This will be refunded within three weeks of the end of the rental subject to breakage’s or damage that exceed the normal wear and tear, as assessed by the owner or his/her agent. However, the sum reserved by this clause shall not limit the hirer’s liability to the owner

CANCELLATIONS - Insurance should be taken out by the hirer with an insurance broker or agent. The deposit will normally be forfeit and a claim should be made against the insurance. If the owners receive the cancellation in writing not less than EIGHT WEEKS before the commencement of the rental then the hirers will not be held liable to pay the balance of the hire charge. If a cancellation is made within eight weeks of the commencement of the rental the hirer will be liable to pay the balance of the rental unless the owners re-let the property.
PERSONAL BELONGINGS – including car and contents, are at the hirer’s risk at all times. No responsibility can be accepted for loss or damage.
HIRER’S RESPONSIBILITY – The client agrees to be a considerate tenant and to take allreasonable care of the property and contents. The property should be left clean and tidy at the end of the rental. Damage, particularly to electrical equipment, must be reported to the agent immediately. If not, the hirers will be held responsible. Most drainage in rural France is by means of an underground, biologically balanced septic tank (“Fosse Septique”). NOTHING OTHER THAN HUMAN WASTE SHOULD BE FLUSHED DOWN THE PANS. THIS INCLUDES SANITARY TOWELS, NAPKINS, SWEET PAPERS OR ANY OTHER MATERIAL THAT IS NOT SOLUBLE. NORMAL TOILET TISSUE IS PERMISSABLE. IF A BLOCKAGE RESULTS FROM ANY OF THE ABOVE BEING FLUSHED DOWN THE PANS THE COST OF A PLUMBER AND OTHER NECESSARY SERVICES WILL BE CHARGED TO THE HIRER. PLEASE BE WARNED AS THIS MAY RESULT IN CONSIDERABLE EXPENSE TO YOU.
GROUNDS – Please feel free to explore the woodland adjacent to the house, be aware this is at the hirer’s risk.
SWIMMING POOLS – Provided at user’s risk and no responsibility can be accepted for injury. With pools that have liners extra care must be taken not to damage the liner in any way by piercing or tearing. Animals must not be allowed in the swimming pools at any time.
EQUIPMENT – If equipment such as TV, washing machine, dishwasher, microwave, VCR, heaters etc have to be withdrawn or are out of service, the owners cannot be held responsible. Repairs or replacement of equipment will be made as soon as possible. Please look after this equipment as damage to any item may spoil the holiday of the next visitor. IT IS PARTICULARLY DIFFICULT TO HAVE REPAIRS CARRIED OUT DURING THE MONTH OF AUGUST IN FRANCE AS MANY TECHNICIANS ARE ON HOLIDAY.
EXCESS CLEANING – Although a final clean is included in our prices, if a house is left in an unacceptable, dirty state at the end of the tenancy, the cost of extra cleaning will be deducted from the damages deposit.
PARTY SIZE – Must not exceed the maximum number specified in the brochure without prior consent from the owners, who reserve the right to refuse admittance.
ARRIVAL & DEPARTURE – The rental period shall commence at 5pm on arrival day and will finish at 9.30am on the day of departure. The agent is not obliged to offer the accommodation before the time stated. The client shall not be entitled to remain in occupation after the time stated.
OWNER’S RESPONSIBILITY The owner shall not be liable to the client: i) for any temporary defect or stoppage in the supply of public services to the property. ii) for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes, acts of God or other matters beyond the control of the owner. iii) for any loss, damage or inconvenience caused to or suffered by the client if the property is destroyed or substantially damaged before the start of the rental period. In such an event, the owner will refund all sums previously paid in respect of the rental within seven days of notification by the client. Under no circumstances shall the owner’s liability to the client exceed the amount paid to the owner for the rental period. Animals, birds and insects are always present in the countryside and sometimes live in inaccessible parts of the building especially in the eaves/roofs. The owner will attempt to eradicate them but it is sometimes impossible to do so totally. If, in the view of the local agent, pests in the living accommodation are a serious problem, additional action will be taken.
