Traditional Farmhouse with Stunning Exclusive-Use Pool & Spectacular Views

'A little bit of paradise on earth...'

Magnificent hill-top farmhouse - wonderful 12x6m pool with spectacular views amongst gardens of lavender and roses. Generous south facing terraces and a magical internal courtyard with external staircase - a lovely place to eat. Close to all facilities.

Can be let as one property for 14 people (Les Rochers) but if half is taken (Les Platanes or Les Pruniers), the other half will remain empty, so providing exclusive use of pool and gardens.

Possibility of: - cold meal ready on arrival, birthday cake, special occasion meal, babysitting services, lift from airport...or any other way we can help.

Holiday Accommodation at Les Rochers

Les Rochers is a large stone property, full of original features with 4 double bedrooms, 3 twin bedrooms, 3 bathrooms, 2 large welcoming reception rooms plus one or two other smaller sitting-room areas with plenty of books. In addition there are two bright well-equipped kitchens. The house can therefore comfortably accommodate 14.

The house is approached via a short drive and large double wooden gates lead into the fabulous traditional inner courtyard. This is a cool shaded private and very pretty area for hot summer days and also makes an ideal setting for barbecues and outside dining.

A paved terrace runs down both lengths of the two main wings of the house, taking advantage of the lovely views. The south-facing wing houses:

  • The bright sunny kitchen with electric oven, mixed electric/gas hob, dishwasher and microwave. There are 2 large fridge/freezers.
  • The utility room has 2 washing machines.
  • There is a WC off the utility room.
  • The main sitting room with open fireplace is next to the kitchen and there is:
  • A second fully equipped kitchen with hob, oven and dishwasher and sitting room on the ground floor of the other wing of the property. French doors lead from all these rooms onto the sunny terraces and gardens.

Stairs lead up to:

  • A landing/sitting area on the first floor where there are:
  • 3 double bedrooms and
  • 2 twin bedded rooms.
  • The main bathroom has a bath and separate shower plus a WC.
  • The second bathroom has a shower and WC.

Another flight of stairs leads to the second floor where there are:

  • Two further large bedrooms, one double and one twin, and
  • A shower-room/WC.

The entire house is newly furnished and equipped, whilst retaining traditional farmhouse features. Furnishings are bright and modern which give the property a light and uncluttered feeling, with a wonderful sense of space and comfort  - whilst still providing all that is necessary for a relaxing and truly memorable holiday. About St Martin Laguepie in Tarn-et-Garonne, Midi Pyrenees

La France profonde! - peaceful, rural setting but just a few minutes drive to the bustling, very-French market town of Laguepie. Here you will find restaurants, a pizzeria, cafes, butcher, baker, two supermarkets, hairdresser, pharmacy, banks, post-office, newsagent, cycle-hire and twice weekly market. The railway connects to Toulouse and Figeac. Swimming in the river is popular in summer and there are frequent traditional fetes and night markets.

Nearby are the beautiful bastide villages of Najac , set in a stunning location high above the river Aveyron, and Cordes sur Ciel, with breathtaking views from the top. Albi with its famous cathedral and connections to Toulouse-Lautrec should not be missed - a lovely journey, St Antonin Noble Val where the film Charlotte Gray was made is a beautiful medieval town and a fascinating place to explore. Bruniquel and Penne are two nearby villages dominated by their extraordinary chateaux. This is just a selection from a host of delightful medieval villages and walled towns.

Toulouse or `La Ville Rose ` is the 4th largest city in France with many historically important buildings, art galleries, two splendid cathedrals and museums. At the huge Cite de l`Espace is the Space museum with planetariums and an actual size Ariane 5 rocket.

Most of the villages and towns are visually stunning and offer an abundance of just about every kind of local produce - including wine. Within a short drive there are many vineyards and caves to sample the regional wines, perhaps most notably Gaillac. Some of the regional seasonal village fetes and fairs - often with community meals and fireworks - should not be missed.

The Tarn et Garonne is a beautiful and unspoilt region, where the relaxed pace of life can almost take you back in time. It offers rivers (and watersports), gorges, valleys, natural oak forests, rolling hills and architectural materpieces. It is a holiday destination which can please all tastes - cultural, activity and gastronomic. (a long list of restaurants is available but you will probably discover new ones).

The house is actually situated on the border of three departements (Tarn-et-Garonne, Tarn and Aveyron) and so is an ideal place to explore the different beauty of all three.

How To Get To St Martin Laguepie in Tarn-et-Garonne, South West France

Fly to Toulouse (1 hour 20 mins to house) from Heathrow, Gatwick, Bristol, Birmingham, Manchester etc or to Rodez (from Stansted) and pick up a hire car. The airports are serviced by low-cost airlines. Ferry crossings from Portsmouth or other channel ports - or train to Toulouse and then hire car.

If driving, Laguepie is half an hour from Caussade, junction 59 on the A20/E09

From Caussade drive through St Antonin Noble Val, Lexos and Varen to Laguepie. La Roquette is just a few minutes away - we will send precise instructions.

All prices are per week by bank transfer.

The changeover day is Sunday - generally cheaper flights being available - but (depending on circumstances) other arrangements may be made. Guests may arrive from 4pm, although it may be possible to enjoy the pool and garden before 4pm on request.

The only other charge is £150 security deposit by cheque which will not be cashed unless necessary.

Bath/house towels are provided free of charge but we would ask that you bring pool towels if possible - let us know if this is a problem.

Baby facilities are available on request.

To secure a booking, we would ask for a non-refundable deposit of 25% of the rental price at time of booking. The balance is payable no later than eight weeks before arrival.
