Two Separate Villas with Pools in Grounds of Winemaker’s House - see website for more details and reviews
The property is an elegant winemaker’s house built c. 1820 on the edge of the charming medieval village of Mirepeisset in the ancient region of Lanquedoc. Mirepeisset’s medieval ramparts and gateway still remain, standing guard above the river Cesse; the roman parentage of Mirepeisset also remains, including the aqueduct and the surrounding vineyards of the minervois, first cultivated by the romans.
The property is totally enclosed with one double entrance gate which opens into the gravelled cour, allowing car parking on the property. One villa, La Fleurie, was built from the old barn, and is totally independent with its own swimming pool. The other residence, Le Fitou, was converted from the old wine cave and is attached to the Maison de Vigneron on one side, but is totally separate except for the shared-with-owners walled garden and pool. Both properties are furnished to a high standard and have their own separate entrances. Popular as a “shared but separate” holiday with friends and/or families.
This Land of the Crusades is packed with scenic beauty, historical sites, a wide range of activities from Beach to Mountains. The prospect serendipity travels along the Canal du Midi, exploring vineyards, olive groves and restaurants.
Le Fitou was converted from the old wine cave, is on two floors, with 3 bedrooms accommodating 6 people. There are two steps down into the living area and to the WC. Private entrance from the Cour, and another to the pool and garden which is shared with Roger and Jane (the owners).
Ground floor:
- Kitchen - is well equipped with dishwasher, microwave, large fridge, hob and oven. It connects between the living room and the pool terrace with a glass door.
- Dining Room - is next to the kitchen and connects to the living room, with a large window overlooking the pool and garden.
- Living Room - large room has a beamed ceiling, and two large shuttered windows.
- Laundry Room and WC
First floor:
- Master Bedroom - window with shutters,and has an en-suite bath/shower/WC.
- 2 Twin Bedrooms
- Bathroom - large room with bath/shower/WC
Outside:
Pool and terrace and garden are beautifully landscaped and are “shared” with us (Roger and Jane). We usually do not use the pool except when guests are “out “! We also have two well behaved, friendly dogs
There is a covered pool kitchen and dining area on the terrace for your private use.

Mirepeisset
In the ancient language of the Occitan, hence “Langue d’Oc”, Mirepeisset translates as “see the little fishes”. This small village has one restaurant and an excellent epicerie/boulangerie to pick up freshly baked croissants in the mornings as well as providing small provisions. Also within walking distance are another four restaurants. For more serious shopping, a Supermarket and petrol station are 5 minutes away. The village is situated near the River Cesse, which in summer is dammed in order to create a pool for swimming. Nearby is a picnic area with tables and barbecues, tennis and basketball courts, a play area with swings and a pizza restaurant beside the Cesse. There is also a Riding Stable in the village, and bicycle rentals nearby. Every day of the week there is a different village market for you to explore!
Further Afield
There are numerous stunning towns and sites to visit.
Narbonne is the closest, being built by the Romans as a seaport for exporting wine and olive oil, and in Roman times was the largest city outside of Rome. Stroll through the medieval streets, have a relaxing coffee or wine in the Cathedral Square, and be spoilt by several fine restaurants.
One must see Carcassone, the largest medieval fortress in Europe. Bastille Day fireworks are reported to be the best in France!
Bezier is only half an hour away, with its stunning Cathedral and bridges; activities include restaurants, the August festival of Feria, and a Friday flower market, and exploring Medieval winding streets.
Cathar sites are captivating, and because they were built in the most high and remote areas for protection, they are, as a result, truly rewarding, Peyrepertuse being the ultimate, and Termes, Queribus, and Monsegur close behind.
Of course the Beaches! Narbonne Plage, St. Pierre, Gruissan, Cap d’Agde, the list is impressive, miles of clean Mediterranean sand and sun! Indulge in seafood extravaganzas in Sete, Meze, Cap d’Agde, or Gruissan.
Montpellier and Toulouse are wonderful as well and also the Toulouse Lautrec museum in Albi.
If you wish to travel further afield, Spain and its Pyrennee mountains are one hour door to door! Visit Collioure where Matisse lived and painted, or the Dali museum in Figures. Barcelona is a mere 2 ½ hours away.

