.
The gardens extend to over half an acre and are well maintained throughout the season.
About La Roque-Gageac in Dordogne, Aquitaine
The property is situated on the outskirts of the village of Cenac St Julian in a small quiet hamlet. Cenac is a large village on the Dordogne with one of the best local markets held on a Tuesday. It also has one of the best bakers in the region with customers travelling from nearby Sarlat. There is a supermarket, garage, 2 doctors surgeries, a pharmacie, 2 butchers, newsagent, florist, wine shop, local farm shop, post office, bank, cafe, 2 restuarants and other amenities.
