Molles is a glorious example of a Quercy Blanc farmhouse with a totally separate detached cottage set in 30 acres of gardens, orchards & hay meadows leading down to the forest lined banks of the river Lemboulas that form the departmental border of Tarn & Garonne and the Lot. 

Situated 3 kms outside the charming medieval bastide village of Montpezat de Quercy near Cahors, the property comfortably sleeps up to 12 in one twin and five double bedrooms. A covered terrace provides an ideal location for summer cooking and eating. Sun loungers, barbecue and garden furniture are of course provided as is a table tennis table (with bats and balls).

The farmhouse and the cottage have separate garden space both of which lead to the pool - which is security fenced.

We are privileged to live in a very beautiful micro-climate that encourages wild orchids to flourish in the spring and butterflies to abound throughout the summer months - apparently there are over 70 varieties to be spotted... 

A section of the ancient highway (a paved track) from Paris to Toulouse meanders through our woods towards the hidden 13th century church at Saux with its unexpected frescos (20 minutes walk). In the woods one can often glimpse, or find traces of, red squirrels and the local wild boar and roe deer.

Farmhouse

A classic example of a Quercy Blanc Farmhouse built in 1839 with great views over meadows and forest to the Lot, sympathetically renovated to retain its rustic charm.

The Farmhouse accommodation comprises:

Ground Floor

• Entrance Hall
• Sitting Room
• Kitchen/Diner
• Double Bedroom
• Bathroom (with bath and shower) + WC.

First Floor

• Double Bedroom with WC ensuite
• Twin Bedroom
• Bathroom + WC.

All bedrooms and bathrooms are carpeted with wardrobes in each bedroom. The sitting room which has a wood-burning insert, if required, and French & English Satellite TV leads onto a fully-equipped and open plan kitchen/dining area.

Cottage

Formerly the stables, the Cottage has been carefully renovated and furnished to provide an attractive and comfortable dwelling, whilst retaining the charm and ambiance of the original building.

This delightful property comprises:

Ground Floor

• An open plan living and dining area and a well-equipped kitchen
• A WC
• A separate shower room, ideal for after pool use.

The open plan living area is spacious, light and airy, with a wood burning stove for spring, autumn or winter evenings. As well as French and English Satellite TV, there is a large, eclectic library of English books available for your enjoyment.

First Floor

• A further shower room and WC
• Three double bedrooms, each of which is carpeted and furnished with a standard size double bed and wardrobe.

Outside

Covered Veranda - beautifully shaded area on which to relax in the heat of the day or to dine al fresco on the long trestle table.

A large oval swimmming pool (10.5m x 5.5m) is to be found outside surrounded by a security fence that is required under French Law. The pool is for the exclusive use of those who rent Molles, though the owners reserve the right to use it occasionally for themselves and/or if they have friends or family staying.

About the location

The village of Montpezat de Quercy (population 1400) is 5 minutes drive from the property. 

Montpezat  de Quercy is a beautiful medieval bastide village, renowned for its 14th century Collegiale housing 16th century Flemish tapestries and is home to three restaurants and two cafes, as well as a small market on Saturday mornings. The village also boasts a baker, butcher, fruit and vegetable store, small supermarket, pharmacy and two doctors, a dentist, a bank and a post office. The tourist office organises various events during the summer months to entertain both the locals and visitors.

From here you can explore the wonderful medieval towns and villages of the region; cities such as Albi, Cahors or Toulouse and appreciate the very different heritage and culture of this rural corner of SW France. 

The spectacular Aveyron and Tarn gorges are also within easy driving distance for rambling walks and kayaking.

How to get here

Situated just 5 kms from the RN 20 (D820), south of Cahors, we are a full day's drive from the Channel ports and are well served by airports. Toulouse and Brive airports are 60 minutes away whereas airports at Limoges, Bergerac, Rodez and Carcassonne are all within two hours drive.

Full kitchen cooking facilities exist in both the Farmhouse and the Cottage The Farmhouse has Gas Central Heating and a wood-burning insert. The Cottage is heated by electric heaters and a free-standing wood burner.

Other	Day fishing permits can be obtained in the village allowing you to fish in the Lemboulas or at a lake just over a mile away. A golf course is located about 25 minutes away just the other side of Castelnau de Montratier in the Lot. Tennis courts are available for hire on an hourly base in Montpezat de Quercy. Half-day or full day kayakking trips along the spectacular Aveyron valley are available at St -Antonin-Noble-Val which is about half an hour away. Local markets at Caussade (Mon), Cahors (Weds & Sat), Moncuq (Sun) and St-Antonin-Noble-Val (Sun) are highly recommended.

Additional price information

The rental cost is inclusive of electricity and water. Clean bed linen and towels (for house use only) will be provided on a weekly basis. Pool towels are not provided.

€500 Security Deposit is payable on arrival. This will be returned within ten days of departure, depending upon any breakages, damage, additional cleaning, etc.

As they are freestanding dwellings, the Farmhouse and Cottage may be let separately and preferential rates may be arranged for long lets for periods in excess of 4 weeks. Please contact the owners directly with your requirements.
