Property overview:
- Five double bedrooms
- Three bathrooms
- A large L-shaped lounge
- A fully equipped kitchen
Villa Toto is set in a tiny Hameau, there are only five other houses and the road doesn't lead anywhere, so it's rare to see a passing car - and the drivers always wave! It has five double bedrooms, three bathrooms, a large L-shaped lounge and a fully equipped kitchen. There is room for ten to dine in comfort both inside and out, and the terraced gardens lead down to the large fenced pool. There are plenty of loungers and chairs, and the west garden is shady in the afternoons if you need to stay cool. The well-maintained gardens extend to almost an acre and are planted with lawns, herbs and trees. There is a rose garden next to the pergola which bursts with colour and fragrance in the summer months. To keep everything looking its best, all the gardens are automatically watered with recycled rainwater every night.
When we bought the villa in 2011 it was a wreck, so we were able to create the perfect holiday home.
No compromises, no corners cut, but everything planned as a holiday heaven right from the beginning. So everything is new, and carefully designed to ensure you enjoy the perfect stay. . . . . . .
- Seating for ten guests around dining tables both inside and outside. Plenty of crockery, cutlery and cooking kit.
- Really comfortable beds for a good nights sleep and plenty of room to store all your stuff.
- A heated pool that has the latest UV purification system ensures minimal chemical usage - which means however long the kids stay in there are no sore eyes or chlorine smells - and there's a child-proof fence for safety.
- Landscaped gardens automatically watered every night from an underground rainwater reservoir to keep them green and at their beautiful best.
- Outdoor eating under a pergola shaded with trumpet vines and honeysuckle in the midday sun - and subtly lit in the evenings so you can enjoy eating al fresco at any time.
- And the purpose built barbecue is plenty big enough to cook ten steaks at once!
Add to all this a beautiful rural situation with spectacular views of the Pyrenees to the south, the Black Mountains to the north, with rolling fields of sunflowers and vineyards at all other points of the compass, and you have the perfect place to have a holiday.
Additional Information
Tiled floors throughout the property keep the villa cool. There are shutters on all the windows, and Parisienne tilting shutters on the south facing bedrooms keep these rooms cool whilst allowing in light and air.
The lightwell above the stairs with its remotely controlled Velux window and blind floods the stairwell and landing with natural light and allows in natural cool breezes.
There is WiFi throughout the property, iPod player and radio in the kitchen, books and games for all ages in the lounge - including French Monopoly!
Both the lounge and dining room have wood burning stoves for winter evenings and the new double glazed windows help keep the house cool in summer and warm in the winter.
The bright and airy dining room is on a split level down from the kitchen, with french doors leading out to the terraces and pool.
This is a non-smoking property.
Utility Room: Ironing board, iron, washing machine. Cleaning / Towels / Linen / Maid service: All bed linen and duvets are provided, as are all towels - including pool towels and tea towels. The villa is cleaned and linen changed at all changeovers - and additional cleaning and linen can be arranged if required at extra cost.
Outside: The house is set in large and well-maintained gardens, terraced down to the pool on the south side, whilst several mature trees (including a very productive cherry) provide shade in the west garden.
An extensive gravel area provides parking space and also forms a boule court - boules provided!
French doors lead you from the dining room to the terrace where a table and ten cushioned chairs are shaded by the pergola. There is a barbecue, and a variety of herbs are to be found growing close by. To the side of the pergola, there is a rose garden and, after dark, the pergola is illuminated with soft lighting.
The terrace overlooks the Roman-ended 10x4m private swimming pool which, to keep the little people safe, is surrounded by a security fence. The pool has a fully automatic system which uses the latest UV treatment, so there are no sore eyes or chemical smells. The pool is regularly checked to make sure that all is working properly.
The gardens are planted with lawns, shrubs and trees, and an automatic watering system using collected rainwater keeps everything looking its best for you. There's a full-size croquet set if you fancy some competitive fun.
Although rural in location, Villa Toto is just a ten minute drive to everyday shopping and is half an hour from Carcassonne. A twenty minute drive takes you to either Limoux or Mirepoix and the property is located in the fascinating Razès area of the Aude.
The views from the garden are spectacular - to the south the Pyrenees, and to the north lie the Black mountains. The Mediterranean beaches are under an hour's drive to the east and the Pyrenees about the same to the south.