COMPLAINTS - On arrival, the incoming visitors should inform the local agent (in France) if there are any complaints/ any action needed will be taken immediately. If, in the view of the hirer, the action taken has been unsatisfactory the hirer must submit, in writing, details of the complaints to the owner in England within 21 days of the end of the rental. This contract of hire shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in England.
SWIMMING POOL Any property with a pool can be hazardous If you wish your children to be left unattended then it may be that you should not rent a house with a pool. Walls, rockeries, steps and other attractive features could be a hazard for unattended small children.. Please ask for advice. An audible pool alarm is fitted to the pool, that conforms to French regulations. Now a few words about pools The pool is automatically filtered. Cleaning and chlorinating takes place every 7 days or less. A net is provided to remove insects or leaves. It has underwater lights that should not be left on unnecessarily as moths will be attracted and this will spoil the pool for you on subsequent days. If any member of your party has ear problems it is wise to limit underwater swimming and diving. Some can even suffer for the first time if they are not used to frequent and regular swimming. Finally, do please remember that to have a clean pool it is essential that chlorine is applied. Shortly after application there may be a smell and if the pool is used the water may sting one's eyes. This is only for a short while and a little patience is called for. Complaining to the pool cleaner, or anyone else, will be futile as this is normal procedure and without this chlorine application the pool would rapidly develop algae and the water would go green.
HANDICAPPED OR ELDERLY VISITORS – the property has two bedrooms and a bathroom on the ground level making access easy for handicapped or elderly visitors. However there are steps leading from the driveway to the main entrance, which may prove difficult.
WEATHER – The region normally enjoys long, hot, dry summers and mild winters. However, there can be spells of rain and periods of cold even in the summer. The hot weather, sometimes humid, reaches its peak in July and August when temperatures can reach up to 40 degrees. Sun protection lotions can be expensive in France so come prepared!
ACTIVITIES – In the unlikely event that you tire of having your own private swimming pool, there are plenty of other things to do in the region – canoeing, horse-riding, fishing, golf, cycling, walking, tennis, ballooning and flying. For the less energetic there are local street markets to browse, beautiful chateaux to see, prehistoric caves, village fetes and riverboat trips. Details of these are given in the house book at your holiday home.
HOUSE BOOK – Gives comprehensive information about the house, equipment and area. Please take a little time to read it as it has been provided for your benefit.
LINEN - (Sheets, Pillowcases, Bath Towels, Swimming Towels, Hand Towels and Tea Cloths) – is included in the rental price, and beds will be made up for your arrival. Laundry during your holiday is your responsibility.
TELEVISION/VIDEO – A Television and DVD Player are provided, together with a selection of English DVD’s. TV is received via a Satellite and consequently, weather conditions can sometimes have an adverse affect on the TV signal. The owner cannot be held responsible for such conditions.
INTERNET – Internet is provided free of charge. It is via a Satellite and consequently weather conditions can have an adverse affect on internet connections. The owner cannot be held responsible for such conditions.
We do also ask guests to respect a ‘fair usage’ policy of 1gb/day, which is more than sufficient for normal usage. If this is excessively exceeded we reserve the right to charge an additional usage fee of €50.
MEDICAL TREATMENT – No specific vaccinations or inoculations are required. British nationals should obtain a stamped form of Reciprocal Aid from the DHSS(EHIC) so that the majority of any medical expenditure can be reclaimed. Travelers should make their own arrangements.
GARDEN AND WOODLAND – use of these is entirely the guests’ responsibility, and the owner cannot be held responsible for any accidents that might occur.
PLEASE NOTE that the holiday home will NOT BE READY for occupation before 17.00. On departure day you must leave by 09.30. Any late departure will waste cleaners’ and gardeners’ time and may be charged and deducted from the damages deposit. Tenants are expected to leave the house in a clean and orderly state. Any furniture that has been moved should be returned to its original position. When we have received the balance of the rental, AT LEAST EIGHT weeks before your holiday, exact directions will be sent to you.
Note: It is advisable to arrange insurance against cancellation of your holiday.
