Beautifully Restored 12th Century Watermill

The Moulin du Roi is a unique property, set on 3 levels in 3 acres of garden bordering a stream. It is a large, comfortable stone house with the appearance of a tower or small castle. The walls are two feet thick and nside the building the rooms are open plan and galleried, with whitewashed walls and quarry tiled floors.

The dining room overlooks the waterfall and fresh water lagoon, ideal for swimming or cooling down in on hot summer days. There are two terraces, one with a brick built barbecue that leads out from the kitchen and tables, chairs and parasols for shaded feasting. Large stone steps lead down to the garden and lagoon. The garden is wonderful and tranquil with two waterfalls and two lagoons, a haven for butterflies and dragonflies.

This property is situated just outside the small village of Campagne sur Aude just 4 kms from Quillan, an hours drive to the Mediterranean beaches and at the foothills of the Pyrenees mountains.

Ground floor

• Kitchen – with dark oak fitted cupboard, sink, fridge-freezer, dishwasher, hob, oven, microwave, grill, toaster and kettle, kitchen plates, glasses and utensils. Opens onto a terrace with barbeque and garden furniture.
• Utility room with washing machine and boiler electricity and fuse box.
• Shower room with toilet, sink and shower.
• Dining room with one wall of exposed stone, galleried with large pine table and 8 chairs, large double windows which overlook the waterfall and lagoon.
• Open plan split-level leading to steps to snug room. Large open fireplace, two comfortable arm chairs.

Stairs to first floor

• Lounge with original millstone set into wall as shelf, with sofa, chairs, CD Player and glass door to front garden.

Second floor

• Bedroom with king size bed, fitted wardrobes, galleried ceiling.
• Bedroom with twin beds, fitted wardrobe, galleried ceiling.
• Bedroom with 2 sets of pine bunk beds - sleeps four children.
• Bathroom with bath, sink and toilet.

Outside

• Wonderful, rural private garden of about 3 acres, mostly wild and sloping with large trees along the riverbank and lagoons. The lagoons range from ankle depth to 4m under the waterfalls.
• Outside brick barbecue.
• Front garden, level with plenty of space for badminton or boules.
• Lounge chairs, tables and parasols can be taken down to the lagoon or shaded terrace.
• Parking room for 4-5 cars

About Campagne Sur Aude in Aude, Languedoc Roussillon

This property is located in a lovely rural area of the Aude approximately 3 kms from the village centre, which has a bar and restaurant, post office, pretty church and shop selling fresh bread. There are also 3 large supermarket 5 minutes from the house. Quillan is close by and has more restaurants, shops, bars, cinema, disco, facilities for tennis and rugby and an open-air pool.

This region of France is nature at its best. From the Pyrenees in the south to the sunny Mediterranean coast in the east there is an incomparable variety of scenery and fascinating towns and villages to discover. Vineyards dominate the whole region and much life revolves around the production of wine. The city of Carcassonne is only 40 minutes away but worth the trip. Just over a 10 minutes drive will take you to the heart of Cathar country with its imposing castles and monasteries such as Montsegur and Queribus. Thermal baths and pools are a short trip away.
