Situated on the periphery of Laboutarie, a small village approximately 50 mins east of Toulouse and 7 km west of Realmont. Built in 1996, the property has 200+ sq.mts. of living space, a rear terrace with barbecue, ample parking and gardens front and rear, the whole totally fenced.

The property is at the end of a small « chemin », Impasse des Fleurs. There are two metal double size rolling gates, leading to the front and rear of the villa respectively. It is almost entirely surrounded by agricultural land (this year planted with sunflowers), which is « non-constructible ».

The house is basically on two levels.

To the left of the hall is the fully fitted main kitchen. A french window leads on to the front terrace.

The land to the rear, approx 260 sq mts has a very productive vegetable garden with a few fruit trees and parking area, giving enough space to install a swimming pool. The well water is piped underground from the front garden with adequate pressure. A small terrace and barbecue with a door and hall into the main house.

At the front through the electrically operated gate are flower beds and a tiled terrace and gravel parking. The garden consists of flower beds, shrubs and fruit trees, including apple, pear, cherry, peach, mirabelle, plum, quince, and of course, vines for table grapes. The well is situated within the front garden, with underground piping to water the rear garden.

In all this is a most attractive spacious villa. No expense has been spared in the construction and installations,which is reflected in the choice of underfloor heating, doubled glazed, metal coated white windows and doors throughout, where necessary secured by elecrtically operated metal shutters.
