• Fully equipped kitchen with combined microwave/convector oven/grill (Philips Whirlpool), hot plates, fridge/freezer, dishwasher (electric cooker with four hobs, washing machine and tumble dryer in garage).
• Bedroom 1 - sleeps 2. 1 double bed with small en-suite shower/washbasin/wc
• Bedroom 2 - sleeps 2. mezzanine bedroom with large en-suite bathroom/washbasin/wc
• Bedroom 3 - sleeps 3. 1 double + 1 single folding bed with adjoining shower/wc to share with bedroom 4
• Bedroom 4 - sleeps 4. 2 single beds each with a slide-out bed underneath (trundle beds) with adjoining shower/wc to share with bedroom 3
  
• Terrace of 70 m² on first floor, and paved courtyard in front of house facing south of which 26 sq. meters covered making a summer lounge with tables, chairs, sunloungers
• Lots of cupboard space throughout the house.

•  Kitchen fitted with fridge, hotplates, over/grill, dishwasher, washing machine, tumble dryer, and bar for 3 people  with circular staircase leading to bedroom

The property has complete privacy, faces south and is very sunny.

General info

• Outdoor heated swimming pool 20 m² between the two houses in second paved courtyard
• Central heating throughout, plus English-type electric fires in reception rooms and television room.
• Garden furniture/sun loungers swing available, plus outside dining table for 12 (and smaller additional table if necessary) plus gas barbecue.
• Garage for 1 car and space for 1 car outside garage but inside wall.
• All bed linen and towels are provided, plus place settings for the tables.

About the location

There is a commercial centre with hypermarket and many restaurants (all price ranges from McDonald's and self-service to more select restaurants). The main road to Paris is 1 kilometre away going to Porte d'Orleans or Porte d'Italie which takes only 15/20 minutes by car in off-peak periods. The house is a 3 mile/5 kilometer drive from the nearest station which has a very large free car park. The express train to the centre of Paris takes 30 minutes. (RER line C). It is also possible to go by train in 45 minutes to Eurodisney.

Other	The property has large open spaces in the form of several terraces, including a 26 sq.meter covered terrace with views over the wooded countryside. Taking into account the large number of people that the property can accommodate, these terraces give the possibity to separate into smaller groups for different activities or for quiet reading individually. Many books, magazines and games are availablel in the house, as well as a large collection of videos/DVDs. The house faces full south and has an exceptionally amount of sunshine. A barbecue is available. Children love the 2,000 sq. meter garden (completely enclosed), partly cultivated and partly a treed area. In addition a large woods is within a five minutes' walk from the house where you will meet hikers, horseriders and boules players.  The local tennis courts are within one mile of the house.

Additional price information

• Payment is possible in pounds sterling, euros or dollars, either by cheque or bank transfer
• All prices given are per week but rentals of less than a week are possible

For a group of up to 10 persons

• 2,230€ in July/August/Christmas/Easter:
• 2,060€ in June/September;
• 1,900€ rest of year.

For groups of over 11 to 15 persons,  

• 2,450€ in July/August/Christmas/Easter:
• 2,230€ in June/September;
• 2.060€ rest of year.

For groups of 16 to 20 persons,

• 2.640€ in July/August/Christmas/Easter:
• 2,450€ in June/September,
• 2,230€ rest of year 

•  A guarantee in the form of a reimbursable cheque for 300€ (or equivalent in another currency) is requested to cover any main damage to the property. If the premises are left in an unreasonably dirty/untidy state, an appropriate sum will be deducted to cover any additional housework as necessary. Otherwise, all being well, this amount will be returned to you shortly after your visit
• Possibility to have a changeover date other than Saturday, and to rent for less than a week
• Breakfast, babysitting, cleaning and cooking available on request
