Les Oliviers is a stunning 3 bedroom single storey villa with 2 bathrooms. Set at the foot of a village and surrounded by rolling hillside the villa is peaceful yet not isolated.
The villa has been totally refurbished to a high standard with quality furniture/linen/towels etc.
The property has a separate annexe (this is not available to rent separately) containing:
- A double bedroom with ensuite shower. TV/DVD player
- A separate toilet.
The annexe also has its own private patio area complete with patio furniture and has a separate entrance which is ideal for 2 couples wanting to maintain privacy.
The main house has:
- 2 bedrooms, one with a double bed and one with 2 singles. All beds are extremely comfortable. We can also provide a foldaway bed and travel cot if required. There is also:
- A bathroom with bath and shower plus
- A separate toilet
- The large kitchen/dining room is open plan and is fully equipped with an oven, hob, dishwasher, washing machine, combination microwave and all necessary utensils, crockery, picnic cool box etc. The dining area has a large extendable solid oak dining table and 6 chairs.
- The extensive living room has 2 leather 3 seater couches, a flat screen TV with Netflix and Amazon Prime, BBC IPlayer, Disney etc plus a large wood burner. The house is equipped with wifi. Windows have been fitted with pull down mosquito nets. DVD's, books and games are provided and we have made every effort for Les Oliviers to be a home from home.
Outside
The outdoor area is ideal for alfresco dining with patio table and chairs catering for 6 plus a large traditional BBQ. The 7 x 4 x 1.5 metre private pool has roman steps and is for exclusive use. There are plenty of sun loungers situated around the pool area. The pool has a safety cover which in accordance with French law must be used when the pool is not being adequately supervised, this cover is weight bearing. The garden area is maintained, completely enclosed and private. The views from the villa are rolling hills and the stunning proximity of the 12th century Chateau of Caudeval.

Les Oliviers is situated at the foot of a village and within 500 metres of a 12th century château. Interestingly this chateau was once owned by Jean d'Aulon, the knight and bodyguard to Joan of Arc. If you like walking or cycling and beautiful scenery this is the place for you as there are many paths you can follow which are presented in a map in the village square. In addition to great walks and cycling this area offers something for everyone; Cathar castles, fabulous scenery, great cuisine, an abundance of vineyards and of course further afield miles of clean sandy beaches. The most renowned attractions in the area are the medieval walled 'Cite' at Carcassonne and the Canal du Midi, both of which are World Heritage Sites and should not be missed. However there is so much more to see in this delightful region.
The surrounding area is one of outstanding natural beauty and nearby towns such as Mirepoix, only 8 mins away in the wonderful 'Ariege' region is a stunning medieval town famous for it's couverts. Here you will find lots of restaurants and bars plus there is always something going on, including jazz festivals and a fabulous Monday market not to be missed. If you fancy a night in there is a Pizza van outside Super U most evenings or at Moulin Neuf on Sunday evenings. Further afield Narbonne, Montpellier and Toulouse are all worth a visit. The more adventurous might enjoy kayaking, canoeing and white water rafting, all within a reasonable drive. The famous 'Canal du Midi' is only 30 minutes drive and offers boat trips, boat and cycle hire. The ski station of Monts d'Olmes is only 45 mins by car and is also a beautiful place to walk in summer. The 'Lac de Montbel' a 15 min drive is a great place to go as it has a small beach and a lifeguard present in the summer months, there are canoes and pedalos to rent and also a small snack bar. Also Carcassonne beach which is less that an hour away is a fabulous place for children with lots of water activities for the young and older.
Apart from the wine grown here the region is also known for its sunflower fields and if you are lucky enough to see them in full bloom they are quite a spectacle.

