BOOKING CONDITIONS

1. Cours du Fleuve cottages, located in Calès are offered for holiday rental subject to confirmation by Anne Harmer (“The Owners”) to the renter (“The Client”).

2. To reserve the Property, the Client should complete and sign the Booking Form and the Booking Conditions and return them together with payment of the non-refundable deposit ( 25% of the total rent due). Upon receipt, the Owners will send the Client a Booking Confirmation. Only this Booking Confirmation can be considered as the formal acceptance of the booking.

3. The balance is payable not less than six weeks before the start of the rental period. If payment is not received by the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled. The Client will remain liable to pay the balance of the rent, unless the Owners are able to re-let the property. Security deposit to be paid at arrival by cheque or cash and is refundable one week after departure.

4. Cancellation should be made in writing to the Owners.

Charge from the date of receipt of the Client’s cancellation letter

- More than 90 days prior to arrival : no charge

- More than 60 days prior to arrival: 25% of total rental cost

- More than 30 days prior to arrival : 50% of total rental cost

- 30 days before arrival date : 100% of total rental cost except if Owners are able to re-let the Property. In this case, any expenses or losses incurred in so doing will be deducted from the refundable amount.

The Client is strongly recommended to arrange a comprehensive Travel Insurance Policy (including cancellation cover) and to have full cover for the party’s personal belonging, public liability, etc, since these are not covered by the Owners insurance.

Cancellation by Owners : if for any reason, the Owners are obliged to cancel the Client’s booking, all monies paid to date will be refunded in full.

5. All payments must be made either in Sterlings or in Euros. Payment by bank transfer or Paypal.

Price include:

Rental (self-catering) – Electricity – Bottled gas – Bed linen – Towels, including tea towels and pool towels – Free access to garden and pool

6. A security deposit of £300 is required in case of, for example damage to the Property or its contents. However the sum reserved by this Clause shall not limit the Client’s liability to the Owners . The Owners will account to the Client the security deposit and refund it one week after departure less any deduction, if necessary.

7. No responsibility will be taken by the Owners for anyone being or playing in or around the Cottages, swimming pool, garden, communal areas or anywhere around the Property boundaries

8. The rental period shall start at 4pm on the first Saturday or Wednesday and finish at 9.45 am on the last day. But arrival and departure days can be flexible, following agreement with the Owners. The Owners shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.

9. The maximum number of persons to reside in the Property must not exceed 4 for the Farmhouse, 4 for The Séchoir, 4 for the Cottage and 6 for the Tabac.

10. The Client agrees to be a considerate tenant and to take good care of The Property and to leave it clean and tidy condition at the end of rental period. The Client also agrees not to act in any way that would cause disturbance to those residents in the neighbouring properties.

11. The pool is normally opened from the last week in May to until the last week of September, depending on the current and previous weeks' weather conditions. Whilst we will endeavour to maintain the temperature to a minimum of twenty five degrees Celsius, we reserve the right to decide on the level of heating according to the current weather conditions at the time.

12. The use of the swimming pool is strictly restricted to those clients listed on the Booking Form.

13. Swimming aids are acceptable in the pool area, but not rings, inflatables or hard back flotation devices. Any possessions left around the pool should be stored away from the pool surround. We also ask that any drinks in the pool area should be in plastic dispensers, and food, crisps should not be taken into that area. Moreover certain suntan lotions/oils/sunscreen containing certain mineral filters such as zinc and others cause irreparable damage to the pool liner. Therefore, we will leave at your disposition sun protection with different levels of protection ( medium 30 and high 50 ) which have been proved to be efficient for users and safe for the liner.

14. Children aged under 16 should not enter, or be left in the pool enclosure unattended.

15. Maintenance, such as cutting the lawn has to be undertaken to keep the property tidy, and may cause a degree of noise. This cannot be avoided, but we will endeavour to undertake it with due consideration to the guests. In the event of the failure of equipment, or a facility, then we will do our best to ensure that it restored as quickly as is reasonably can be.

16. As a client, you agree to let only the people named on the booking form occupy the property. Friends or family are welcome to visit but we ask you to inform us in advance, for reasons of security. The use of the communal facilities (i.e. swimming pool and games area) is not permitted for visitors. The needs of other guests have to be our priority. Overnight stays are not permitted without prior arrangement and at a cost of £20 per person per night.

19. The Client shall report to The Owners any defects in the Property or breakdowns in the equipment, machinery or appliances in The Property. The Property, garden or swimming pool and arrangements for repair and or/replacement will be made as soon as possible

20. The Owners shall not be liable to The Client for:

- any temporary defect or stoppage in the supply of public services to the Property nor in respect of any equipment, plant, machinery or appliance in the Property, garden swimming pool or any communal areas.
