Lou Pin dei Sace is a beautifully converted old farmhouse on 2.5 acres of olive groves and gardens. With the garden cottage the property will sleep twelve people. It is situated on 2.5 acres of olive groves and lawns.

A swimming pool is set on a terrace with a stunning, uninterrupted view though the forest, with mountains in the distance. The newly built summer kitchen is under a high vaulted roof, and is adjacent to the specially constructed boule court, a magical setting for a game or two on a summer's evening, with a glass of chilled local rose from Val d'Iris, ten minutes away.

Accommodation detail

Ground Floor

• Kitchen - completely re-done last year, with old provencal tiles and a double bowl marble sink discovered in a field in L'Isle sur La Sorgue but with modern units gathered around a Lagrange range cooker (double oven), fridge and dishwasher.
• Living/Dining Room - open-plan room one big leading to the summer kitchen terrace, with chairs and a sofa facing the original fire-place, next to it is a television, video, DVD/CD player with additional speakers in the inside kitchen and in the summer kitchen. There is a satellite enabling the viewing of all five UK terrestrial channels, CNN and many, many others, plus dozens of UK and world radio stations.

First Floor

• Bedroom 1 - with it own ensuite bathroom (bath with separate shower) and balcony with exceptional views towards the Esterel Mountains, it has a double bed.
• Bedroom 2 - with twin beds across the hall from a separate WC and a bathroom, with bidet.
• Bedroom 3 - another double bed and a view over the swimming pool and forest. The third bathroom is adjacent, again with a bath and separate shower and the foot of a stair-case leading to bedroom 4.
• Bedroom 4 - twin-bedded, under the roof with views on all sides of the house (perfect for two children with their parents just below in bedroom 3).

Summer Kitchen

It has seating around a large, raised fire-place (ideal for Spring and Autumn evenings). There is a gas barbecue, two gas rings, a dish-washer, a fridge and an old stone sink on one side.

In front of this twelve can sit around a very large marble table (one theory is that the table comes from the green-house of a grand chateau/another is that it was a working table in a fish market).

All this is under a high roof, with ancient tiles. Sheltered from the heat of the sun but open to all the breeze, ideal when preparing, cooking and eating in the open-air.

The utility room on one side of the summer kitchen structure has a washer and drier as well as a microwave oven and a coffin freezer, for ice cream and quickly chilling that extra bottle or two when demand looks like out-running supply.

Outside

Swimming pool terrace, partly shaded by old willows. There is a large dining table and chairs and loungers, the pool is 11m x 6m.

Beautifully kept garden with flowers and olives. There is ample room for parking 4 cars.

About the location

The property is a five minute drive outside the medieval village of Seillans, one of the perched villages in the foothills some thirty minutes from Frejus, the nearest town on the Cote D'Azur. The village is just fifty minutes from Nice Airport, it would take thirty-five minutes to park beside the old harbour in Cannes or in the parking place for the famous covered Forville market. A wonderful mix of being in the French countryside while close to the beaches, bars and restaurants of the Riviera.

Seillans itself is described as one of the most beautiful villages in Provence; excellent restaurants, a wonderful butcher and, from last year, its very own cash-point at the Post Office next door to the Bar Charlot. Across the road from the bar is the boulangerie for perfect croissants and a choice of breads, and two doors from that is the newsagent where the same day's Daily Telegraph or Times or Herald Tribune can be bought.