Well-appointed and comfortable house - ideal for a family with teenagers who all want their own space and privacy. Even in very hot weather the rooms all stayed pleasantly cool. The location is lovely - so convenient for Mirepoix, and we did many walks along the nearby voie verte. There is lots to see in this area and 2 weeks was not long enough!Guest rating:

Having originally stayed at Les Olivier in 2019 we rebooked for 2020 but due to the covid situation we had to defer to 2021 and again until this visit in June 2022. Despite this extreme level of anticipation the villa lived up to all of our expectations yet again. Its immaculately clean, very well equipped and well located to make the most of the surrounding countryside, with excellent access into beautiful Mirepoix. The pool and garden are a lovely little quiet oasis and the pool was a great help when the thermometer hit 40 degrees!! There is also a little annexe which, although we did not need to use it on this occasion, would be perfect in ensuring a little more privacy if more than one couple were staying. Anita has been so helpful and understanding over the last couple of years as we had to defer and rerrange our booking on more than one occasion, she has kept in touch and us up to date with everything in Caudeval. We stayed with our two teenage daughters. We had a wonderful time, and were really comfortable in this lovely home-from-home villa The villa is well maintained and well provisioned, with a good sized kitchen and large lounge with big sofas. The pool is great size in a secluded garden, in a peaceful village. The nearest town Mirepoix is easy to get to, picturesque and has a fantastic market and a great selection of restaurants. My husband, myself, our daughter, our 2 friends and their daughter have just spent a week in this amazing villa. The drive from the airport is scenic and the roads laden with sunflower fields. It took roughly 40mins to get to the villa with easy instructions given to us by our lovely host Anita. Upon arrival, the view of the villa and it's surroundings were breath-taking. Inside, we were greeted with wine, beautiful clean rooms (in both the villa and the apartment) and a generous pool area, equipped with comfortable sun loungers, parasols, a beautiful table with retractable awning and a generous barbecue area (coal provided). The kitchen and living area are huge, open plan and extremely well equipped for all eventualities! We visited Mirepoix whilst the market was on which was spectacular, full of fresh local ingredients, artisan garments and souvenir shops. We also visited Carcassonne Castle, walking the Ramparts and shopping within it's walls. The food in both Mirepoix and Carcassonne was amazing! Having spent a lot of our time in the villa, enjoying the pool and the sunshine - I will definitely be returning so I can explore more of the surroundings, as recommended by Anita. 10/10 host, 10/10 villa, 10/10 holiday!Guest rating:
My husband and I stayed here with our 3 adult children and found the house large, comfortable and completely relaxing. It was extremely clean and well designed/ maintained and equipped to the highest standard in terms of kitchen equipment, soft furnishings, sun beds, barbecue and Netflix. The access to the house was easy and instructions were very clear. Anita's communication was faultless from the moment we booked. The area around the house was always peaceful and the view from the pool and garden really beautiful. We drove to the town of Mirepoix, with good shops and restaurants and picturesque medieval centre, in a straightforward 10 minute drive. We swam in Lake Montbel (rive gauche the prettier side) reached in a very pretty 15 minute drive. The house met and exceeded our expectations in every way. Highly recommended.

We have just returned from a wonderful week at Les Oliviers. From start to finish Anita answered any queries I had with speed and efficiency. Nothing was too much trouble, even down to preparing the annex for my 15 year old who decided they wanted to live independently from their sister, even though there was room in the main house. Everything you could imagine is provided, the only thing I took was washing tablets so I didn’t have any washing when I returned. The village of Caudeval is very quiet, however, the nearest town of Mirepoix provided all that we needed, including some presents for family from the boutique shops. Also, the market on a Monday is well worth a visit. There are plenty of places to visit including the Abbey at Alet Les Bains and Foix with its stunning chateau. We've just returned from our two week stay at Les Oliviers and we couldn't be happier with our accommodation. Ideally placed, we managed to explore the surrounding areas including Carcassonne, Villefranche Du Conflent and the foothills of the Pyrenees. Mirepoix is the beautiful local town and has all the supermarkets, boulangeries , bars and restaurants you would need. The weather was spectacular with temperatures reaching just shy of 40 degrees on one day, the pool was certainly a welcome way of keeping cool. There is no air conditioning at the house but even with the extreme temperatures the nights weren't too uncomfortable. Les Oliviers is in a quiet location and is comprehensively equipped, even down to a salad spinner! We would definitely consider booking again for future holidays.Guest rating:

