Newly-renovated farmhouse with exclusive pool, attached paddling pool, and peaceful views over rolling valley
Le Coussol is a newly-renovated but very old stone farmhouse in a very tranquil rural setting indeed, overlooking a valley and bordered by farm fields and woodland. The house has three bedrooms, two lounges, two bathrooms, several acres of land, and a 10 x 5 metre swimming pool with a built-in paddling pool. It is situated at the end of a private track in quiet countryside, but just a ten-minute drive to the beautiful village of Saint Antonin Noble Val. There are no neighbours nearby, so this provides a particularly peaceful escape.
The house has a very large and well-equipped family kitchen/dining room overlooking the valley view, a separate lounge, two bathrooms and three bedrooms. It also benefits from WiFi internet.
The exclusive swimming pool is surrounded by a large tiled sun-terrace, the shade of a mulberry tree over the lawn at one end, and has plenty of sun loungers and a parasol. The whole garden and pool area offer lovely views of the countryside.
There is lots of space for children to play and explore, and there is a barbecue and dining area in the barn opposite the house. The garden also has a set of swings, a trampoline and a children's cabin.
The front of the house faces south. Entry is by the old stone steps up to a covered porch, through the old oak door with "1821" carved into the stone lintel above. One enters into:
- The main kitchen/dining room (9m x 5m) which has a tiled floor, beautiful roof carpentry above, exposed stone, beams and colombage walls, and a large open fireplace. There is a wooden dining table and seating for eight people, making this an ideal family room for long evenings of French dining. A large window overlooks the valley view. At one end of this room is the open-plan kitchen (again with a valley view.)
- The kitchen area is well-equipped with large work surfaces, a gas oven and hob with extractor fan, a dishwasher, washing machine, fridge-freezer, coffee-maker, microwave, toaster, kettle and a double sink.
A glazed door leads through to a landing. Steps lead down to;
- The downstairs lounge (6m x 5m) which is has a tiled floor, and French doors opening out to the garden. The room has a comfortable sofa (which opens out as a double-bed should you need additional sleeping accommodation), a coffee table, TV/DVD player, and a bookcase. The room has kept it's charm with part of the old manger still visible, and lots of exposed stonework.
Off the lounge there is also a door to:
- A double bedroom with an en-suite bathroom. The room has a tiled floor and a window overlooking the garden. The bathroom has a shower, washbasin and mirror. There is a separate WC. Above the lounge (back up the wooden staircase) there are two further bedrooms and a bathroom.
- The first twin bedroom has two single beds. The window overlooks the view, and there is access straight to the bathroom.
- The second double bedroom overlooks the garden, and also has direct access to the bathroom.
- The bathroom is remarkably spacious (having once been a bedroom) and has a shower, washbasin and WC. A window overlooks the view.
The Swimming Pool
The exclusive and very private swimming pool measures approximately 10 x 5 metres, and has a deep-end (approx 2.2 metres deep) and Roman steps. Adjoining and connected to the pool there is a "pataugeoire" (a children's paddling pool) where water cascades in from the rocks above, and then spills over into the main pool. The sun terrace surrounding the pool is particularly large, and there are lots of sun chairs, sunloungers with cushions, and parasols. There is also a shower. The pool is on the west side of the house, and so benefits from the sunshine late into the evening with fantastic sunsets. At one end of the pool terrace is a mulberry tree, giving lots of shade. The pool has a fence with a safety gate for peace of mind.
The Grounds
The grounds are extensive. The access track is lined with fruit trees such as plum, peach, apple, and cherry. On arrival one enters onto the grassed parking area between the house and the barn (with it's barbecue and dining area.) The garden winds down the hill with swings and a cabin for the children, an old stone seat, and then endless woodland down the slope. The house has plenty of parking space to the front of the house.

Le Coussol is within 10 minutes drive of Saint Antonin Noble Val, a beautiful medieval town which, as well as being visually stunning, is also a fascinating place to explore. On a practical level, it has a bustling Sunday food market as well as bars and restaurants, two small supermarkets, a bank, post office, pharmacies, art galleries, and even a cinema with regular English films. As you would expect, it also has excellent boulangeries and patisseries.
Most other nearby villages and towns also boast open air markets with an abundance of just about every kind of fresh local produce - including wine. Within just a short drive, you can find many vineyards and caves to sample the superb regional wines, perhaps most notably Gaillac. Some of the regular seasonal village fêtes and fairs are a treat too.
The Tarn-et-Garonne is a beautiful and unspoilt region, where the relaxed style and pace of life can almost take you back in time. It is blessed with natural oak forests, rivers, gorges, valleys, rolling hills, architectural masterpieces (such as the many medieval bastide towns and chateaux) and an abundance of flora and fauna. There are also many awe-inspiring walks and panoramas. Even the Mediterranean and the Pyrenees are within reach for day trips. It is a holiday destination which can please all tastes, both cultural and gastronomic!
The house is situated close to the border of three departments (Tarn-et-Garonne, Tarn and Aveyron) and so is an ideal place from which to explore the different beauty of all three.
Bastide Towns
Cordes-sur-Ciel (25 mins drive) is a breathtaking 13th Century bastide. For those with a pioneering spirit, a walk to the very top is well worth the effort for the views alone.
Albi (50 mins drive) is the birthplace of the famous artist Toulouse-Lautrec, and with a superb museum holding hundreds of his works. Sainte Cecile Cathedral is a dominating architectural highlight. The town centre is a lovely place to spend a day in the cafes and restaurants.
Gaillac (50 mins drive) is one of the oldest and most famous wine growing regions in France. The huge variety of wines from the area should please all tastes, and it is a fascinating area to explore.
Najac (20 mins drive) is another bastide in a stunning setting high above the river Aveyron. There is a beautiful walk towards the 13th Century chateau through streets unchanged for centuries. The area is particularly popular for watersports on the fast flowing Aveyron in the gorge below.

