If you are looking for a total feeling of calm, then this is the property for you. Enjoy the total peace and tranquility, combined with uninterrupted views for miles ... and miles!
An impressive, large 'Maison de Maitre' (formerly the old Presbytery). Set within a tiny hamlet (with only a couple of houses, a church & cemetery), the house sits behind the church itself and offers total privacy.
(The church is rarely used: Only on All Saints Day and on special request by those born in the Parish for weddings etc.) and the bells are silent on all other occasions.
There is unlimited parking outside by the church, under the shade.
This beautiful family house has 4 bedrooms in total, with the added advantage of flexible bed set up, ie 3 bedrooms have king size beds, the 4th can be converted too 2 x twins - see below for fuller details.

Ground Floor
- Large family room consisting of:
- Open lounge : with large wood burner and ancient stone chimney. Soft seating for 8 persons & Flat screen TV with free to view channels. A CD player plus DVD player with DVD's & box sets (in English) are also there for use.
- To the far end of the lounge, there is a wooden table and 4 chairs for casual coffee or can be used as an Office area, tucked slightly away from the general kitchen area.
- Fully fitted kitchen : long work surface, freestanding Aga-style cooking unit (5 gas rings and large over under), microwave, under counter fridge and slimline dish washer and sink. There is a further tall fridge/freezer and washing machine in the utility room, together with a 'Pulley maid'-style, drop ceiling clothes airer.
- Separate utility room with washing machines & tall up-right fridge/freezer.
- Dining area : Large wooden table & chairs for 8 persons.
- Separate cloakroom : with WC & sink
- An additional separate loggia / dining area adjoining the family room and pool with a further large wooden dining table and 8 chairs, open at the front - and with direct access to the pool (there is a waist-height screen if required, to stop young children passing this point).
First Floor
In all 4 Bedrooms - simply furnished, most with their own double wardrobes. If you are fortunate enough to have a front room, you will have the same outstanding views out across the countryside.

Externally
Private Pool : Kidney shaped pool 11m with steps into, and fenced for child security (there is access from either the garden or from the Loggia)
A terraced area around the pool allows you to sunbathe and relax. There is also a pool solar shower and pool-side WC.
Garden
The garden offers all you need to relax and enjoy the huge, uninterrupted views for 180 degrees.
The first section (16m x 8m) is a front terrace running the width of the house and set out to loungers, parasols and the external dining table for eating al fresco. A Gas BBQ is also supplied.
A slightly raised, independent area alongside is where you will find the table tennis.
This continues on to a lawned paddock adjoining, where you can play Badminton.
Activities
These include -
- Walking - There are several lovely country walks from the property in all directions, including the 20-min walk through the forest to the local Auberge for supper.
- Cycling - 4 adult bikes are available for clients use. Please satisfy yourselves as to the road worthiness of these.
- Horse Riding - the stables are located just down the road (1 km. an easy, short walking distance away)
- Badminton and Table Tennis - are provided at the house.

Mazerac is a perfect location to completely chill and enjoy the peaceful surroundings. A lovely, spacious property - ideal for families or couples.
Uninterrupted views at the front of the house across the countryside for miles .... and miles !
Within easy reach of the property is Puylaroque (3 kms) with café / bars, a high quality restaurant, bakery, a small, well stocked General Store, Chemist and a very good local butchers, Post office & lovely views from the village itself - Just a 2.5km walk (taking approx. 30 mins)
OR another short 20 min walk (through the forest) will bring you to the nearby Auberge restaurant for evening dining, without the car. Please don't forget to bring torches!
Puylaroque is a small village in SW France. Surrounded by wonderful countryside and small towns / villages, you can really lose yourself in the french countryside.
Lots of local markets in the nearby vicinity including Caussade, Caylus and the infamous Sunday morning market at St. Antonin Noble Val. There are also Night markets in the summer in local villages
Shopping : 15 mins drive from Caylus (14 kms) / 25 mins from St. Antonin Noble Val (25 kms), with larger stores (and Train Station) in the nearby town of Caussade (just a short 15 min drive (14 kms). The nearest large towns are Montauban to the south and Cahors to the north, both approx 40 mins drive.
There are Riding Stables just down the road, an easy short walk away

In all, a great place from which the explore, and an ideal property for families or couples.

We had the loveliest time in Mazerac. We loved the peaceful location of the house right beside the church and with wide views over the French countryside.
The house is enormous, with five double bedrooms and three bath/shower rooms, and a large open plan kitchen/living/dining room, everywhere with stone walls and tiled or wooden floors and big windows and shutters which were essential to help keep the place cool. We enjoyed the loggia where we ate most of our meals, and had the added bonus of watching a pair of swallows raising their young in a nest in the eaves.
The salt water pool was fabulous, with good quality loungers and seating.
We loved the local area and found people very friendly, in the shops and little bar in Puylaroque and in the local boulangerie with its fabulous bread and pastries and a little cafe which was perfect for a coffee before the (rather strenuous) cycle back up the hill to the house.
We enjoyed a lunch at the restaurant in the woods, very good value and atmosphere, and our favourite place to visit was Saint Antonin Noble Val (about half an hour away) a lovely medieval village which had a brilliant Sunday morning market as well as an evening “marche gourmand” with an amazing array of food and wine from local producers. Our very favourite restaurant there was La Table d’Antoine, but there were lots of options.Guest rating:
The week is Mazerac was so relaxing. Despite seeing our first ever rain in your part of the world it mattered not a jot and the week simply zipped by. At the end of the week we concluded that it was the nicest house we’ve stayed in in France since we started renting in 2002. We would love to be able to return. Our friends were equally charmed by the house and the whole area.

We have not long returned from a wonderful stay in this magnificent property. The house, pool and stunning views were beyond our expectations.
The house is very large, spacious & well-appointed; the pool is divine and the setting is very peaceful & private.
This was a trip which was booked for 2020 and we would like to express our sincere thanks to the owners & Jayne (admin/front of all knowledge!) for patiently & generously transferring our booking year on year.
Jayne was a very helpful person, dealing efficiently with all our queries and we are indebted to her.

We had a wonderful week in Mazerac. There were only four of us, so the property felt enormous but even fully occupied there would have been plenty of room. The kitchen it very well stocked - everything we needed and more. We loved sitting in the front garden for dinner in the evening and under the covered loggia for breakfast and lunch. The pool was everything we could have dreamed of - just warm enough to spend all day in there without over heating or too cool. We cycled to the boulangerie one morning but were a bit lazier the rest of the week! We went deep in Covid so didn't explore too far from the house, but we didn't need to! We very much enjoyed our week staying at this property. It has been very tastefully renovated, to create a beautiful, light and airy house, with a large open-plan living area and high ceilings. It is very private, sitting next to a church which was not opened during our stay, and enjoys some very pleasant views of the surrounding country-side. The pool is excellent and surprisingly large; we enjoyed spending much in it and in the neighbouring loggia, which is a very pleasant and relaxing space.Guest rating:
This is a lovely house set in beautiful countryside.It is very peaceful and relaxing.There are nice small towns nearby and Toulouse is an easy drive away.The pool is lovely and clean plus there are bikes and table tennis to use.We had a fantastic and relaxing 2 weeks and would recommend without hesitation.Thank you Jayne!
