Grandval is a magnificent stone Maison de Maitre of 12th Century origins situated on the edge of a plateau with stunning views to the valley below and plateau beyond. This extremely spacious family villa is situated in its own secluded 5 acre parkland, with beautiful trees, lawns and shrubs. The alarmed pool is 10m x 5m with Roman steps and is built on the edge of a ridge overlooking the valley.

The house has an elegant interior. The 36' salon with high beamed ceilings and stone walls has a magnificent bookcase which fills the entire length of one wall.  Grandval is 5kms from the village of Montaigu de Quercy.

Ground Floor

Large entrance hall with flag stone floor leads to the Baronial style Salon with its beautiful stone fireplace, 15' beamed ceiling and magnificent bookcase.  The room is furnished with a very comfortable sofa and chairs and magnificent medieval style solid oak dining table with Baronial Chandelier above.  French windows lead onto a raised terrace.

Bedroom 1 leads off the study. This magnificent 24' room with beamed ceiling and large open fireplace is furnished with an elegant Edwardian bedroom suite.  Dual aspect windows with lovely views.

Cellar contains the boiler and various other rooms, one of which is the laundry room with a washing machine, tumble drier, sink, freezer and large refridgerators.

Outside

A spacious terrace surrounds the house on 3 sides.  The large SW terrace has beautiful views across the valley.  There is a seating area for alfresco dining with a barbecue and a spectacular pool with alarm built on the edge of the plateau to take advantage of the stunning views. The balconies strategically placed around the house offer shade from the brilliant sun at different hours of the day.

The garden is landscaped with beautiful shrubs, roses, lawns and trees. It also has its own natural Spring.  There is a large area of lawn for games with plenty of shade for relaxing with a cool glass of wine to enjoy the peace and tranquility of Grandval.

About the location

The nearest village is Montaigu de Quercy which is just 5 kilometres away. Here you have all the local shopping facilities you need. Nearby are tennis courts and a large lake for swimming and boating. The lake has a lovely sandy beach.

The market on a Saturday morning is bustling and colourful.  A variety of wonderful local produce is on sale, including cheese, fish, meat, fresh vegetables and fruit.

There are many interesting Bastide towns in the area with narrow winding roads and cobbled streets and townhouses that date to Medieval times. 

During the summer months there are numerous festivals and concerts in almost all the villages and towns.

As you would expect, local restaurants and wines of this area are excellent and very reasonably priced.

Toulouse and Bergerac airport are just 1.5 hours away and the Mediterranean or Atlantic coast can be reached in 3 hours.

Additional price information

• Winter lets available : p.o.a
• The exchange rate applicable will  be determined by the rate obtained by the owner upon presentation and clearance of your cheque or bank transfer.   All bank charges for the account of the guest.
• All prices are per week Saturday 4pm - Saturday 10am and include gas and electricity. 
• Central heating and logs for the fire are an extra cost. 
• Duvets and pillows are provided for all beds.
• The property is cleaned thoroughly before each new arrival. Guests are expected to leave the property in the condition they find it.
• A non refundable deposit of 30% of the rental price is required at the time of booking, 
  with the balance payable two calendar months prior to arrival.  
• On final payment we require a deposit of £850 against damage,
  breakages, or unreasonable cleaning.   The deposit (less deductions if any), 
  will, under normal circumstances, be returned to you within 2 weeks of the end of your holiday.
• Insurance: We strongly advise you to take out full holiday insurance to cover  yourselves, your party, deposit, balance of rental, cost of ferry bookings, train or air fares, even car hire charges - we recommend "all risks" cover. The property owners are not responsible for any injuries or damage to you, your property, your party or visitors however caused.