Great Time! We had an excellent time staying at this residence. Very clean, extremely kind and considerate hosts (Roger and Jane) - and very, very helpful people with great tips. The pool was great and there was a lot more to do in this region than what we had expected (we are glad that we spent 2 weeks and not just one).

Fantastic holiday - lovely house, pool and wonderful hosts!
We have just returned from a fabulous 2 week stay at Le Fitou. The house itself was perfect for our family holiday and we all made great use of the lovely pool, (and floaties!) which is shared by Jane and Roger (although we had it pretty much entirely to ourselves for two weeks!) The village is sweet and there is a small shop within 5 mins walk, where we headed every morning for our fresh croissants and baguettes. There is also a restaurant, perfect for family meals within easy walking distance, down by the local
river - also a beautiful wild swimming spot. There is lots to see and do in the local area - including pretty villages, more nice river swimming spots and great beaches. Jane and Roger were fantastic hosts - nothing was too much trouble and they were always on hand when needed for restaurant advice and providing information about days out and of course where to buy wine! Their two dogs were delightful and well behaved, and our daughters loved playing with them. Highly recommended - we will definitely be returning.Guest rating:

As sometimes happens we arrived a few hours later due to flight delays, luckily Roger & Jane had given us their mobile numbers so knew exactly when we would be arriving via text. We were warmly greeted We’ve always had decent welcome packs at almost all the previous five properties we’ve used in France over the past three years. The welcome pack at La Fleurie was exceptional, thank goodness - as we arrived with nothing. Beer wine Ham, cheeses, pasta, sauces, yoghurts, fruit bread – plenty in fact for an evening meal. We quickly ran out of wine and beers which Roger replenished on our first evening there. Roger also took time out to ask us what we would like to do whilst in the area and gave us plenty of information and maps regarding the village and further afield which was useful to know. Everything you need equipment wise is there for you to use as described and fully functional. Four of us including two 80 year old parents stayed at this property for a couple of nights before spending 8 days at La Fleurie. The area itself is as interesting as it is delightful- visit Narbonne and its Halles (indoor market), Minerve and Beziers are also worth a visit. Home from Home. We had a thoroughly enjoyable stay here with our three boys. It was a real home from home. Absolutely everything we needed was provided for; comfortable beds with beautiful linen, excellent towels, a fully stocked pantry and the most generous welcome pack we've ever seen all in immaculately clean, spacious accommodation. Pool towels and beach towels provided so no need to fill the cases with these. Jane and Roger were welcoming, caring and discrete providing us with lots of useful information about where to go and when, and the boys loved the dogs. There are lots of beautiful places to visit in easy reach, so we had cultural days in
Carcassonne, Narbonne and Minerve. Lazy days by the river in Roquebrun and a couple of days at the beach, all interspersed with lots of playing in the huge, clean pool. Many thanks Roger and Jane we had a great holiday at Le Fitou, we hope to see you again soon.Guest rating:
We had a wonderful time at Le Fitou. Roger and Jane were excellent hosts, full of interesting information about the surrounding areas and some excellent recommendations of places to see/eat out which we took them up on. Fabulous pool and spacious comfortable rooms. In the middle of a heatwave the wonderful long and deep pool was essential. We loved this gite and found lots to do. Staying in reading swimming or painting or out exploring the picturesque villages in the hills. Narbonne only a short drive away. So many really good restaurants in the vicinity. will definitely return.

A wonderful experience in SW France. Le Fitou, part of The Winemaker's House, can be found in the quiet, but friendly village of Mirepeisset. The standard of accommodation is excellent and the owners, Roger and Jane could not have been more helpful, advising us about places to visit, and restaurants to try. This part of France is an absolute gem, with many historical castles, beautiful villages and vibrant towns eg Narbonne and Carcassonne to visit. We also enjoyed walking along Le Canal du Midi and sampling local wines. I could go on and on about how much I enjoy this place. It's our second visit here, and we will most certainly be back.

