The narrow road passing Petit Capoulun is a small country lane that is well described by the phrase 'off the beaten track', and to get to Petit Capoulun you turn onto an even smaller road.
Save one house about 400m away the house is completely isolated in a level landscape with views across fields and trees. The rear of the house (pictured left) faces away from the road and so privacy is assured.
The garden and pool are suitable for younger children, and the house has a warm family ambiance ensuring a stay here should be happy and memorable. Petit Capoulun is also popular with couples seeking a peaceful retreat in spring and autumn.
Close to Tournon d'Agenais and Fumel on the River Lot, and with vineyards and wineries locally Petit Capoulun is equally suitable for adults who wish to explore this wonderful part of France.
Arriving at Petit Capoulun there is plenty of space to park out of sight of the house behind the buildings by the pool so you can forget the car if you wish.
Accommodation comprises:
Entering the house up the stone steps on the north side (as in the picture above) you enter:
- The Sitting room, with wooden upholstered chairs arranged around the large chimney breast and fireplace. A bar in the corner is a very convenient place for drinks and food to be served from, and has a small fridge and sink behind it. The television, receiving English French and German satellite services is also here.
Beside you, as you go through to the Master Double bedroom is the narrow staircase down to the Ground level.
- The Master bedroom has a separate WC and Bathroom adjacent to it.
- The Bathroom has a bath with shower over and a basin.
Down the stairs to the Ground level is
- The Dining Room with a large table and chairs for 8. A door opens to a patio on the south side of the house. Other furnishings including sideboards and wall mirrors give this a very homely feeling.
Leading through from the Dining room is
- The Kitchen, which is compact, but with a good range of equipment including an electric hob and oven, microwave, fridge/freezer, and dishwasher. Please see below for information also about the OUTDOOR KITCHEN
Next to this is
- A Shower room with WC which also has the Washing Machine in it.
Beyond this is a
- Double bedroom with wardrobe, and also a sofa bed for supplementary sleeping spaces if required.
Back through the Kitchen and Dining room is the
- Third Double bedroom with wardrobe and other furniture.
Outside
Petit Capoulun sits in a large level plot of around 1ha/2.5 acres which is all grassed, so outdoors the feeling is one of space.
The south side of the house (onto which the Ground floor Dining room opens) is planted out with flower borders and shrubs and a rockery as a traditional garden might be. A small patio area outside the door catches the sun all day, especially for breakfast first thing in the morning.
The north and east sides offer a large space for ball games, and there are some play features for young children. A few carefully placed shrubs, rose bushes and small trees have been planted on the lawned area otherwise it is all grassed.
The Swimming Pool measures 10 x 6m with chlorine water and has Roman steps for ease of access.
There is a large terrace around the pool with sun loungers and pool furniture, and at one end of the pool, a building has been skillfully converted into a large covered Pool Kitchen, with a gas hob, sink, and fridge built into a bar, with plenty of shaded space for tables and chairs. A large barbecue is also available.
Petit Capoulun is situated in a delightful and peaceful countryside location, off road and with only fields and farms for neighbours. This is the high country near the Vallée du Lot through which the river Lot flows, and there are spectacular views to be found locally. Walks and cycle rides to suit all abilities can be found locally as avilability of information available on these activities increases rapidly.
It also sits in a rich wine area of the Cahors AOC, and the noted Vin du Tsar winery which is open for tastings and purchase is close by, and the English run Domaine du Garinet is also near.
The whole area around Petit Capoulun is a rich area for food production, and travelers will see soft fruit, nuts, vegetables and much more being grown as they travel around.
Many of these products are available in markets which are held every day somewhere nearby, and a list of the market days can be provided.
The rolling landscape offers many excellent views, with the bastide hilltop towns or a chateau featuring in most views. Bastide towns such as Penne d'Agenais and Tournon d'Agenais always feature medieval fortifications and timbered ancient houses on narrow streets, all leading to a grand square, and the views from the ramparts are always worth the climb.
The area is rich in history with many medieval towns close by, and Roman history in evidence at crossing points on the Lot as well. Puy l'Eveque and Villeneuve sur Lot are both interesting places to visit, as well as being points for river-based activities. Penne d'Agenais has both a river crossing point at Port Penne and a medieval hilltop fortification on the top of which is an interesting church, with caves in the rock behind the church giving rise to legends.
To the north of the Lot is a beautiful landscape, including the impressive medieval chateaux of Bonaguil and Biron, and it is not far to the spectacular scenery of the Dordogne river including Domme and Sarlat
For those seeking a different water-based day, Montaigu Plage at Montaigu de Quercy is a large water park, with a large sandy beach area, safe lifeguard patrolled swimming, pedalo and boat hire, and zip wires across the lake for the brave. There are also bars and restaurants.
Although in a beautiful and peaceful countryside location Petit Capoulun is well situated for shopping as there is a large hypermarket and other shopping at Fumel, a few miles to the north, or more essential everyday needs can be obtained at Tournon d'Agenais to the south.

How to get to Petit Capoulun (14PCP)
Petit Capoulun is around 1 hr from Bergerac Airport, 1 hr 20 mins from Toulouse and 1 hr 50 mins from Bordeaux. Brive and Rodez are a little further away again.
Main line trains are at Agen (30 mins) or branch line services at Penne d'Agenais or Montsempron Libos (both about 10 mins)
The A62 Autoroute from Agen is about 25 mins, and the A20 Occitanie about 40 mins from Cahors.
