'La Mouline' is situated within the village of Grolejac, which itself is situated on the river Dordogne. It is 15 minutes from the medieval town of Sarlat, the bastide town of Domme and Gourdon, making it centrally placed to explore the exquisite Dordogne Valley and the Lot.

'La Mouline' combines rural tranquillity with the convenience of shops, bars and very good restaurants just a stroll away. Both buildings have been lovingly restored by the owners, retaining both charm and character. The barn and the main farmhouse each have their own well equipped kitchen, dining room and living area, and the layout of the property makes it ideal for two or more families to share a holiday, whilst retaining the space, privacy and convenience of separate facilities. The swimming pool area is accessed via a lockable gate (for child safety).

The property rented as one whole unit, containing 8 bedrooms, 4 bathrooms, 6 W.C.'s which are spread over the Main House and The Barn. Sleeps 16 (+ baby). Maid-service, baby-sitting and linen hire are all available.

'La Mouline' is in a lovely corner of Grolejac, with everything at hand, but still quite peaceful. You will find the occasional friendly French neighbour walking past.

The layout of the two houses, makes them suitable for two or more families to share a holiday, whilst at the same time allowing space, privacy and the convenience of separate facilities.

The whole property is looked after by ourselves, ensuring you will find, both houses, pool and gardens scrupulously maintained.

Accommodation detail

The Main House

The entrance hall is on the ground floor of this house, along with a large double bedroom which contains a double bed. This bedroom has an adjoining bathroom which has a full size bath with shower attachment, wash basin and W.C. An oak staircase takes you up to the first floor.

On the first floor you will find a large living room (5.5m x 5m) with inglenook fireplace and wood burning stove, stereo C.D. cassette player, video and T.V. with the Astra satellite system.   The main house is centrally heated.

The dining area contains a table which is capable of seating up to 10 people. This leads onto the kitchen which is extremely well equipped, with plenty of everything required to cater for large parties of people. There is also a dishwasher, fridge, microwave, extra wide hob and excellent double oven with a solar grill. Off from the kitchen is the utility room containing a second fridge/freezer, double sink, washing machine and a W.C.

Also on this floor you will find a very large bedroom containing two very good quality hand-crafted pine single beds, with matching pine furniture. This leads onto an en-suite bathroom containing a shower, wash basin, and W.C. From this bedroom there are double French doors which lead onto a small secluded terrace.

The floor above has three bedrooms, with exposed beams. One room, which is decorated for children, contains two single beds and some toys. The following two bedrooms accessed via the hallway contain double beds. One of which has a view of the rear garden and the valley beyond. Another bathroom with shower, wash basin and W.C. is also to be found on this floor. There is plenty of storage space in all the bedrooms and bathrooms. There is a cot and a high-chair in the house. There is a telephone in the house which receives any calls and local calls can be made. For longer distance calls there is a public phone in the Post Office 100m away.

The Barn

The original purpose of this barn was for drying tobacco and keeping livestock. We have tried to be faithful to the original building, and have thus replaced the air vents purely with glass, creating a light and airy feeling.

The ground floor which is entered via the French doors is tiled throughout using terracotta tiles. You enter into a large vaulted lounge. There is seating and a full-size table tennis table in this room. Optionally the table can be used in the front garden, which is also ideal for boules, badminton, etc., which are all provided.

Two bedrooms are to be found on this floor, one containing bunk beds and another large bedroom containing two single beds. A large bathroom is also on this floor with shower, wash basin and W.C. The washing machine is just off from the bathroom.

The wooden staircase leads you to the large lounge diner, which has an oak balustrade overlooking the lower lounge. There is also a dining table which seats 6. There is another W.C. on this floor plus another bedroom with a double bed. The fully fitted kitchen on this level, with double sink, fridge, gas hob/oven, leads onto the large patio and back garden.

The Garden

As well as having the flat garden at the front, the property also has a back garden which leads off from the patio, which has two mature walnut trees, which provide partial shade. The large stone barbecue, which is built against a rocky outcropping is located between these two trees. In the back garden you will also find a wooden trestle table, which seats up to 16 people. There is plenty of garden furniture on the patio for both houses.The Swimming Pool

The swimming pool is purely for your use i.e. private. It is accessed from the back garden through a lockable gate (for child safety) which leads up to the third garden level. The pool can be found here. It is 9m x 6m with a depth of 1m up to 1.7m. The pool is surrounded by a terraced area, where there are several sun loungers. Placing the pool on this level assures you of maximum sunshine and enchanting views over the valley.

