This immaculate and well equipped property is set in a rural location, yet only 3 kilometres from the Roman market town of Saintes which offers a full range of facilities, including shops, bars and restaurants. Nearby attractions include Cognac, Royan, La Rochelle, Ile d'Oleron, and a wildlife park at La Palmyre. The beaches of the Atlantic coast are only a thirty minute drive away.

There is an 18 hole golf course approximately 1.5 kilometres away and an equestrian centre within walking distance.

Accommodation includes:

• A fully equipped kitchen diner, including dishwasher, fridge-freezer and microwave, which opens out onto the front patio area which has a built-in barbecue for use during those long summer afternoons and evenings. An electric canopy provides shade.
• A spacious lounge/dining room, which has a settee, television, and dining table, opens out onto the secluded pool terrace.
• A bathroom has both bath and shower, with separate WC.
• Utility room with washing machine, airer, iron and board.
• 3 double bedrooms, 2 with double beds looking out onto the pool area, and one with 2 single beds. All rooms have plenty of cupboard space. There is also a folding bed if required.

The pavilion-style villa is centrally heated, and also has a wood-burning stove, and is available for rent all year round. It has tiled floors throughout and has recently been furnished with new furniture.

There are patio/terrace areas to the front and rear of the property and the gardens are well established. There is an enclosed 'winter' patio area for use in inclement weather.

There is also a secluded pool terrace with a large patio and eating area at the rear of the property, equipped with patio furniture and solar shower. The pool is 10 metres by 5 metres, and will have a pool alarm fitted by the 2005 summer season, providing extra peace of mind for parents.

Ample parking is available.

Bed linen and towels can be provided at an extra charge if required. Please bring your own beach towels.

About the location

Saintes is on the river Charente and is on the pilgrim route for Santiago de Compostella. There is a Roman Amphitheatre, a Roman arch and other Roman remains. The centre of the town has been pedestrianised, and there are plenty of bars and cafes to sit in and watch the world go by.

Cognac is a beautiful small town, famous for its distilleries.

The historic port and beautiful seaside town of La Rochelle has a sea life centre, and is reported to be the biggest yachting centre on France's Atlantic coast.

Royan is a modern chic seaside resort favoured by the Parisiens. It has five sandy beaches. The famous wildlife park at Palmyre is 10km away.

Ile d'Oleron, connected to the mainland by road is very popular with its sandy beaches and pine forest. It is famous for its moules and oysters.

Angouleme is a large cathedral town with a large shopping area.

The port of Bordeaux is the centre of the famous wine growing region.

The medieval town of St Emillion is famous for its wine and vineyards, its monolithic church, and is a perfect place to visit.

How to get here

Nearest airports are La Rochelle, Bordeaux, Bergerac and Limoges. Approximately 6-7 hours drive from the western channel ports.
