Scaer near Quimper, France. € 225,000.00 (Approx. £192,308))
The Old Mill house is a lovely traditional stone building, currently renovated on two floors to provide one large bedroom and en suite bathroom, and one large open plan living/dining/sitting room. It has lovely views over it's two lakes (one large, approx 800 cubic metres and one smaller, about 1/10 of the size) in approx 1hectare of land (over 2 acres). The grounds have a mill stream, private driveway, sandpit, 16m by 6m barn (on 2 floors) and new tree planting.
This property has great potential for a further two properties as well (subject to relevant planning applications - they would be replacements for homes still on the local plan could be yours for the price of the house as it currently is). This house currently has one large bedroom on the top floor, and one large open plan kitchen/dining/sitting room on the ground floor. There is a large barn connected which could be used to enlarge this house, subject to planning.
Representing a huge bargain at existing value, but with potential for three houses, this property in itself is easily worth its asking price. There are very few homes that come up for sale with their own lake in private grounds at this price level.
The home has a large 8.8m x 5.85m open plan living/kitchen diner (this being over 27ft x 18ft) which includes a built-in kitchen, woodburner, and boiler system (sized for extending the property) on the ground floor and a huge 5.85m x 3.55m bathroom ensuite to a 5.85m x 5.15m bedroom on the first floor accessed by a large open staircase.
The property has two access points to this living area, one to the barn which currently is garage and storage (16m x 6m approx) and another to the south where there is a modest southerly suntrap garden framed by a sloe hedge.
The house has two further lower floors accessed by a separate entrance these floors are not currently in living condition but were formerly the Mill workings (most still there) and the granary rooms, this space includes a traditional cider press and well for private water supply (though state water and water meter is also connected).
The Private driveway comes off of a quiet rural road between Scaer (4km) and Chateauneuf du Faou (20 mins) and the property is located on the edge of the Montagnes Noires which are the hills rising into central Brittany from Finistere.
Steeped in Druidical pre Roman history, this area of Finistere is littered with Menhirs of various sorts, a true representation of Asterix country.
Avoiding the main crush of tourist Brittany in the summer by being sufficiently of the coast , the local bustling market town (Saturdays) is on the "Route de Paintres" and has regular art exhibition from the artistic community in the town and at other local "Salles des Expo" such as at Domaine de Trevarez, where the UK attempted their first precision bombing, some years ago (it is rumoured correct wing, wrong chateau) which is now an upscale park and art gallery with restaurant etc.
The Regional Capital, Quimper, is located around 20 mins away, and has a beautiful canal running through it, as well as a fabulous covered market and great shopping and restaurants. Benodet is a sailor's paradise. It is a lovely town where you can eat or shop, or take a ferry to Quimper. Pont Aven and Concarneau are two equally beautiful cities with much to offer the day visitor. There are numerous sandy beaches nearby, many with parking, cafes and playgrounds for children.
