Property description

Laborie is a XIX century farmhouse set on a hill facing the medieval village of Belvès, classified as one of the most beautiful villages in France, close to the southern border of the Dordogne and Lot-et-Garonne départements. It has been completely renovated and rebuilt keeping the best original features : apparent stone walls, wood frames, massive oak beams, roof structure.

The main farmhouse is an L-shaped 2 storey building with a partially converted attic and a "pigeon-tower" typical in the region. The farmhouse half surrounds the 11m x 5.5 m swimming-pool, salt treated and solar panel heated, which has unusual features : a 2 basins water cascade at one end and stone built plant container decorated with sea scenery home-made ceramics.

A stunning oak structure, alongside the pool forms a summer dining-room and lounge and includes a small room at present used as a pottery studio. There is, near the pool area, a pizza-oven and a barbecue, both stone-built and covered with real "lauzes" (old flat stones used for roofing).

Across from the large mature tree-shaded car-parking area is a long stone built barn with massive oak beams, renovated last year into a 3 bedroom gîte. Part of the barn is used as a garage for a tractor and equipment. It has its own separate parking area and access from main road.

Close to the main house is a another small square barn renovated into a self-contained studio, built over a cave/wine cellar dug into the roc seam on which the whole complex of buildings was originally built.

There are also a couple of outbuildings, mainly used to store tools and garden equipment. A large garage was built against the tower and behind it, a room with large sliding patio doors opening unto the pool area, houses a commercial ozone-treated Jacuzzi.

The lands extend to about 13 acres with woods, hill and meadows and a mature orchard. There is, close to the house, a walled garden with japanese features (rare bambous, pagoda, gold fish ponds and unusual plants. This comprehensive property would lend itself to commercial use (auberge, B & B, or horse riding due to the land acreage), or simply as a luxury house with adjacent gîte for renting.

Ground floor

  • A large kitchen with oak beams, with solid chestnut-wood modern purpose-built units and fitted electric appliances around a solid wood fired range. A part of the kitchen acts as a dining area with table seating 6/8 people. From there a wooden open staircase leads to the first floor and the attic.
  • A stone-walled dining-room with wood-fire closed fireplace set into the original farm fireplace. Massive oak beams support the ceiling. Double glazed doors to outside of the house, opposite to the swimming-pool area. Table can seat 10-12 people. Double glazed doors to entrance hall from swimming-pool terrace.
  • Hall with stone-apparent wall and downstairs toilet. Hot-water solar equipment housed there. Access from pool area.
  • Large lounge with stone featured closed fireplace and windows overlooking the swimming-pool area and the car-park. Wood ceiling with recessed lights.

In the tower

Opposite to the kitchen there is:

  • A double bedroom with its ensuite bathroom/toilet.
  • Small hall with back-door and washing area/sink

First floor

  • Large bedroom 1 with oak beams and 3 windows facing east, south and west, overlooking the pool area. Small linen room and large dressing room with built-in wardrobes and low units.
  • Large ensuite bathroom with jacuzzi bath shower and double wash/basins, toilet and bidet.
  • Bedroom 2 with double bed and stone built open fireplace.
  • Bedroom 3 with twin beds.
  • Shower room/toilet shared by bedrooms 2 and 3.
  • Large bedroom 4 with apparent wood structure and sitting-room area. Overlooking the pool area and the japanese garden.
  • Ensuite bathroom with corner jacuzzi bath, shower, 2 wash/basins, toilet and bidet

Attic

The wooden staircase leads to the attic partially converted into a bookstore/office. Wood pannelled, with apparent oak roof structure. Access to open unconverted attic and tower-roof structure. Partial solar-heated floor heating. Electric storage radiators and 3 wood closed fires (2 with hot air-recycling systems). All wood-frame windows were specifically built and are double glazed, as well as the double-french doors.

The Open Barn besides the pool

It was dismantled from its original situation some 50 meters away from the house and rebuilt with its original massive oak frames and tiles, then the ceiling entirely wood-pannelled. Cedarwood flooring for the summer dining-room and lounge area. Outside fridge. A small closed room with fire heater is used at present as a pottery studio. There is a pizza oven and a barbecue near the pool. An electronic perimetric alarm with double laser beams protects the swimming pool when not in use, as well as an electronic "plunge" alarm. Large solar panels on the barn roof heat the pool to increase the swimming season and later, part of the house. (underfloor heating)

The Converted Barn : (about 125m2 living area) 27m long, 7m

Large Stone built and oak beam structure. The converted part includes:

  • A large living room with very high ceiling going all the way up to the oak structure of the roof. All the surface has been heavily insulated before being wood pannelled troughout. Impressive hand made oak staircases, one leading to Bedroom 1 and the other, leading to Bedrooms 2 & 3 and then to the mezzanine, with matching oak bannister.
  • American style kitchen fully equipped with oak fitted units. A specially built and fitted glass and sliding doors structure closes the entire former entrance to the barn giving impressive light to the room. The old door is still there and can slide in front of the modern glass structure.
  • Bedroom 1 : Large double bedroom with wood panelling, oak beam, wooden floor with ensuite bathroom (bath shower toilet and wash/basin.)
  • Bedroom 2 : Large double bedroom with stone coloured walls, oak paneled wardrobe and an ensuite shower room with toilet and double washbasin unit.
  • Bedroom 3 : large double bedroom with a window overlooking Belvès and the meadows. Ensuite shower room toilet and washbasin.
  • Mezzanine with 2 double beds, wood pannelled ceiling and floors.

A part of the barn is still used to garage a tractor with equipment. Under the bedroom floors are 2 large low-ceiling store rooms for tools. One of them houses the hot water tank and control system for the solar panels on the roof. Electric heaters and wood frame double-glazed windows throughout. Water system and septic tank independant from main house.

The Barn/Studio : (about 25m2 living area)

It was part of the pool-barn, the only part which was not dismantled and rebuilt beside the pool, as it is set on top of a cave/wine cellar dug into the roc seam. It was renovated into a self contained studio, used as an office at present, with small kitchen, a shower room with toilet and a mezzanine with double bed. Old oak beam structure and oak frame on 2 sides of the studio, with double glazed structures behind the oak frames, slide patio-door opening on a wooden terrace with stunning views towards the village of Belvès. The Grounds

There is a partially walled garden with japanese features, lamps, pagoda, rare bambous and plants, fish pond with selected water lillies, another garden sloping away from the studio with dwarf conifers leading to another large pond with aquatic plants. Many mature trees (several walnut trees in full production giving more than 100kg of fruit a year used to make about 30 liters of pure walnut oil) and several feature trees (blue cedars, maritime pines, twisted hazel trees…) were planted in the past 15 years. Lawns on slope with apple trees. Lawns at the front of the property, framed by leylandiis, with raised herb garden. The rest of the property includes many acres of wood (oak, poplars and chestnut trees) and meadows, and an orchard with a mixture of mature trees and more recently planted fruit trees (apple, pear, cherry plum trees). Recently tarmaced road to main entrance and also to separate entrance to converted barn.