We are just back from spending a week at Les Oliviers and we were so impressed. All of the communication beforehand with Anita was very helpful (even including some suggestions on places to visit and local restaurants)and made our arrival completely hassle free. The villa, pool and gardens were all immaculate - the cleanest we have ever encountered when holidaying abroad and we just loved the open plan kitchen, dining and lounge area, it made it a very sociable space. A heat wave enabled us to use the pool every day and the barbecue on a couple of occasions. We enjoyed walks around Caudeval and appreciated the maps and tourist information available.

We had a fantastic week here in this lovely villa and were blessed with weather so good we even used the comfy sunloungers! We have been doing this type of holiday for over 25 years and have to say that this villa is definitely in our top 5. Easy to find following Anita’s instructions and only a short drive from the airport. It was super clean with a lovely lounge, the log fire made us super cosy for our first night. The bed was perfect and even my usually insomniac husband slept well here. I’m the cook, so super fussy when it comes to kitchen equipment (or lack of it), but no such niggles here! Very well equipped kitchen and we even squeezed in a bbq in the fab permanent one outside. We didn’t partake of the pool, but we did use the outside area which Anita had kindly arranged for table and chairs to be ready for us, and she quickly answered all our enquiries efficiently. Mirepoix was only 10 mins away in the car, what a beautiful place and a lovely drive with the Pyrenees to admire on the way. Lots of great walks around Caudeval too. We have stayed in Les Oliviers for two weeks as our daughter was getting married in the nearby Abbaye de Camon. Anita’s property is excellent, well maintained and with a great swimming pool. The villa was perfectly situated with close proximity to Camon and Mirepoix only 10 minutes away. Anita was very easy to deal with and responded very quickly to any requests or queries. Wonderful holiday in a beautifully presented gite in picturesque surroundings. My family and I enjoyed a wonderful week in this lovely part of France. Anita was excellent to deal with and made the whole process easy and enjoyable. Any query that we had was promptly and politely answered. The Gite was well equipped with everything that you would require. On arrival we received a bottle of wine which was a lovely welcoming gesture. The views from the Gite over the sunflower fields were stunning. The pool was a welcome addition to the holiday considering the temperatures were between 26 and 33 degrees most days. There were lots of suggestions for days out within the information file. We enjoyed a stunning boat trip on the Canal Midi where the impressive tour guide catered to all tourists, commentating in French,Spanish and English. We visited Carcasonne and its beautiful Medieval fortified city - not to be missed. This part of France has everything if you are seeking beautiful and dramatic countryside, walks a plenty, a dip into history, excellent food and wine, sample the easy French way of life and space for quiet contemplation. Les Oliviers is clean, comfortable and well catered, the pool a bonus. Anita obviously loves it dearly. We can recommend the Monday market at Mirepoix, dining at Maison Gayda and Chateau d’Abbey at Camon. We explored Cathar castles near and far and, to keep cool, headed into the mountains where the vistas are stunning and abundant with alpine flowers. Les Oliviers is clean, well maintained and very comfortable. It has all you need for a holiday. It has easy access to the Mirepoix/Limoux road and is an ideal base for visiting the local area and further afield if you wish. The 2 of us really enjoyed relaxing at this peaceful setting away from it all. The owner is excellent and provides all the confirmation and information you could hope for, and also takes great pride in Les Oliviers, which is great and very reassuring. The information and pictures on this site are accurate too, which is great and not always the case with some other accommodation you stay in. This beautiful home made the perfect base for our family holiday. It’s modern, very clean and comes with everything a family would need for a great holiday. Even a cool box and picnic blankets provided. The location is beautiful, we ate out every night in Mirepoix using Tripadvisor to find all the family friendly places. It was the 2nd time my girlfriends and I rented Les Oliviers for a holiday of home cooked food, wine, bread, cheese and sun worshipping by the pool and once again, we left relaxed and full of food and wine. The house is great, as is the the pool and all the home comforts that come with it. The beds are comfy and when the weather isnt great, there is Netflix or cards/games/books! The local area is stunning and Mirepoix is the prettiest place for wandering around the local market on a Monday, for picking up fresh bread from the bakers in the morning or having a casual dinner. We also returned to Maison Gayda which for us has been a highlight both times. The food, wine and views are stunning and its extremely reasonable. I would definitely return.