How to get to Le Coussol
Le Coussol can easily be reached by road. It is situated about a 30 minutes' drive from the A20 autoroute junction at Caussade, which is about 70km north of Toulouse.
The drive from each of the ferry ports is mostly autoroute and fast roads. Should you wish to break up the journey, we'd be happy to recommend some excellent places to stay along the way.
By air, there are frequent flights to Toulouse and Rodez airports. Car hire is readily available at each one.
If you travel by rail, the nearest station is Lexos (about 5km away.) We would be happy to collect you from there (or indeed the airport) if you wish to have a holiday without a car.

We had a fantastic 2 weeks staying at Le Coussol. The September weather was still hot enough to make the most of the lovely pool and garden and it was good to be able to retreat to the comfortable, cool interior when the heat outside became too much! We loved the peace and tranquility, often the only sounds heard were sheep in a nearby field, yet it was only a short drive, or a mainly downhill cycle ride to the lovely small town of Saint Antonin Noble Val. We had some great cycle rides directly from the house, so many small, quiet lanes, wonderful views and interesting villages to visit around the area, although the hills were a challenge in the heat! The house is very comfortable and well equipped and the outside areas equally so. A great bbq and a variety of seating and eating areas in sun or shade made for a very easy, relaxing stay. Seeing green woodpeckers and red squirrels in the garden was an added bonus. We'd love to return.Guest rating:

The drive up the gravelled and grass track to Le Coussol was the beginning of a magical two weeks we spent in July at this property. The farmhouse has been carefully modernised by the owners whilst retaining the soul of the original building. Most importantly, due to the thick stone walls, the farmhouse remained cool and comfortable, especially at night. The whole farmhouse is tasteful and well appointed. Located in a tiny hamlet, around 10min from the idyllic medieval town of Saint Antonin, the long track means only a corner of the roof can be seen, providing complete peace and privacy. The siting of the pool and surrounding hedge makes it a heat and sun trap, and the tree in the corner of the pool area provided respite when required and of course the pool...deep, clean and well looked after, with an added paddling area that held the sun well into the early evening. The rolling hills and valley setting means Le Coussol is surrounded by wildlife, which we loved. My family thoroughly enjoyed being able to cook on the BBQ provided and then enjoy the evening under the stars with a bottle of local wine and each other. We had such a fantastic holiday and cannot wait to return next year.Guest rating:
Our family of four had a fantastic two weeks this August at Le Coussol. The house is situated at the end of a small lane, beyond the local farm, and is wonderfully rural and quiet (incredibly dark skies too if you're into a bit of stargazing). The pool is excellent and was in much demand given the great weather. It is also only a 10 minute drive from the beautiful and popular town of St Antonin where we enjoyed the bustling Sunday market and a bit of kayaking along the Aveyron. We had a wonderful 15 days last July. The very old stone farmhouse has been tastefully renovated by the owners. It is light, nicely decorated with beautiful furnitures and has all the equipment needed. Truly made for families and close to an idyllic medieval village, Le Coussol is in a peaceful setting, you really feel out of time here. The swimming pool is gorgeous and safe for the little ones, they really loved it ! Lots of close offers around. We will definitely come back.Guest rating:
Nous avons passé quinze jours avec nos petits-enfants au Coussol. La maison est splendide, située au bout d'un chemin arboré et bordée d'un bois aux arbres centenaires. L'intérieur est soigné, les meubles contemporains côtoient des patines anciennes et des poutres hors d'âge. Les propriétaires ont veillé à ce que rien ne manque et c'est très agréable. La piscine est incroyable et nous avons particulièrement apprécié la pataugeoire pour nos plus petits. En face de la maison, il y a une vieille grange ouverte sous laquelle nous avons pu faire des barbecues et déjeuner sur la vieille table de ferme... un vrai retour dans le temps dans le calme le plus absolu ! La région autour de St Antonin est magnifique et regorge de sites culturels et sportifs Nous reviendrons sans hésiter au Coussol !Guest rating:

- All prices are per week and are fixed in Pounds Sterling.
- Cleaning included in the price.
- Please note there is a returnable damage deposit.
- The only other charge is a tax from the council : 0,50€/adult/night. Free for children.
- The property is non-smoking and pets, unfortunately, are not welcomed.
- The changeover day for guests is Saturday.
- Guests may arrive from 5pm onwards, though you may drop off luggage and enjoy the swimming pool from 4pm on request. Departure time is 11am.
- Baby facilities are available on request.
- To secure a booking, we would ask for a non-refundable deposit of 30% of the rental price at the time of booking. The balance is payable no later than eight weeks before arrival, please.
