The area is dominated by the sacred Catalan mountain (Mt Canigou). The house has uninterupted views of the Canigou and surrounding countryside. There is a feeling of enjoying a country lifestyle yet with all services close at hand. The Mediterranean is less than 1 hour drive and the nearest ski station is approx 30 minutes drive. « Green Tourism » (walking, bird-watching etc) is well established in the area.

Outside living:
The house is approached via automated gates to a low maintenance 1100m² garden. The Canal d'Arrosage passes the property and summer water for irrigation is permitted every 10 days. The garden and lawn area has a comprehensive watering system installed. Prominant is the in-ground, solid construction, swimming pool measuring 5m x 10m. To enhance the outdoor lifestyle, there are large areas of paved terrace (automated sun canopy) and a pizza/bread oven. There is a garage ample in size for one car (internal access to the house).
Indoor living:
The house is entered through a 40m² conservatory (built in 1999).
- Kitchen, dining and lounges are configured in a very large open plan 'U' shape. The kitchen is tiled and has natural wooden joinery. Electrical appliances include a cook top with extractor hood (peninsula bench) eye-level oven and dishwasher, all of top brands. There is a walk-in pantry/laundry off the kitchen. The dining/lounge area is very bright with a total of five double windows. There is a large feature fireplace. The downstairs is serviced by a WC off the lounge.
The upstairs has laminate wood flooring throughout and accommodates
- Three double bedrooms - the master bedroom has an en-suite bathroom/dressing room. There is a built-in wardrobe in Bedroom 2 and in bedroom 3 the wardrobe has been converted to a corner study. Other storage space comes in the form of a walk-in cupboard and full wall built-in cupboards at the 2nd level of the conservatory.

Services:
The house has a very efficient central heating system which is oil-fired. There is an open fire in the lounge and an enclosed wood burner in the conservatory. Cooking is all electric.
Income:
The house is in it's second year as an operating "Chambre d'Hote". A room with en-suite at the rear of the property has been used for this purpose. Further potential exists for converting more of the house for this purpose if desired. The local tourist offices at Corneilla de Conflent, Villefranche de Conflent and Prades are good sources of clients, as well as road signs along the main tourist route towards Vernet Les Bains.