After a warm welcome from Roger and Jane we settled into our gite for the week. It was well equipped and spotless. Our hosts had also left us a starter pack of supplies for our first night. The pool area was lovely and again well equipped with beds, umbrellas and bbq. The large pool was surrounded by a well maintained deck area with plenty of room for sun bathing. The bedrooms were large and the beds comfortable. The main bedroom had an en-suite, additionally there was a bathroom upstairs and a toilet
downstairs. The accommodation could not be faulted and came with plenty of parking. The location of the gite was excellent. With a general store 5 minutes' walk away in the village and excellent restaurants on the canal du midi within a few minutes' drive. Wander a little further and there were historic towns to explore and beautiful beaches to keep the children happy. All of these were easy to find thanks to the information pack supplied by the owners. For a relaxing and enjoyable stay we can recommend both Le Fitou

Four heavenly days at The Winemakers House in Le Fitou. A beautiful, spacious, well equipped comfortably furnished gite. A home from home in terms of facilities, plus a large pool, lovely garden, even Sky TV for the heathen. Roger & Jane's attention to detail was much appreciated, we wanted for nothing. Their warm welcome and arrival briefing meant we had 4 really good days seeing and doing much more than we'd planned. Fantastic location and lots to do, the kids will love it when we return.

Great Gite and a fantastic swimming pool. Roger and Jane were the perfect hosts and we particularly appreciated the very generous welcome pack they provided.
All the basic amenities (washing materials, toilet paper etc) were also in plentiful supply and we wished all other Home Away properties would do the same!
The village is lovely and very welcoming with two good restaurants within walking distance and many others within a short drive.
No hesitation in recommending this Gite and just follow Roger and Janes suggested itineraries, you wont go far wrong!

Lovely family holiday at Le Fitou. We had a wonderful holiday at Roger and Janes Le Fitou Gite in Mirepeisset. The gite was very clean and spacious and had everything in it you could ever need. We were a party of four so didn't use the 3rd bedroom but the gite would easily accommodate 6 people in comfort.
The pool was lovely and a great size and very clean and there were plenty of sun loungers and sun shades available. We loved the area and found it very central to most things, Narbonne only a short drive, Carcassonne nearby, kayaking, cycling and lots of nice restaurants.
We found Roger and Jane very helpful and friendly and they definitely madeour stay so much better.
We wouldn't hesitate to recommend this gite to anybody and left with onlyhappy mem ories of a great holiday.

A Fantastic two weeks in Mirepeisset
We stayed at La Fleurie for 2 weeks in July. We were greeted on arrival by Roger and Jane and made to feel very welcome at the Winemaker's House. We are a family of 6 with 4 children aged 11-18 years. We were all slightly anxious about sharing a property site with the owners having had a bad experience elsewhere in France previously. However, on this occasion, we had a completely different experience. Roger and Jane were friendly, unobtrusive but available when required. Roger was able to guide us towards the best possible things to do in the area and we had a number of great days out. This included trips to the beach at Leucate, visiting Abbaye de Fontfroide and Lagrasse, river swimming at Ribaute and a canoe trip at Roquebrun. We also visited Narbonne for its market and explored the canal du Midi on bike and foot. The wider area was also very good for exploring on a road bike. Roger was very helpful in booking a couple of wonderful meals out in canal side restaurants a short walk away at Le Somail. We had also arranged a wine tasting tour and canal trip with Taste du Languedoc which was a great alcoholic day out! The accommodation was clean, modern and well equipped with enough space for 6 of us. Roger and Jane also provide a very nice welcome pack - the best in 11 years of holidaying in France! The nearest supermarket was 10minutes by car. The WIFI on occasion struggled with intensive teenager use! The UK TV channels were also appreciated s the World Cup was on during our stay. The weather was very hot when we stayed and the fans and mosquito repellents were most welcome. Overall, a fantastic 2 weeks and we would have no hesitation in recommending the Winemaker's House as a holiday destination.Guest rating:

The Winemaker's House was everything we hoped it would be. In an ideal location for exploring the area, it was immaculately presented, whilst offering lots of character and original French features. The owners, Roger and Jane, were extremely helpful, providing us with food on arrival, and giving us lots of very useful information about places to visit, and
restaurants in the area. The garden area was well stocked with beautiful plants, and flowers in profusion. An excellent swimming pool was extremely welcome, at the end of a busy day, exploring the area. If you are wanting peace and quiet staying in beautiful surroundings then Le Fitou is ideal. The Gite has been sympathetically updated with attention to detail and an abundance of TLC ensuring a relaxing stay for all guests. The pool and garden are delightful and well maintained. This house is a dream. Le Fitou has all you need on a holiday, the beds are comfortable and the bathrooms perfect. The pool is of a good size and immaculate, located in a beautiful garden with a patio. The owners are extremely helpful and organise trips and excursions according to your needs. We have rented many places but this is by far the best. The village is small but has a little store and bakery.