We spent 2 fantastic weeks in a beautiful house in lovely surroundings. The property was modern, clean, spacious and very comfortable, with everything we needed to make our holiday so enjoyable. Anita was very helpful, from our initial enquiry to recommending places to visit. The children enjoyed the pool most days and we spent our evenings having a barbecue and sitting on the terrace admiring the view of the chateau. We visited the local medieval town of Mirepoix several times. The Monday morning market is a must. We had lunch at a lovely restaurant in the square - 15 Euros for 3 courses. The name escapes us, but it was to the left if standing outside the tourist information office (near to the cow!!). We visited the town of Foix and had lunch at 'L'atlas' in the 'Place Pyrene'. Again a lovely set 2 course lunch for about 11 Euros. A visit to the caves at Mas d'azil was another great day out on a rainy day. We just missed the English tour at 12.15 but it was still worth the French guided tour! Although this was our 6th visit to the South of France, we still enjoyed visiting the 'Canal du Midi'. We walked along the canal at Castelnaudary and admired the variety of boats. A fabulous holiday was enjoyed by all the family. We look forward to a return visit in the near future. Perfect holiday home, everything there that you could possibly want or need very comfortable and relaxing place with the added bonus of the pool. The area in which the villa is located is very peaceful and typical French living but within easy reach of the local medieval town mirepoix that has a supermarket, shops, patisserie and some great restaurants one which we preferred ourselves was La Flambee visited this at least 3 to 4 times during our 2 week stay. The owner Anita was so helpful with everything from the moment we booked the holiday she was on hand with so much information. Would definitely recommend this holiday home to anyone who wants to enjoy a perfect holiday in the south of France. Look forward to booking again in the future!

Les Oliviers was the perfect getaway for 5 girls. We mainly ate bread and cheese, drank copious amounts of lovely wine and lay around the pool, just what the doctor ordered. The house was perfect. Spacious, comfortable and it had everything we needed. The kitchen was well stocked, the beds comfortable and lovely common areas for us to sit together of an evening. Netflix and the wifi were very helpful too! We loved the pool area. Its so private and such a treat to have a pool all to yourself, we spent our days lying out there and ate out there nearly every evening. The house is situation in a stunning country location surrounded by Sunflower fields. Only a short drive to Mirepoix where there is a large supermarket and a local produce market on a monday, that is not to be missed. We also ate out at a local Vineyard called Maison Gayda, which was fabulous... stunning food and we couldn't believe how reasonable. We'd definitely return and we would recommend to anyone for a relaxing escape.

Anita's property is located in a rural area yet with super access to all the major attractions this region has to offer, whilst the Pyrenees are just a short drive away. We spent two enjoyable weeks here and the weather was superb, so we could full advantage of outdoor living, with a dip in the pool to cool off when needed! The villa is decorated and furnished to a high standard, and Anita was readily on hand when we had a couple of queries, and nothing was a problem to her. The separate apartment is a boon for anyone traveling with family or friends and therefore requiring privacy. We have traveled to most parts of France over the years and we would have to say this is one of the best properties and locations we have encountered. One to recommend!

