Spacious Villa with Pool and Views of Hills and Vineyards
The villa is located on the edge of the wine village of Cazedarnes and looks out across the vineyards and surrounding hills. The villa has been renovated to provide excellent facilities that include three bathrooms and a large conservatory that enables guests to appreciate the south facing aspect throughout the year.
The large garden that surrounds the villa has been landscaped to provide outside cooking, shower and toilet facilities and a large enclosed sunbathing area around the pool.
Holiday Accommodation at The Villa
Ground Floor
- Lounge - The large stepped lounge has modern furnishings including two settees, tables and various wall units as well as British Freesat, 32" plasma TV, DVD, video and hi fi facilities with a selection of video-tapes, DVDs and CDs. There is a wall mounted air conditioning/heating unit. A further unit is in the ground floor hall and bedroom area. There is a glass fronted wood burning stove in fireplace for colder months.
- Conservatory - The two double French windows lead into the very large conservatory that runs along the length of the lounge. The conservatory has a large rattan three-piece suite to sit out and appreciate the views in the cooler months. With a plate glass and metal dining suite the conservatory also serves as the breakfast/dining room on the rare occasions guests are not eating outside.
- Kitchen - The large, solid oak fitted kitchen has a circular table and four chairs and is fully equipped with all modern facilities. These include a gas hob and electric fan oven, microwave oven, coffee maker, toaster, mixer, iron, kettle, dishwasher and large American style fridge freezer. The adjoining utility room has a washing machine, tumble dryer and large upright freezer.
- Bedroom 1 – The largest ground floor bedroom with beech furnishings including a king-size bed, bedside cabinets and fitted wardrobe with sliding mirror doors. The ensuite bathroom has a large corner shower, WC and vanity/sink unit.
- Bedroom 2 – This contains two single beds and a single bed settee to accommodate three guests, as well as a wardrobe, chest of drawers and bedside cabinets.
- Bedroom 3 – This has two single beds, wardrobe/drawers and bedside tables. The double French windows open onto the outside patio area.
- Bathroom – Large modern bathroom with bath/shower, vanity/sink unit, mirrored linen cupboard and WC
- Toilet – A separate newly fitted toilet.
First Floor
- Bedroom 4 – The ‘alternative’ main bedroom it has solid pine furniture including king-size bed, wardrobe, dressing table and bedside cabinets. The adjoining balcony provides views over the village and hills. The modern ensuite bathroom has a large corner shower, WC and vanity/sink unit.
- Bedroom 5 – The only single bedroom it contains a single bed, chest of drawers and open clothes rack. Ideal for a younger child or as a nursery.
Outside
- Patio – The large raised patio has an extendable oval hardwood table with six chairs and can seat up to 12 guests. A Large pergola provides dappled shade important in the hot months.
- Pool – the pool measures 8 by 5 metres with a curved, stepped Roman end. The large pool area is surrounded by a tiled wall and a childproof security gate, important where there are toddlers and small children.
- Outside Facilities – These include a summer kitchen (gas barbecue, fridge, preparation and washing up facilities) and enclosed toilet and shower cubicle.
- Garden – The rest of the garden has been landscaped to include shrubbery areas, walkways and an open play area for boules, etc.
- Parking – There is sufficient open parking for up to five cars on the north (shaded) part of the property as well as under the shaded carport. The garage is used by the owners for storage.
About Cessenon Sur Orb in Hérault, Languedoc Roussillon
A car is essential although you can spend some of the time walking in the local hills and valleys that border the River Orb or just relax around the pool.
We chose this Languedoc area because within an hour you have access to some of the more diverse terrains, sites and activities in France. Going south, the village is just 20 miles back from the Mediterranean beaches and 12 miles from Beziers the ‘wine capital’ in Herault, Languedoc. 10 miles north are the Espinouse Mountains that form part of the Languedoc National Park.

How To Get To Cessenon Sur Orb in Hérault, South of France and the Riviera
Travelling from either Perpignan or Montpellier, take the A9 motorway east or west respectively and exit at Beziers Ouest. Turn right at motorway toll exit towards St Pons –D64. Continue until you reach a T-junction and turn left on to the N112 again, towards St Pons. Some 10 kms further is Puisserguier, pass through it but just as you leave the village look for a turning to Cazerdarnes on the right. If you pass the village exit sign and cemetery you have gone too far. Follow the largely single-track road across the plateau for some 5 kms until you reach a valley with Cazerdarnes nestling below. Turn left down the hill until you reach a roundabout next to the Mairie (village hall) and turn right. Look carefully for a turning some 100 metres on and turn right and the villa is the second property on the right.

All prices are per week, Saturday to Saturday. Arrival is after 4pm and departure is by 10 am.
Letting periods and rental prices are negotiable in the low season.
A deposit of 25% is required on booking with the balance due 6 weeks before the start of the holiday. There is a returnable breakages deposit of €375 (£250) required with the final balance.
Prices include final cleaning and linen hire (sheets and towels).
