17th Century Provençal Stone Farmhouse with Pool

Mouilly V is a charming character property located in one of the most prestigious areas of the Southern Luberon (The Golden Triangle) in Provence near the village of Cucuron which is situated in the foothills of the Grand Luberon mountains. It is 35 minutes north of Aix-en-Provence, 50 minutes north from Marignane airport at Marseilles, and 55 minutes from Avignon.

Mouilly V, which dates from the 17th century is one of the oldest properties in the neighbourhood, is not isolated and is situated on a farming road where vines, cherries and melons are grown. It is discreetly tucked in lush gardens behind high hedges for privacy and affords lovely views.

Holiday Accommodation at Mouilly V

The farmhouse itself is built of local 'living' stone (Southern aspect) on three levels giving a total habitable surface of approximately 145-150 square metres and is enclosed in cultivated gardens of approximately 3000 metres. The former owners restored Mouilly V for year round living and thus honoured the long tradition of Mediterranean building which affords maximum protection in both summer and winter by leaving the northern side of the house principally closed. This means a house so cool in the summer it feels air-conditioned and so warm in the winter that fuel expenses are low. To maximise these benefits Mouilly V has been discreetly double glazed and roof-insulated.

The property comprises:

Ground Floor

  • Long salon, the northern wall of which is a fireplace on the lowest level of the house giving onto a wide terrace next to vines. Five steps up there is:
  • Dining room with plaster and lathe beamed ceiling.
  • Kitchen , fully equipped separate room, provence style (with warm hand-baked Salerne tiles)
  • Shower room with WC, sink, washing machine.
  • Cellar, a small adjoining area housing pumps, gas central heating boilers, electrical boxes, computerised automatic watering system etc. On this level there is also:

There is an outside covered terrace which the owners use for outdoor dining summer and winter and a storage annex next to the salon.

Upstairs

From a landing across the kitchen there is a winding staircase which leads upstairs to:

  • Three double bedrooms. An 18th century outside stairwell gives onto the largest bedroom and leads down to one of the front terraces of the house.

The Gardens

The front garden boasts a courtyard, three terraces, a stone pergola in lavender gardens, lawns, old shady oak trees, umbrella pines, cypresses, a few olive trees, a wealth of mature bushes and walled gardens of santalina, rosemary, herbs, roses, hollyhocks, flowering plants and an old well.

In the back garden there is a 8 x 4m swimming pool with a sun terrace surrounding, the poolhouse, outdoor shower and more lush walled gardens and rockeries, Apricot, Cherry, Figs, Almonds and Olive trees, a strip of delightful secluded lawns and a gas cistern hidden by shrubs. The garden is on a computerised drip and overhead watering system.
