Maison du Lac, an 18th Century renovated farmhouse, is set in its own private grounds of 2 acres with over 500 metres of private shoreline along the magnificent Lac St Pardoux. With its private lakeside beach and shoreline you will find it very impressive.

Maison du Lac is spacious with lovely terraces and beautiful views. Originally built in the 18th Century it has been lovingly restored and upgraded to provide modern amenities whilst keeping the charm and character of an 18th Century farmhouse.

Located in the centre of France nestled in the heart of the Limousin forest here you will find Lac St Pardoux. With its temperate micro-climate and unspoilt countryside blended with the quality of its developments make it a perfect location for all types of holidays, whether you are looking for fun, adventure, sports, sightseeing, local food-wines-culture or just relaxation on your holiday this "secret" area of France can offer it all.

Maison du Lac is situated in a small hamlet just 3kms from the nearest village (St Pardoux) 30 kms from the nearest city (Limoges) and only 8 kms from the nearest autoroute (A20). From any one of the 3 terraces at the rear of the house you have breathtaking views across Lac St Pardoux and the gardens.

Ground floor

• Entrance hallway - with stairs and doorways to Lounge and Kitchen.
• Kitchen - large room with separate utility area. The utility area comprises of dishwasher/washing machine/butler sink and worktops. Kitchen area has French doors leading onto the terrace with expansive views across gardens and lake. Feature fireplace housing an AGA stove, also separate electric cooker. Two fridge/freezers, kettle, cutlery, cooking utensils and crockery. Large dresser with music centre. Work tops and units in farmhouse style.
• Lounge - large room with French doors leading onto terrace, with expansive views across gardens and lake. There is a television and country style 3 piece suite with large sofa. Wood burner set in a large feature fireplace (with bread oven). Terracotta floor and original beamed ceilings.
• Shower room/WC - with access from the terrace. Free standing shower with door enclosure, wc and washbasin.

First floor

• Bedroom 1 - double bed, wardrobe, bedside tables with lamps, window with views over lake.
• Bedroom 2 - double bed, wardrobe, bedside tables with lamps, window with views over lake.
• Bedroom 3 - single bed, bedside table with lamp, chest drawers, window overlooking front private courtyard. (Plenty of room for extra single bed if required)
• Bedroom 4 - two single beds, bedside tables with lamps, wardrobe, window overlooking front private courtyard.
• Bathroom - bath with shower over, wash hand basin, WC, mirror and heated towel rack. Window overlooking lake.

First floor landing area has large built in wardrobe/storage space if required.

Second floor

• Bedroom 5 - double bed, wardrobe, bedside tables with lamps, velux windows and exposed beams.
• Bedroom 6 - four single beds, bedside tables with lamps, velux windows and exposed beams. (For use from a single to a quadrouple room).
• Shower room - free standing shower with door enclosure, wash hand basin, wc, mirror and heated towel rack. Velux window.

Grounds

Private front courtyard with parking for at least 6 cars. Front courtyard has grassed banks with shrubs, trees and vines. Large barns, one attached to house and one independent. Natural spring water well, completely covered with hand pump and trough.

Side garden with apple, pear and peach trees and washing line. Very large lawned rear garden gently sloping down to the lake.

Rear garden has laurel bushes, trees and shrubbery and access to private beach area. Three tier terrace at the rear which includes: breakfast terrace, sunbathing/relaxing terrace and barbecue terrace complete with patio furniture and gas barbecue.

About the location

The surrounding area is mainly made up of small villages and towns which can offer an array of markets, local gastronomy, archaeological sites, gothic castles and fortified churches. Throughout the summer there are many events and festivals taking place at the local villages which include classic car rallies, music festivals, arts and literature festivals, flea markets and spectacular firework displays. The Centre de la Memoire at Oradour sur Glane is also nearby (approximately 40 minuets by car). The Centre de la Memoire is a martyr village which reflects the occupation of France in WWII .

The global capital for ceramics (porcelain, enamel), Limoges, is only 30 kms away. Limoges is a blend of the old and the new with its old quarters, all modern shopping facilities, museums, aquarium and central food markets.

Also to be found in the surrounding area is: Route Haut Limousin, a pre-planned and mapped route for cars which takes you to all the areas main beauty spots and places of interest whilst driving through beautiful open and rolling countryside: Route Richard Lionheart, takes you back in time along a route with grand chateaux both in state of ruin and that have been restored.
