Unique Minervois Farmhouse with Pool
Le Sarment de Vigne is a luxuriously restored 18th century farmhouse with 5 bedrooms, 2 bathrooms, private pool and walled Mediterranean gardens. Standing proudly at the edge of a tranquil hamlet, just over a mile from the Canal du Midi, this warm and welcoming house enjoys a unique location - surrounded by the vineyards of the Minervois, with unobstructed views of the Montagne Noir.
Glorious Mediterranean light pours into the large atrium from the rooftop window, highlighting contemporary columns and gallery landing, the warm tones of centuries old floor tiles, a rich wall décor, and Massif oak furniture. A haven for relaxation, as well as being ideally situated for exploring the stunning villages and countryside of the Pays Cathares, and wine tasting throughout the Minervois and Corbières. Two world heritage sites - the Canal Du Midi and Carcassone's "La Cité" are within 5 minutes and 25 minutes respectively. Minerve and the beautiful Parc Naturel du Haut Languedoc lie within 30 minutes.
At Le Sarment de Vigne there is massif oak and pine furniture, comfortable beds, premium quality linens and towels, and art, have been carefully chosen to compliment each bedroom's personality. Full central heating (thermostatically controlled) ensures comfort for low season visits and cool evenings.
Ground floor
- Hall / Atrium - large hall area, lit my natural sunlight, leading onto the lounge / dining area
- Dining area - Massif oak dining table capable of seating up to 12 people, a backdrop of twin glazed wine ventilation wall slits, and subtle art.
- Kitchen - Opening onto the dining area, the kitchen is well equipped, including a Godin double oven range, dishwasher, fridge freezer, microwave, coffee maker, large Massif oak food preparation table, and fire extinguisher.
- Lounge - large comfortable leather sofa, TV, satellite, DVD, and sound system. Glazed doors lead to the outside patio, gardens, and pool.
- Utility room - additional fridge, washing machine, dryer, first aid kits.
- Large bedroom ("L'Auge") - once a stable and the oldest part of the property - a gorgeous, 26 sqm, rustic, beamed bedroom, with wrought iron queen sized bed, very large built in wardrobes, rich art and clay pots. It retains some of its original features, such as a stone feeding trough which runs the length of the room along one wall and a wooden stall divider.

First floor
- Bedroom 1 - Le Palmier, the master bedroom, is sumptuous and spacious. This 60 sqm, beamed, suite, has a king size bed, Massif oak furniture set, sitting area and satellite TV.
- Bedroom 2 - Le Dufy is a refreshing 13 square metre bedroom, featuring a queen sized bed, lemon accented Massif pine furniture, and impressionist Mediterranean scenes painted by Raoul Dufy.
- Bedroom 3 - Le Fauve, has a wonderfully tranquil air, 12 sqm, with two single beds and green Massif pine furnishings.
- Bedroom 4 - Le TinTin, is a light and airy room with bunk beds - ideal for two children or teenagers, it is 10 sqm.
- Bathroom - 10.5 sqm, with a large shower, and toilet. Locally crafted.
Outside
There is a swimming pool with 6 sun loungers and walled Mediterranean garden which comprises:
A glorious relaxing swimming pool is close to the house. The pool measures 11m x 6.25m and is 2.5m deep at the deep end. The pool is surrounded by a tiled terrace, with views across the vineyards. It is fringed by large Mediterranean pots and embraced by our Mediterranean gardens - with olive, eucalyptus, Cyprus, and oleander trees, and many plants including cacti, lavender, and rosemary. Al fresco / BBQ dining on the terrace is great fun.
Our outdoor furniture and equipment, comprises a table which can seat 10 people, plus a further table and 4 chairs, 6 sun loungers with cushions by the pool, and a large charcoal fired barbecue set.
To the side of the house there is also a washing line and a timber frame double swing unit for children under 12 years of age.
Superbly located for exploring the Canal du Midi villages, the World Heritage site of La Cité at Carcassonne, the historic Bastides of the Pays Cathares, the Parc Naturel Regional du Haut Languedoc, the Mediterranean beaches - and not to forget the abundant vineyards of the Minervois and Corbières. These are just some of the area's attractions.
The local village is 2.5kms away and has a bakery, butchers, general store, post office, hairdresser, pharmacy, church, wine cave (AOC Minervois), and doctors. Canoes are available for hire on the River Aude in the centre of Puicheric and bicycles can be hired from nearby La Redorte (5-10mins) or Trebes.
The 14th century Canal Du Midi is less than 1 mile from the house - a great location for picnics, cycling, and long beautiful walks. Canal trips and lunchtime & evening dining are available at Homps and Trebes - both within 10-15 minutes. The Pays Cathares villages are wonderful day trips - Minerve (20 minutes) and Lagrasse (30 minutes). Carcassonne is a short 25 minute drive, where the World Heritage site - "La Cite" - is simply stunning. It is the largest medieval fortress in Europe, boasting evocative architecture and streets, many restaurants, and an unbeatable firework display on Bastille Day (July 14th). The lower town has many shops, Tuesday, Thursday and Saturday market days, a railway station, and walks, cycling and boat trips along the Canal du Midi.
