The house is surrounded by total tranquility in the middle of a beautiful fenced in park of 2.71 acres (11.000m²) and is composed of pine- and fir-needle trees perfuming the air. There is also an orchard with ca. 15 trees (figs, cherries, apples, peaches, kaki fruits, plums, pears etc.). Several exotic trees and plants exist due of the mild climate. It is this unique combination that gives the park it’s charm.
Within minutes by car one can reach the center of the small town of Fumel (ca. 9000 inhabitants) or one of the multiple supermarkets around Fumel.
The whole region of S/W France is very popular with tourists but not only tourists! There are many British, Dutch and other northern Europeans who have settled here and even some Chinese, Australians and Americans.
Why? Because the land is spacious. Therefore no noise, the air quality is excellent and the sun shines! And all this with the comfort of the French culture and gastronomy! (Bordeaux wines among others and the famous "foie gras" of S/W France). There are no traffic or parking problems. You are living amidst the most marvellous old medieval villages and castles (the most famous: Chateau des Milandes where Josephine Baker lived. Also Fumel has its old castle called "Bonaguil" which was visited by Lawrence of Arabia and even relics of the Roman empire (Villa Scopia near Agen).
Renting the first floor of the villa in July and/or August with accommodations for 8 people (4 bedrooms) can easily pay for all the expenses of the propriety. Question: "But is it not a lot of work to care of an area of 2.71 acres (11.000m²)?" Answer: "Interestingly enough it is not ! Half of the park consists of forest where there is nothing to do yet it gives the perfect beauty and privacy."

Living-space 140m², private entry. Large kitchen totally equipped with table-ware and all kitchen utensils for 8 persons. Large bathroom, separate toilet. Spacious entrance hall.
Accommodations for 8 people: 3 bedrooms with double beds, 1 bedroom with 2 single beds. Closet for cleaning materials. Big living- and dining-room with open fire-place and TV. Both with extensive sliding doors in glass giving way to a spacious romantic terrace with shade, garden furniture and lightening, ideal for outdoor dining. There is an outer staircase to the balcony and the private entry of the house on the first floor. A second staircase on the balcony leads directly to the swimming-pool, the private parking space, the park and a comfortable wash-house where the entire laundry is ranged with an adjacent storage room organized like an American wardrobe.
This floor is totally independent and could be easily rentend for summer guests in July and/or August. Guests can enjoy the marvellous scenery and the good air of the pine trees in absolute calmness.
2 advantages for the owner:
1. He disposes of the 140m² of the first floor for almost 11 months of the year if he rents only in July and / or August (mostly 1 or 2 weeks per family).
2. A rent of only 5 weeks per year for example could easily pay all the expenses of the property. (Heating, electricity, taxes etc.).

Big garage, several summer-houses for gardening tools, bicycles etc. as well as a wash-house with adjacent separate storage room as already mentioned above.
Only one hour by car to the small Airport of Bergerac where Ryan Air organizes cheap daily flights to Belgium and England.
1.45 h by car to Bordeaux or Toulouse Airport. 45 minutes by car to Agen and from there 3.30h by TGV train to Paris.
Within 2 to 3 hours by car one reaches the Mediterranean, the Atlantic or the Pyrenees for skiing.
