Rental Rules

These booking conditions are between the property owner / manager and the holidaymaker(s) who book our property. Any Booking is subject to the conditions below. These Booking Conditions form the basis of your Contract with us so please read them carefully. We will also send you a copy of the Contract and Booking Conditions via post which we ask you to sign and return.

To book the Property with us you should make the payment specified in the initial quote we email to you. Once the Initial Deposit or full payment has been received, you will receive an email confirming the Booking. The Contract between us will only be formed when you receive the payment confirmation email and is subject to these Booking Conditions.

CHECK-IN TIME IS AFTER 4 P.M. AND CHECKOUT is 10 A.M. NO Early Check-in or late checkout unless otherwise arranged.

This is a NON SMOKING property. (Smoking is permitted outside)

PETS are not permitted under any conditions.

SECURITY DEPOSIT - A security deposit of 450€ is required 14 days prior to your arrival. The security deposit is NOT applied toward rent and is fully refundable within (14) days of departure, provided the following provisions are met.

No damage is done to property or its contents, beyond normal wear and tear.

No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.

All debris, rubbish and discards are removed, and soiled dishes are placed in the dishwasher and cleaned.

Kitchen bench tops are wiped down after use.

The fridge is cleaned out prior to departure.

The BBQs are cleaned after use.

All keys are left in the key safe and the Villa is left locked.

All charges accrued during the stay are paid prior to departure.

No linens are lost or damaged.

No early arrival or late departure.

The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.

Note: We conduct an inspection of the property before and after each booking to assess it for damage. The tenant will be responsible for any damage that occurs during their stay.

PAYMENT – We require a 25% deposit within 5 days of booking the property. The BALANCE OF RENT is due sixty (60) days before your arrival date.

LATE PAYMENT – If you are more than fourteen (14) days late meeting the payment commitments (including rent and security deposit) the booking will be deemed to be canceled and the contract will be terminated. Cancellation fees will apply.

CANCELLATIONS –Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 25% cancellation fee of the total rent due. Cancellations made within sixty (60) days of the reservation period forfeit 100% of the rent. If you terminate your stay early you are still responsible to pay the full rent.

COVID - 19 - We are unable to provide refunds if guests cannot travel due to COVID-19. In the event guests cannot travel our cancellation policy applies. We recommend guests seek out travel insurance to cover this eventuality.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons. An additional charge or 50.00€ per person per night for guests in addition to six (6) will be assessed.

STAY TAX - We are required by the French Government to collect a stay tax of 2.90 euro per adult per night, this is added to the rental fee.

INCLUSIVE FEES – Rates include a one-time linen & towel setup. Each guest is provided with a bath towel, a hand towel and one pool towel per week. If guests require additional towels these can be provided at an additional fee. We require at least two weeks notice if additional towels are required.

NO DAILY HOUSEKEEPING SERVICE – While linen and bath towels are included in the Villa, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the house, but we provide extra pool towels for your use.­

POOL AND GARDEN MAINTENANCE – Pool and gardens are serviced weekly. Nominally the gardener visits on Wednesdays and the pool is cleaned on Wednesdays and Saturdays. These days may vary dependent upon various factors such as weather.

RATE CHANGES – Rates subject to change without notice.

FALSIFIED BOOKINGS – Any booking obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Any fines/towing fees are the sole responsibility of the vehicle owner.

SWIMMIMG POOL – Children under the age of 12 must be supervised when using the pool at all times. When using the swimming pool, remember there is a certain health risk associated with this facility. Do not jump or dive from the water feature. This is dangerous and may lead to injury. We take pool safety seriously and comply with French pool safely regulations. It is the tenants’ responsibility to ensure pool safety regulations are adhered to during their stay. No glass is to be taken to the pool area. USE THE SWIMMING POOL AT YOUR OWN RISK.

HEATERS – Heaters are turned off from April 15th to October 15th; they are not operational during this time.

FIREPLACES – Fireplaces are NOT to be used by guests unless given specific written permission by the owners.

WATER AND SEPTIC – The Villa is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to Four Hundred and Fifty Euros (450€)

We strongly recommend you take out travel insurance for your trip.

Note: It is advisable to arrange insurance against cancellation of your holiday.
