The 200-year-old farmhouse is set in a beautiful wooded area on a ridge with views in all directions and only two other houses in the hamlet. The property has 5 acres of land, a sympathetically restored farmhouse, an unusually large 15 by 6 metre pool with two motion detector alarms and a professional all weather tennis court. While only a few minutes' drive from the village containing all the amenities and a bastide town with even more, it is quiet, peaceful and perfect for a family holiday.

Holiday Accommodation at Peyrelevade

Ground Floor

  • Kitchen with exposed stone walls, including the original stone sink set into an alcove, and a large beamed fireplace with a wood-burning stove. The terracotta-tiled floor has an interesting star-shaped oak inset, and the table in the middle of the room has seating for eight. There is a double stainless steel sink, gas hob with electric fan oven under, dishwasher and two fridge freezers. There are fitted pine cupboards and an antique dresser. A bookcase holds a selection of children's books and assorted games. There is a good selection of reading material for grown-ups.
  • Sitting room – a light room with a chestnut floor and rugs, containing two sofas, with windows to the front and double doors opening up onto the terrace at the back. Chess set and backgammon available.

Wooden stairs with open treads lead up to the landing. All floors on the first floor are wooden.

No smoking inside the house.

First Floor

  • Main bedroom – a large room containing a double bed, wardrobe and two chests of drawers. It has sloping ceilings and the original windows front and back. There is a child's sofa bed, and a cot is available on request.
  • Bedroom 2 – with a double bed, wardrobe, bedside table and chest of drawers.
  • Bedroom 3 – with bunk beds and small chest with drawers. Additional chest of drawers on landing.
  • Bathroom – with bath and shower attachment, WC and hand basin.

Annexe

  • Storage area
  • Utility room with sink and washing machine, large shower room with WC and hand basin,
  • Mezzanine sleeping area (restricted height) with single beds. Not suitable for adults.

Pool, Tennis Court and Garden

The pool is 15m x 6m, with steps across the width of the shallow end. It has a double filtration system and automatic chlorinator. It is maintained by a visiting agent. It is paved on all four sides, with additional decking along two sides, and has loungers, two teak steamer chairs, a small table, chairs and a parasol.

The tennis court has been refurbished and has spectacular views. Professional tennis racquets and balls are not provided, although there are some spare racquets, including ones for children, and a number of balls available. Keen players should bring their own, along with appropriate footwear.

There is a terrace at the back of the house with fantastic views over the valley. It has an extendable wooden table with eight wooden chairs, an umbrella and a barbecue.

The garden is mostly grassed with some shrubs around the pool area and at the side of the barn. There are some children's games (badminton, volleyball, giant Snakes and Ladders), which can be set up on the grass beyond the terrace.

Many kinds of butterflies and moths have been seen including "Marbled Whites, Swallowtails, Six Spotted Burnetts and various Fratilleries, and many more", along with birds of prey "Honey Buzzards, Short-toed Eagles, Hobbies, Common Buzzards, Sparrowhawks, Montagu's Harrier". The occasional Cirl Bunting has been seen, along with numerous swallows which dip down to the surface of the pool. The distinctive call of the cuckoo can be heard in the spring.

There is a large, open attached barn for parking.

About Sauveterre La Lemance in Lot-et-Garonne, Aquitaine

The house is 5 minutes' drive from Sauveterre-la-Lemance (Lot et Garonne) where a boulangerie, butcher, grocery shop, chemist, filling station, garage, post office, Museum of Prehistory, station, several bars and an internet cafe are located. It is 9 minutes' drive from Villefranche-du-Perigord (Dordogne), a 13th century bastide town with restaurants, cafes, 2 butchers, 2 boulangeries, mini supermarket, a chemist, ATM, bank, filling station, weekly market and tourist information office.

How To Get To Sauveterre La Lemance in Lot-et-Garonne, South West France

The property is about  35 km NW of Cahors.

Plane  Bordeaux and Toulouse airports are about 1hr 45min away with daily scheduled flights from London Gatwick & other UK airports,  & Paris Orly. Bergerac airport is served by some of the low-cost airlines and is about an hour's drive away.

Train  The nearest TGV (high speed train) is Bordeaux . Motorail is possible to Brive (1hr 30min). Our closest mainline station is Monsempron Libos and there are local stations at Sauveterre la Lemance & Villefranche du Perigord.

Ferry/Eurotunnel/Road  A wide choice exists but the closest ferry port is St Malo (5hrs), the furthest Calais (8-9hrs). The A20 from south of Paris, exiting J57, is the most direct route, but a more leisurely option is to travel across country with a good map.

Saturday 5pm until Saturday 10am.

The house is let on a self-catering basis, including bed linen, bath towels and tea towels but no swimming towels, tennis racquets or balls.

Please note: a 25% non-refundable deposit  is required on booking, the balance being payable 8 weeks before arrival. There is also a security deposit of £150 per week booked, which will be returned in full within two weeks following departure, subject to any damage being found or extra cleaning required, above what is considered normal. Please ensure that you take out comprehensive travel insurance, which includes appropriate cancellation cover.
