La Metairie Petite (or Small Farm) is a converted farm and associated barn, complete with a traditional Quercy tower. Seclusion and privacy is offered, with the nearest neighbours being located at least 500 metres away. Accessed from a very quiet lane, the property is open to both the surrounding fields and to the access lane. Whilst this environment presents no threat to most children, the Gite is not suitable for those with adventurous toddlers or for those children to whom the open-environment would present a risk. Accordingly, a lower age limit of 6 years is imposed.

This stone built house has an open aspect to the south and west, but is set against trees and woodland on the other sides; consequently, there is an abundance of both sunshine and shade. Patios and terraces join the west elevation of the house with the 10m by 5m swimming pool. Beyond the pool is a large grassed area of about half an acre leading to an old tennis court. Tennis can still be played on the court, and 2 racquets are provided, but the court is not suitable for serious play.

Downstairs

• Large dining-kitchen - fully equipped with gas hob, electric oven, dish washer and microwave, and there are ample work surfaces for food preparation. The dining area seats 8.
• Utility-store room - off the kitchen, with washing machine, large fridge-freezer and storage shelving.
• Corridor-hallway - connects the kitchen with the downstairs WC, the study, the lounge, the main entrances to the house and the stairs to first floor.
• WC - WC and wash basin.
• Study - has writing desk and bookcases with large selection of paperbacks.
• Lounge - has a huge fireplace with wood-burning stove, and wood can be provided at reasonable cost. Lounge seating for 8 is provided, and there is an additional dining area for 6 (8 at a squeeze).

Upstairs

The stairs lead to a first floor hallway from which the shower room and 3 of the 4 bedrooms are accessed. A short flight of steps lead to the 4th bedroom in the tower.

• Bedroom 1 - has a super-king-size 4-poster-bed, plus ensuite shower room with large shower, wash basin and WC.
• Bedrooms 2 & 3 - each has twin beds.
• Tower Room - has a queen-size bed.  Connects to dressing room and en-suite bathroom (bathtub, separate shower, wash basin and WC. 
• Shower room - has a shower cubicle, wash basin and WC.

Facilities

There is ample outdoor seating and lounging furniture, together with parasols and barbecue equipment. The 10 x 5m swimming pool is 1.7m at the deep-end and 1.1m at the shallow-end; roman steps provide easy entry to the pool at the shallow end.  The pool is equipped with a splash alarm.  A pair of ladies/men's mountain bicycles are provided for clients’ use. The tennis court is available for casual play, and 2 racquets are provided. A set of 'Boules' is also provided.

Radio, TV, Video, DVD and CD player are provided in the lounge, and clients can choose from a good range of new and old movies on DVD, which the owner is happy to provide on free loan. Bed linen and towels (including poolside towels) are available at no extra cost.

About the location

Set in the picturesque Lot countryside, this lovely old farmhouse is completely secluded, yet it is only 2km from the delightful medieval market town of Gourdon. This is the perfect location for a holiday - from La Metairie Petite it is easy to explore both the Lot and the Dordogne valleys and visit the many historic and cultural attractions of the region. Alternatively, full advantage can be taken of the facilities on offer at the Gite, where a relaxing holiday can be spent by the pool or playing games in the garden.
