This recently renovated villa is part of a beautiful Charentaise Manor house dating back to the 19C. The stunning pool has been HEATED for 2010 The beautiful house has been sympathetically restored keeping as many original features as possible. It is furnished with a mixture of family antiques, making it an elegant place to relax and unwind. The main house is lived in by the delightful retired French owners who occasionally use the swimming pool. The property is located in a quite remarkable spot dominating the Gironde Estuary and the Medoc beyond and is surrounded by beautiful countryside.

The property is surrounded by 12 hectares of fields (some sloping), which are at the disposition of the guests. The area is calm and exceptional, but is only about 3km from the nearest conveniences of St Fort sur Gironde. St Fort has a wonderful bakers, co-op, general stores and a bar. There is also a small market selling local produce twice weekly. There are good restaurants in near by Mortagne sur Gironde and Port Maubert.

The accommodation comprises:

• Kitchen - is modern and well equipped. There is a cooker, washing machine, dishwasher, microwave, fridge freezer etc. The main feature of the kitchen is a fine example of an ancient bread oven.
• Sitting/Dining room - this is a large room 50m2 and has access to both terraces through large glass doors. It is furnished in country & provincial antique furnishings. The floor has beautiful floor tiles. The stonework of the walls and the huge beams are exposed. There are comfortable armchairs and leather sofa. The superb Charentaise open log fire dominates the room and logs are available if required. For added enjoyment there is also a TV with DVD player (French TV stations only).
• Bedroom 1 - the main bedroom is 23m2 and is on a mezzanine above the sitting room and has its own en suite bathroom with shower. There is a double bed and wardrobe. The room has a beautiful wooden ceiling showing the exposed beams.
• Bedroom 2 - is on the ground floor and is 18m2 with direct access to outside. This room has twin beds and wardrobe. This room is next door to a delightful bathroom where the original stone nest boxes are an attractive feature.
• Bedroom 3 - is 40m2. This room is ideal for children and can double up as a billiard room as there is a French billiard table in this room as well as twin beds and wardrobe.

Outside:

The 'batiment' has two terraces facing both south and southwest; both face the 12mx6m HEATED swimming pool. There is a CD player and a barbecue on the terrace.

About the location

You will find yourself in the beautiful area of the Charente Maritime, which has the second warmest climate in France. Within 30 minutes of the house is the lovely town of Royan, with its long sandy beaches and interesting shops. There is a wonderful food market in Royan. It is open every day except Monday and is extra special on Wednesdays and Sundays. You can also get a ferry across the estuary to the Medoc peninsula from Royan. You can also drive further up the coast and visit the Isle d'Oleron and the Cote Sauvage.