Having just stayed for two weeks we have to say that the villa was very clean upon arrival. The villa its self is beautiful - very well equipped and beautifully decorated - attention to detail is brilliant and all is above standard. Mirepoix is only a maximum of 10 minutes away by car along a good road. All the shops you will require for your stay are in Mirepoix together with a large SuperU supermarket too. Overall first class. Just had 2 weeks with friends at this stunning property. Great central location with loads of information provided with things to do and see in the area. The villa is decorated to a high standard and the pool and BBQ got plenty of use. We never had a meal inside as the weather was well into the 30's C all the holiday. The customer service from Anita was excellent and nothing is too much trouble. Book a meal at La Gayda for Sunday evening and don't miss the market at Mirepoix on Mondays. Brilliant holiday.

My family and I (4 adults & 1 toddler) spent a delightful week at Anita's property in May 2015. From the outset, Anita was a pleasure to deal with and nothing was too much trouble. The property itself is spacious and beautifully decorated. The location is stunning and the landscaping around the villa is of an equally high standard to the interior. We recently stayed for two weeks at this amazing villa in Caudeval. The house itself is one of the best we have stayed and is of a very high standard both inside and out. The pool is huge and we had some great barbecues in the afternoon and early evening. The location is also great just 10 minutes drive to Mirepoix which has great restaurants, bars and shops as well as a great supermarket. We found the owners to be really helpful and they made us feel relaxed both before and during our stay, offering guidance and advice about the surrounding areas. Overall one of the best holidays we have had, great weather and extremely relaxing, we will hopefully be returning again very soon.

This was our second stay with our 2 children and again we weren't disappointed. The location is perfect in a quiet village but less than 10 minutes from Mirepoix which is the most amazing medieval village so atmospheric and always something going on. The house is lovely immaculately clean (I am very fussy) with high quality fixtures and fittings it's very comfortable and private. The pool is a great size and depth with and excellent safe cover and an alarm, there is nothing better than sitting in this garden by the pool. The pool is also regularly cleaned and well maintained as are the gardens. The surrounding area is beautiful in easy reach of Carcasonne and Limoux as well as Narbonne and Perpignan further afield with beautiful sunflower fields in the summer with a back drop of the breathtaking Pyrenees. We have been to many parts of France and this is our favourite the owner is very helpful and takes great care of the house.

We had a wonderful holiday in Les Oliviers, it's a real home from home. The house itself is wonderfully stocked with everything you could possibly need, the dishwasher and washing machine were a god send! Both double bedrooms offer plenty of space, Anita was even kind enough to pop a camp bed in the twin room, there was still plenty of room for my 3 daughters to comfortably sleep. The remainder of the house is open plan with a large spacious kitchen dining area through to a very large lounge. Outside (the pictures don't do it justice) large patio with table and chairs, perfect for breakfast, followed by relaxing on the sun loungers around the pool whilst taking in the view of the Chateau. The poll itself was a perfect size for the children and very safe with the alarm and cover (which was very easy to use). The location is fantastic, 45 minutes from Carcassonne airport and with Mirepoix less than 10mins down the road. The Monday market at Mirepoix is certainly worth a visit along with the beach at Narbonne. All in all a truly fantastic property we will certainly be returning to again.

Just got back from our fantastic holiday at Les Oliviers. We had 2 perfect weeks spent relaxing in this beautiful property in a peaceful village. Everything was as described, from the comfy beds to the stunning pool area which has the sun all day, a great place to unwind and get a great tan. The villa was spotlessly clean with a kitchen equipped with everything you could possibly need. There are lots of places to visit with some excellent restaurants nearby , our favourite ( recommended by the owner) was Maison Gayda, a restaurant within a vineyard which has a great Sunday evening set menu. Fantastic markets to visit in the nearby village, which my fiancé loved. All in all a great holiday, would recommend.

Additional price notes
Changeover day is on Saturdays from June to September and minimum stay is one week. Other times of the year minimum stay is 4 days and changeover day can be flexible.
Deposit of £250 required to secure booking ( this later converts to a security deposit)
50% of rental amount due 60 days prior to stay
Balance due 30 days prior
Bookings between November and March will incur additional heating costs.
If government imposed COVID restrictions should prevent travel then full credit against a future booking will be given or a full refund (if cancellation occurs more than 4weeks prior to booking start date).
