Renovated "longèrer" available in a semi rural location on the edge of the beautiful village of Champagne in northern Perigord, with 5 ensuite bedrooms, and private swimming pool.
Renovated and extended independent farmhouse and barn providing high quality accommodation.
Private location, large swimming pool (10x5m), quiet courtyard, and fabulous views.
We offer a tranquil haven within the extensive grounds combined with a short walk to the village and its amenities including a bar and shop.
A selection of good local restaurants are available within 5 miles.
The house has many original features including beamed ceilings and exposed stonework with modern comforts including en-suite facilities for each bedroom. A private swimming pool. Access to the pool area is from a courtyard at the rear of the house. this has an outdoor eating area and barbecue.
On the ground floor
- There is a large farmhouse kitchen. There are views from the kitchen to the courtyard and garden behind the house, including the terraced pool. French TV and radio is available in this room.
- A separate sitting room with UK satellite television, books and games, and access to the small front terrace to catch the afternoon sun.
On the first floor
- There are five large bedrooms all with en-suite facilities. One bedroom has a bath with shower attachment, all others have a shower cubicle (all have a toilet and washbasin). All rooms have a double bed, and most also have a single bed, giving the option of using them as a twin or double room. The family room has a double and two single beds.
- The house is furnished to a high standard throughout.
A completely renovated farmhouse incorporating the attached barn providing excellent quality accommodation including en-suite facilities and double glazing.
All bedrooms are on the first floor and have beamed ceilings, chestnut floorboards and red cedar shutters.
Outside
- There is a courtyard with tables and chair and barbecue.
- The swimming pool has a terrace with sun loungers.
The owner lives on site in separate self contained accomodation on the ground floor.The property is designed as a bed and breakfast, but is available in August and September as self catering accomodation.
The property sits on the fringe of the prettty village of Champagne, in Northern Dordogne in South West France. The village has a bar, a grocery shop (depot de pain) and the nearest restaurant is 2 miles away.
There are a number of good local shops and restaurants within a 10 mile radius. The towns of Villebois Lavalette, Verteillac, Cherval and Mareuil offer a good range of shops and local markets (on different days).
Riberac has a very large, popular market on Friday mornings within 30 minutes of the house.
Brantome with its river sports, parks and good restaurants is within 30 minutes
Aubterre, described as one of the most beautiful towns in France, is about 45 minutes away.
There are a number of local caves to explore.
Most visitors to the area have a mix of activities, cycling, exploring the nearby towns and countryside, and relaxing by the pool.
Astronomy - Low level of light pollution gives fantastic opportunities for star and planet spotting in the night skies.

How to get to La Croix du Rapt, Champagne-Fontaine
The house is well placed for visits within Northern Dordogne, as it is a short drive from the D708 which is the main route between Angouleme and Riberac.
Nearest airports for flights from UK are Limoges, Bergerac, Poitiers, Bordeaux or Brive la Galliard (from London, Edinburgh, Liverpool, Southampton and Leeds/Bradford), but a good range of local airports connect to a number of cities in the UK.
Nearest train station is Angouleme, which is on the main TGV route from Paris and Lille for SW France (Bordeaux and Toulouse).
The rural location would mean that car hire would be essential to explore the local area.

Just returned from a 9 day break at this lovely property in a fantastic rural setting. The sun was shining everyday so we had breakfast, lunch and supper al fresco either at the property or at one of the many restaurants a short drive away. The owner is more than happy to give recommendations as to where in the area to go as there are many interesting places to visit as well as eat. On our arrival we lacked some provisions as the supermarket was closed and Dorothy was more than happy to provide us with some basics, free of charge I may add, which was very kind of her. The rooms are of great proportions, all have en-suite facilities and spectacular views out over the surrounding farm land. Some of the sunsets we witnessed were wonderful and the ability to stargaze is amazing. The guest sitting room has UK TV and there is WiFi available at no extra charge. The village bar, short walking distance away, is an old world gem and has become a regular feature of our visits. We have visited this property on a number of occasions and will return again, of that I am sure.Guest rating:
Just returned from yet another great break in Champagne et Fontaine staying at the lovely La Crox du Rapt. The rooms are all well appointed with lots of space but most of all fantastic views from every one! The pool is superb and a real bonus to come back to after a trip to one of the many great places to visit nearby (the owner has a fantastic knowledge of where is best to go if you are visiting for the first time). The local bar is also a must visit and again Dorothy will be happy to point you on the right direction. The fields round the house were planted with Sunflower but the flower head had not come out so those visitong later in the summer will have them to look out on from every bedroom.
All in all a real home from home and well worth a visit. I am looking forward to my next visit already!!Guest rating:
Peaceful, beautiful Farmhouse with swimming pool surrounded by sunflower fields, run by the most amazing Lady who made my Family feel so welcome . All the rooms are huge with own bathrooms ,

Stayed here with my family for a week and felt like a second home. Stunning tranquil location but close enough to all types of activities and sightseeing. Beautifully renovated farmhouse with large rooms and separate bathrooms. We had a 1 year old with us and had everything we could need...
Dorothy the owner was a fantastic host and made us all feel at home.... Also fantastic knowledge of the local areas to help you explore real France...

We have just returned from a fantastic visit to the Dordogne. We stayed at La Croix du Rapt and could not fault it. The property is a beautifully renovated traditional farm house, which has very generously proportioned rooms with well equipped en suite shower rooms. Dorothy, the hostess, went out of her way to make our stay a memorable one, providing maps and tour guides for the surrounding area along with her own suggestions of interesting places to visit, nothing was too much trouble. The garden is large giving ample space for a lovely big swimming pool which is surrounded by a terrace which has a number of sun beds that can all be used at no extra charge. The property is also a short walk from the village bar if you are not wanting to venture further afield but if you do there are a number of very good restaurants, most of which Dorothy has visited and can give her views on. All in all a superb B& B which could only be discribed as fantastic value for money. This was our third visit this year and I am already planning our next one. A must to visit if you are in the area.