There is a large covered garage for parking your cars. The property is accessed by a small lane, which sees just a couple of cars a day.
There is a small stream ' La Germaine' which runs from the lake down to the river, passing yards from the house and can sometimes be heard from the patio.

Additional price information

The above prices are per week for the whole property. The only extra charge would be, if required, for linen hire, maid service or heating during the low season. All prices are in £ sterling. Changeover day is Saturday.

A deposit of approximately 25% will confirm your booking when received along with your booking form. The 25% deposit under normal circumstances is not refundable, unless we are able to re-book the holiday. You may want to take out insurance against cancellation, ill health etc.

The remaining balance including linen hire if applicable is to be paid for 8 weeks before holiday. At this time we also require an additional £500, this is a returnable security deposit. This will be returned to you immediately after inspection of the property and notwithstanding any damage.

Blankets and pillows are provided, but it is customary for guests to take their own linen. If this is inconvenient, linen hire is available but must be ordered before arrival.

A maid-service is also available for any housework you may want to have done during your holiday. Charge €15 per hour payable at the end of each week of stay. Baby-sitting is also available, again at a charge of €15 an hour.

About the location

The house is situated in the delightful village of Grolejac. Approximately 1 km from the river Dordogne, and only 500m from the 14 hectares swimming/fishing lake. In a wooded setting.

There are 3 good restaurants in the village, a pizzeria and 2 café/bars. These are all within walking distance. 'Le Marais' which is a highly recommended restaurant, is 3 minutes walk from the house, on the edge of the lake. There is a tennis court and post office 100m away.

15 minutes walk in the other direction (towards the river) you will find, a boulangerie/patisserie, a good butcher, selling very local produce, a 'Casino' mini-market, a garage where bicycles for all ages can be hired and a Pizzeria.

At the river you will find the 'Hotel du Pont', where in the restaurant, you can eat fish, caught in the river by the owner. There is also a bar with a pool table here.

The area is well served with a network of foot and cycle paths, enabling you to explore the surrounding countryside. There is a cycle path which begins at the river and goes to Sarlat or a beautiful small village called Aillac.

Also on the riverbank in Grolejac you can hire canoes. If you would like to take a fairly gentle canoe trip, down the river Dordogne. This takes you past picturesque places such as La Roque Gageac and Beynac. Taking a picnic and stopping whenever you like, makes this a delightful way to spend a day.  For golfers there is a superb 9 hole golf course 10 minutes drive away.

Grolejac is on the border of the Dordogne/Perigord and the Lot. Therefore it is centrally situated to explore in all directions. To the south, Gourdon (12km), north is the magnificent mediaeval town of Sarlat (11km) and 15 minutes drive from the house to the west, is the beautiful bastide town of Domme, which is an extremely fine example of these fortified towns. A little further on, La Roque Gageac and Beynac cling to the sandstone cliffs alongside the river. North again and you come to the extraordinary prehistoric sites at Les Eyzies and Lascaux. East from the house is Rocamadour and the Gouffre de Padirac.

This area of Perigord is known as the Perigord Noir due to the dense coverage of oak trees. It also has over 1,200 Chateaux, of which a large number are open to the public.

Rural life is still practised by the majority of inhabitants in the area. Tobacco and walnuts are two of the main local produce. There are wine growing areas within easy reach, which you can also visit.

The Perigord is the gastronomic region of France. Sampling the superb, but very reasonably priced cuisine, is a must. Gastronomy is a way of life here. Local delicacies include Cahor wine. You can see or purchase all of these from one of the many superb local markets, which are well worth a visit. For more general shopping there are several supermarkets around.

'La Mouline' is a very accessible place, making it the ideal base, from which to explore the area. Natural beauty, in the restful surroundings also make it ideal if you prefer a truly relaxing holiday. It's not surprising that after visiting the area for the first time, many people come back year upon year. Some even (like us) decide to buy a home here.