Perfect for a family holiday. We were delighted to find that this beautiful property, Le Fitou, fully lived up to its pictures and were especially happy with the high quality of
the fittings and little touches such as soap and shower gel, sufficient towels and an extremely welcome selection of food to cover dinner and breakfast which allowed us to relax on arrival and shop when we were ready. We spent most of our time at the property relaxing around the beautifully kept pool on comfortable sun loungers and enjoyed eating our meals outside in a lovely private shaded area. Just returned from a wonderful week spent in the Aude region of the Languedoc.
Le Fitou is a traditional French Gite with a large pool, sun beds and well-kept garden situated in a small village located near to the Canal Midi and the beautiful historic towns of Narbonne and Carcassonne. It is well equipped with spacious bedrooms and modern bathrooms. One of my memories will be waking up to the sunshine gleaming, overlooking the garden and pool and listening to the church bells ringing. Roger and Jane ( plus lovely Lupin the small friendly dog) are fantastic friendly hosts; they have researched the local area well and subsequently know the best places to visit including restaurants, beaches, and historic villages.
We have stayed in many Gites and villas during the last 10 years in France and the welcome pack was the best ever, thank you.

We had a great holiday at Le Fitou. The gite was spotlessly clean and very well equipped. It has a lovely pool and garden area which is great for relaxing. Roger and Jane were extremely helpful and gave some good advice about where to visit and where to eat. The property was beautifully maintained with lots of nice personal touches (colourful throws and cushions on the beds, pretty pictures etc) Well equipped kitchen, plenty of storage space for suitcases etc. Lots of information about the area and our hosts were excellent sources of information and only too willing to help out with suggestions to help us have a great holiday, Good local store and restaurant. Myself and husband have just had a week in this very comfortable pretty Gite. The owners Roger and Jane were so welcoming and accommodating giving us good tips on where to explore and eat. The Gite itself is bright, well equipped with every home comfort you may need. There is a lovely outside area to eat which they have surrounded with bushes and flowers to give you privacy. The pool is a good size for swimming and there is a nice area for relaxing around the pool. We will definitely be returning next year especially as there is so much to explore around the area.Guest rating:
Le Fitou is a charming and very well-kept property. The house is spotless and very well equipped with some nice little touches, including generous basic food essentials on arrival, vases of fresh-cut flowers, good quality linen and towels and plenty of toiletries. It has been very tastefully decorated and furnished. For our 12 year old twin boys the very well maintained and good size swimming pool was one of the highlights. It is safe and very quiet and peaceful, set in the pretty and well-tended walled garden. We rated it 10/10, both for fun and cleanliness. Although shared with the owners, you rarely see them as they are very discreet and only tend to use it when guests are not there. But when you do want to see them, Roger and Jane are fantastic hosts and always happy to provide excellent suggestions of places and nearby restaurants to visit. The white-water canoeing and a privately chartered boat trip on the Canal du Midi were great fun. For a change from the pool, there is some lovely nearby river swimming and the beach that they recommended at Narbonne was very pleasant and uncrowded. It has given us some lovely memories and the boys are already asking when we will be going back …Guest rating:
We have rented this gite 4 times in the last 8 years. The only place in the world we've ever gone back to more than once! The rental is clean, spacious and well-equipped. We're usually a family of 4 but we were 6 for one of our trips and there was plenty of room for all of us. The pool and garden are well maintained and you just feel all of your stresses melting away while sitting on the patio enjoying local wine, cheese and produce. We can't get enough of this area and all it has to offer - local markets, beaches, wine-tasting, early morning runs along the Canal du Midi, white water rafting in the Pyrenees, day trips to Spain, kayaking, etc. We find something new to do or area to discover on every trip. Additional price notes
Changeover day is on Saturdays from mid-June to mid-September and minimum stay is one week. Other times of the year minimum length of stay is 4 days and changeover day can be flexible. Please enquire.
All local taxes included.
If government imposed COVID restrictions prevent travel at any time prior to the start date resulting in a cancellation, it is assumed that the client will have insurance to cover this. In the unlikely event that no insurance is available the Owner will be prepared to offer a maximum 50% refund of all monies recieved in respect of a booking.
