This beautiful property is a fantastic holiday home for large groups and comprises of a 4 bedroom farmhouse, 3 bedroom barn conversion and a 1 bedroom apartment sleeping up to 16 plus cots. You have exclusive use of the whole property and the grounds which is set in a small hamlet and is approached through gates and then up the driveway to the house. The views from the pool and back garden are over open French countryside. The property has recently been renovated to a high standard and the soft furnishings and attention to detail add to the character of this property. There are plenty of reception rooms and the flow of the property works well.
Accommodation
Farmhouse
The main entrance opens into the Living Room which has a wood burner and plenty of sofas set around a large screen TV with UK Freeview channels. There is a large double heighted Kitchen through the Living Room with an AGA (Winter lets only), separate oven with hobs, microwave, Nespresso coffee machine and dishwasher etc. There is also a table in the Kitchen that seats 8. From the Kitchen, there is a door that opens out onto the covered dining terrace which in turn overlooks the heated pool and further terracing. There is also an interconnecting door from the kitchen into the one-bedroom apartment. In addition, there is a small study and Bedroom 1 on the ground floor as well as a shower-room and laundry room with washing machine and tumble dryer.
There are 4 bedrooms in the Farmhouse comprising as follows;
- Bedroom 1 is a double bedroom with views over the front of the property with an en-suite shower room.
- Bedroom 2 is a double bedroom.
- Bedroom 3 has bunk beds (full size single beds) and has a connecting door through to Bedroom 2.
- There is a family bathroom with bath and shower over which is for Bedroom 2 and Bedroom 3.
- Bedroom 4 is the only bedroom on the ground floor and has a double bed. There is a downstairs shower room for Bedroom 4.
One-bedroom apartment
This apartment is connected to the farmhouse through a doorway from the kitchen although there is a separate entrance door from the front of the property. At the front of the property there is a separate outside terrace with table and chairs. Inside the apartment, there is a living area with Freeview TV channels and a large sofa in front of a log burner. There is also a dining area with dining table and chairs. There is then a small Kitchen area which is well equipped as well as a shower-room. Upstairs on the mezzanine there is a bedroom area comprising as follows;
Mezzanine Bedroom with a King size bed – En-suite shower-room is on the ground floor in self-contained apartment area.
Barn
The barn has recently been converted to provide a large spacious living area and an additional 3 bedrooms. The Living Area is double height with one end offering a spacious seating area with large sofas in front of a flat screen TV with Freeview UK channels as well as a log burner. At the other end, there is a dining table with 6 chairs. The Kitchen is off the dining area and is well equipped and modern but with much French rustic charm. All the normal modern conveniences such as oven with hobs, dishwasher, microwave and wine fridge!
There are three bedrooms comprising as follows;
- Bedroom 1 is a double bedroom with en-suite shower room and is set on the ground floor.
- Bedroom 2 is a twin bedroom on the first floor
- Bedroom 3 is a double bedroom on the first floor
- There is a shower room between Bedrooms 2 and 3 which can be accessed from either bedroom
Outside Living
The property although set in a hamlet has stunning views over the beautiful countryside. There is covered dining terrace outside the Kitchen of the Farmhouse as well as plenty of other terraces. The terrace has a large dining table that can seat up to 16. The 10m x 5m heated pool is a short walk from the dining terrace and is alarmed and fenced. There are plenty of recliners and seating for a large group. There are also parasols for shade. There is a large gas BBQ as well as individual coal BBQs for each property. The garden is secure for safety with walls and gates.
The property is in an ideal location for getting to know this fabulous area of the Dordogne and Lot et Garonne and is literally on the border between the 2 departments.
The closest bakery/boulangerie is just a few kms away with the property situated between Eymet and Miramont de Guyenne. Both of these towns have shops, bars and restaurants as well as the weekly morning markets and then throughout the summer months, evening markets as well.
The property is just a 30 minute drive to Bergerac which is set on the river Dordogne with a stunning old town and quay as well as an International Airport. The vibrant city of Bordeaux in approximately a 90 minute drive. The area is well known for amazing restaurant and many beautiful historic and wine Chateaux.

How to get to Charming & Chic Farmhouse
The property is easily accessed by air, train and car. The nearest airport is Bergerac (30 minutes by car) and Bordeaux (90 minutes).
The TGV stops at Libourne (50 minutes) and for motorway access the autoroute at Marmande is just 40 minutes away.
If you wish to drive, the property is about 6 ½ hours drive from St Malo ferry and 9 ½ hours from Calais.

Additional price notes
- All prices are in sterling and are per week, Saturday to Saturday, arriving at 4pm departing at 10am.
- Bed linen and towels (bath and pool) are provided
- and changed weekly.
Central heating is available out of season for an additional charge. - Pool heating is included from May until October.
Please enquire for shorter breaks and rental of individual properties. - A deposit of 30% is required by the Owner to confirm the booking.
- The final balance is due 12 weeks before arrival.
- A damages deposit of £1000 is also required at that time. This will be refunded in full after departure subject to damage inspection.
- Please read in full the “Terms and Conditions” which will be provided by the Owner before you sign their Booking Form. This will contain all terms and conditions in detail.
