The house is approximately one hour from the nearest beaches of the Mediterranean and one hour from the ski slopes. The nearest airport at Perpignan is 45 minutes away.

The accommodation comprises:

Ground Floor

Enter from the large, sheltered, east facing patio straight into the sitting room and dining area (approx. 36.5m2) which runs the length of the house. At the other end are French windows leading  onto the west facing terrace which has a small plunge pool and steps leading down to the garden. Separating the lounge and dining area is an open stairway leading up to a gallery which overlooks the sitting room. The sitting room/dining area has three radiators (electric central heating) and a wood burning stove.

The kitchen ( approx 9m2) is off the dining area and a large breakfast bar links the two rooms. It is equipped with a double sink, fridge/freezer, washing machine and built in combined gas/electric hob with electric oven.  Thick walls and tiled floor means that it is cool in the summer months and warm in winter.

To the right of the front door is a door to a small hallway leading to the large downstairs double bedroom (approx 16.5m2), bathroom (approx 4.5m2) and utility room (approx3m2). The bathroom has a bath and toilet.  The utility room has basic shelving and houses the electric water heater for downstairs and a sink.

First Floor

Leading off the gallery is a single bedroom/study (6.5m2) with a built in window seat and a wonderful view of the ruined castle of Sabordas. To the right of the gallery is a small hall leading to the two double bedrooms and bathroom (7.m2) which is located between the two bedrooms. The double bedroom (9.5m2) overlooking the front terrace also has views of the castle and looks out over the hamlet of La Vilasse. The other double bedroom  (11m2) has its own south facing balcony which overlooks the terrace and has panoramic views of the mountains.

Basement/Garage

A large garage runs the length of the house from a car port at the front to a cave leading to the garden at the back.  In another cave off the garage is a deep well with a pump which may be used for watering the garden or filling the plunge pool. The garage is a large underused space which has much potential. Presently it is used for storage and the pump and filter for the plunge pool are located here.  It has water and electricity and is separate from the house. 

Garden

The cave at the back of the garage leads directly to a small area where there is a wood store and a barbeque and from there steps leading down to the large garden (approx 1000m2).  The garden is secluded with many trees providing plenty of shaded areas. 

 

This house is on different levels and photos simply cannot capture its charm.
