Main House

The main house offers, on the ground floor, a generously proportioned living space comprising of a living room, dining room/office, large kitchen/diner and separate downstairs WC. On the first floor 3 large, double bedrooms, the master with an en-suite shower room and a further separate large bathroom. All windows and doors have been replaced with wooden double-glazed units that are in keeping with the original ones. The interior has to be seen to appreciate the quality and standard of the finish.

Garden (600m²) The terrace leads to a large, stone-chipped parking area and the garden, laid mainly to lawn but it also has a small vegetable patch.

Two Gites

Both gites are 150 years old stone houses with slate roofs and have been renovated by the same team of French artisans in a similar style to the main house.
 
Gite No 1: 
  • 120M² of living space plus a 25² tiled patio and a small lawned garden.
  • To be sold fully furnished and fully equipped.
  • They are both “ready to go” and can be rented out straight away..

Gite 2: 
  • The cottage offers 90m² of living space plus a 12m² utility room, a 30m² fully tiled balcony, a 25m² tiled patio which leads to a small lawned garden.
  • To be sold fully furnished and equipped and “ready to go”.
  • The tiled lounge/dining area (30m²), boasting the original beams and the back wall oozing character with its attractive original stonework, is beautifully furnished with a comfortable 3-piece suite and a dining area seating four. The fireplace, designed especially for the house contains a wood-burning stove. There is a TV with English/French channels, a DVD player and a stereo system.
  • The kitchen area , which features an excellent bespoke kitchen which was designed & built by a specialist French firm, offers a full-size oven, fridge, microwave with integrated grill and dishwasher. A separate freezer and washing machine are housed in the adjoining, tiled, utility room. The kitchen is well equipped with a full range of cooking utensils and Le Creuset saucepans and casseroles.
  • The first floor is tiled to a high standard throughout and comprises a light twin-bedroom and a bathroom. The bathroom contains a shower cubicle, WC and washbasin. There is also a large, airy landing.
  • A door from the landing opens out onto a beautiful tiled balcony, Built over the garage, the balcony extends in both directions, making it very spacious with stunning views over the polders to the Mont St Michel and further to Avranches and the Cherbourg Peninsula.
  • All rooms have convector radiators installed.
  • Outside there are further views of the polders and the Mont St Michel, surrounded by the sea. There is a sunny patio area which is south-facing which leads to a small enclosed, lawned, garden surrounded by flower beds.
  • The former garage under the balcony provides lots of storage space. There is also off-road parking.
  • There is also a stone lean-to which has been converted and now houses the electricity meters, rubbish bins and wood for the wood-burners.
The cottages come with a large, detached, piece of land which at present is grassed. It would however be ideal to use as an orchard or even for grazing sheep and/or goats if you so wished.
 
We are giving up the gite business because of ill-health, and for this reason would prefer to sell our house and the two gites as a going concern, but would consider selling the main house separately. We would then sell the cottages together.
 

The Area

In a peaceful but not isolated location, the cottage is 0,7Km from the village of Roz, 6Kms from Pontorson, 12Kms from Dol de Bretagne and 15Kms to the famous Mont St Michel (much closer as the crow flies across the Polders).
 
The village of Roz boasts a bar/small grocer cum Post Office, a baker, an excellent butcher and a hairdresser.
 
There are 2 good sized supermarkets in nearby Pontorson as well as 3 smaller ones. Dol, a little further away, has 2 large supermarkets and of course you can find a local market where you can buy everything from fruit/veg, meat, fresh seafood, material and bric-à-brac , almost every day of the week. There are many excellent restaurants close by.
 
The nearest beach at Cherrueix is a 15 minute drive away and is famous for Sand Yachting. Situated in la baie du Mont St Michel, Le Vivier sur Mer (about 20mins drive away) is famous for its mussels (moules de bouchot).
 
Slightly further afield (approx. 30mins) the beautiful sandy beaches around Cancale offer sand, sea and safe swimming. The beaches are very flat which means the sea is good for children. You also have the choice of many superb sandy beaches in the other direction between Avranches & Granville.
 
Transport links to the area are very good and offer a wide range of alternatives depending on whether you prefer car, airplane or train.
 
The ferry ports are very convenient: St Malo is approx. 30mins away, Caen 1hr, Cherbourg 2hrs, Le Havre 2,5hrs, Cherbourg 3hrs and Calais/Boulogne 5hrs (dual carriageway/motorway).
 
Ryanair fly from Stansted, East Midlands, Birmingham & Bristol to Dinard/Pleurtuit which is 35 minutes away, Skybus now fly from Newquay to St Brieuc (abt 1hrs drive away), FlyBe fly from Rennes, which is about 1hr away, to Exeter, Southampton, Manchester, Newcastle, Edinburgh and Belfast and they even fly from Brest (abt 2,5hrs drive away) to Exeter, Southampton, Birmingham and Manchester.
 
Even Paris is quickly accessible nowadays, (2,5hrs) thanks to the new St Malo - Paris TGV link which was opened in 2005 and stops at Dol.
