This brand new very modern, fully equipped stunning villa, offers 3 bedrooms (sleeps 7 guests) on the ground floor, with an open plan sitting room/kitchen/terrace on the fist floor offering magnificent and stunning views of the ocean and has beach access via the footpaths right next to the villa.
Lots of family fun attractions close by (water park, zip-wire park, wakeboard park, go-karting, huge selection of water sports and so much more) plus an abundance of costal & forest family-fun cycle routes leaving from your doorstep. It also benefit from having the bustling and very popular seaside resort of La Tranche sur Mer with bars/cafes/restaurants and weekly street markets, just few minutes away accessed on foot or by a FREE mini bus in service every 15 minutes. The villa is located in a quiet residential area so is perfect for families wanting to have all local amenities but the peace and quiet of beach life!

The Accommodation
Ground Floor
You enter the villa on the ground floor where you will find a coat/boot rack on your right, the stairs to the first floor on your left and then further along the corridor,
- Three bedrooms - There are three bedrooms (2 x double, 1 x triple bedroom with bunk beds and single bed) all bedrooms have electric remote control shutters, and plenty of large built in wardrobe space. Beds are made up ready for your arrival for each guest named on the booking form. A travel cot is available - please liaise with the owners direct if it is required. Size of beds: 1 x 160cm wide, 1 x 140cm wide, all single beds 90cm wide
- Family shower room - There is also a family shower room with a super modern walk in Italian shower with adjustable shower head , 2 draw vanity until plus extra storage cupboards to the side for towels and cosmetics.
- Separate WC which also houses the upright washing machine
First Floor
When you walk upstairs your first impression is going to be WOW! The 45m2 air conditioned, open plan sitting room/kitchen really has it all with fabulous views overlooking the ocean and the famous and exclusive island of Île de Ré!
- The kitchen is fully equipped with all the mod cons you would expect including a dishwasher, tab coffee machine, fridge/freezer with cold water dispenser and a Vorwerk Thermomix. It has a hand-made high breakfast bar/dining area with chairs, spectacular views of the ocean plus, a view from the front window, of the towns lighthouse.
- The sitting room continues to have wonderful views with comfortable large sofa with reclining position, 2 relaxing chairs as well as a 42inch smart TV (French channels as standard ) and Netflix. The huge built in wardrobes in the sitting room houses a selection of family board games and is ideal for storing food shopping.
- Separate WC
A high chair, children's crockery and cutlery are available at this property.
The Terrace and Garden area
- The Terrace - A completely enclosed and secure space with a wooden dining table, 8 chairs and large Hawaiian style umbrella when shade is needed. The terrace has a two sun loungers with canopy head-shade built in plus a separate seating area for a your evening cocktail whilst you are watching the sunset over the exclusive island Île de Ré!
- The Garden - Outside in the garden is new BBQ area plus outside showering off facility, wooden picnic bench, lazy chairs, barrel drinks table and washing line. The sandy garden area is sloped and extends down to the large bush you see in the photo located on the right. A fence is being constructed closing off the garden, for this season letting, separating the garden area from the dunes area.
There is parking for up to 2 cars at the property, plus parking outside the villa and designated parking within this quite residential area.
This spectacular beach front villa is just a 5 minute from the wonderful village of La Tranche Sur Mer, which has a large street market Saturday mornings in the summer months - an excellent opportunity to sample much of the locally produced food, including cheese, meat, fish and wine.
In the summer months the village organises special events in the square including fun days, evening entertainers, jazz and blues nights, firework displays and night markets. You can sit with the locals and enjoy 'moules & frites' listening to a band watching the kids dance to their hearts content.
La Tranche sur Mer has a huge choice of bars/cafes and restaurants plus a Office de Tourisme, as well as a post office, banks, a hairdresser, a pharmacy. There are also two supermarkets, a butchers, a fishmonger, a fruit & vegetable shop and that most important 'cave'!
The large fishing port of l'Aiguillon is just 20 minutes away. Early risers can choose from a range of freshly-caught fish, mussels, oysters, langoustine and gambas at the town's fish market which is open every weekday at 5am. Those who prefer a lie-in can sample the seafood later in the day at one of the many wonderful fish restaurants in the town.
- Blue Flag Sandy Beaches (on your doorstep) - The fantastic sandy beaches are over 13 kilometres long - and 8 kilometres of them face due south. La-Tranche-sur-Mer and Les Conches are ideal for families with children. They are approved as a "Kids’ Station", which means that the resort is a safe environment for children to play in. It also has specialist equipment and entertainments which specifically cater for families.
- Great quading experience (10 minutes away by car) - Let the kids (and indeed the big boys!) be the next Lewis Hamilton or Jenson Button for a while! Whiz around the course and have a great thrill trying to beat your opponents. For safety reasons, the kids go on the course only with other children and the safety briefing is excellent. Whilst they are having fun on the track, the rest of the party can have a nice coffee in the covered terrace area.
- Indian Forest Adventure (10 minutes away by car) - This great theme park has marked trails in a forest, as well as 122 different challenges. Suspended on safety harnesses, you are able to climb, swing, dismount and even slide across the forest at a height of 20ft above the ground. There is also an adventure area for toddlers, with themed bouncy castles, a ball park, rock climbing and an inflatable park. This is an excellent day out for both children and adults and is just 5 minutes from our gîtes.
- Sporting activities on the beach (10 minutes away by car) - The beach at La-Tranche-sur-Mer has a 6-hectare area of water for water sports. The "Cercle Nautique Tranchais" (CNT) offers sailing, windsurfing, kite-surfing and sand-sailing. The area is also superb for boating and surfing enthusiasts
- Adventure Park & Chateau (10 minutes away by car) - Experience the ‘historic adventure' in the setting of the grounds of the chateau de la guignardiere. Visit four continents of the world and solve the various puzzles as you go round. Get all the answers correct at the end the children get to open the treasure chest which holds a special reward for them. The park is set in 86 hectares of ancient trees, rows of menhires and wonderful animals such as deer, horses, ponies, swans and geese.
- Excellent golf courses (30 minutes away by car) - France is one of Europe's most popular golfing holiday destinations. It has over 25 of the Top 100 golf courses in Europe - and many golfers are now choosing to play in France rather than the traditional Spanish golf resorts. French golf courses are of an exceptionally high standard, are competitive and are well managed. We have 5 course within easy reach!
- Aquarium La Rochelle (1hr 15mins away by car) - This is a 2 hour journey into the depth of the ocean - our kids just loved it here. There were over 10,000 Atlantic, Mediterranean and Tropical species to view in an amazing 3 million litres of water. The huge shark aquarium with 20 different species was amazing if not a little frightening (although more so for me than the kids!) An excellent day out, probably one of the best aquariums we have ever visited.

This villa is only approximately 1 1/2 hours from the airports of La Rochelle and Nantes and a 3 1/2 hour drive from St Malo, it makes the perfect gateway for those wanting a quick, easy trip to fine sandy beaches and sunshine.
