This traditional stone farmhouse has been beautifully restored and nestles in a river valley, approximately 12 miles to the east of Mansle and 15 miles south of Ruffec. Situated in a rural area in it's own ¾ acre grounds with private pool, the property is surrounded by beautiful countryside and woodlands.  A perfect base to explore this wonderful region and enjoy its superb climate.

This well equipped 4-bed farmhouse is situated in the valley of the River Sonnette, in rural Charente. It will comfortably sleep up to 10 people plus a cot if required. It is 15 miles south of Ruffec and only 30 minutes from the bustling city of Angoulême. It is set back off a country road in a walled courtyard, with the nearest French neighbour approximately 150 yards away. The nearest supermarket is just 10 minutes drive, and there are hypermarkets at Ruffec which is about 20 minutes drive. There is a boulangerie and traditional French bar/restaurant 3-4 minutes away (by car) in Valence, although the owners often cycle there!

Accommodation detail

Downstairs

There are terracotta floor tiles, exposed stone walls and beamed ceilings throughout the ground floor.  Electric wall heaters in all bedrooms.

• Living room with wonderful old original fireplace which holds a wood-burning stove (logs provided!).  There is a TV (free to air British channels), CD/Hi-fi, comfortable sofas, table football and French windows which open out to the rear garden with gravel terrace.
• Kitchen which is well equipped with Belfast sink, dishwasher, gas cooker, microwave and small fridge.  There is a large central island work surface, and a dining table which seats 10 people.
• Laundry with double French style sink, washing machine, upright fridge with freezer section, iron etc.
• Double Bedroom with double bed and en-suite shower room, washbasin and WC.

Upstairs

The spacious bedrooms have been created in the attic area with beamed ceilings throughout.  Stairs from the living room lead onto:

• A spacious landing with bookcase.
• Bathroom with bath and separate shower cubicle, washbasin and WC.
• Main Bedroom, a beautiful room with a king-sized bed, original wooden floor, stone chimney breast, chest of drawers, wardrobe and views of the sunflowers when they are in bloom!
• Large Bedroom with 3 single beds, wardrobe/shelf unit and adjoining door to...
• Double Bedroom with 2 single beds, double futon, and wardrobe/shelf unit.

Outside

• Garden area of ½ acre mainly to grass.
• Pool 10 x 5 metres with underwater lighting with roman steps at shallower end (1.2m) sloping to 1.6m at deepest point.  Terrace area around pool with sun-loungers.  Solar heated poolside shower.  Pool area enclosed and gated.
• Courtyard area with gates which lead to the lane.  Graveled and suitable for boules which are provided.
• Barn which houses garden furniture, Kettle barbecue, table tennis table, logs and yes, Les Hiboux (The Owls)!

All prices are per week, Saturday 4pm-Saturday 10am. Prices are based on 2-10 persons.
