This fabulous 3 bedroom, 2 bathroom family villa with private pool is located on the exclusive Cap d'Antibes, just a few hundred metres from white sandy beaches and restaurants, Garoupe’s lighthouse and Chapel. The views from the house and gardens extend across sub-tropical gardens and majestic pine trees to the fortifications of Antibes’ old town, the Mediterranean Sea and mountains beyond.
Approximately 160 m2 in size and fully air-conditioned, it comprises large living/dining room, breakfast kitchen, independent WC, three bedrooms, two shower rooms, sauna, utility garage, wonderful outside areas for al-fresco dining, beautifully landscaped gardens, new freshwater pool and secure parking for two vehicles. Fully modernised, the villa is very comfortable and well-equipped and superbly cared for by the owner.
With the largest port in the South of France and its sandy beaches, Antibes is a great place to stay and offers quick access to the A8 autoroute, so touring the whole Cote d’Azur couldn’t be easier. It’s only minutes by car (or 30 mins walk) to the centre of Antibes & the train station and for the airport at Nice, there are regular bus, train and taxi services.
The villa has a maximum occupancy of 6 (plus babies) and would be perfect for a family or group looking for luxury accommodation, close to all the town has to offer.
- Living room: the house offers a large open-plan reception/dining room with two double sofas, open fireplace for cosy winter evenings, TV (international), music system, WiFi, a selection of books, DVDs and board games.
- Dining area: with table and 8 chairs, dine using the Royal Worcester white bone china, glassware and stainless-steel cutlery, whilst overlooking the front terraces and pool. Great for entertaining or why not let us organise a chef?
- Kitchen: kitchen with breakfast table & 4 chairs, opens to reception room and dining terrace, fully-equipped with oven, hob (electric), hood, large American-style fridge-freezer (icemaker & chilled water), dishwasher, microwave, liquidiser, toaster, kettle, stainless steel saucepans, Delonghi bean-to-cup coffee maker, etc. Separate washing machine, drier, iron and board facilities available.
- Bedrooms: three in total, all with air-conditioning/heating plus ample storage, white cotton bedlinen and choice of feather or anti-allergen duvets and pillows. On ground floor the principal has double bed (150cm wide), chairs and shower room; then on upper floor with large landing, two other bedrooms have twin single beds (can be placed together) and doors to rear gardens with sunloungers, both sharing a family shower room.
- Bathrooms: two fully-tiled shower rooms, one on ground floor (ensuite) the other upstairs (independent). Both have large shower areas (no bath), washbasin, W/C and heated rails to keep towels warm and dry. A fabulous sauna and outdoor shower are located adjacent to upper-floor shower room, accessed via external door to terrace. Ground floor also has an independent W/C. Hairdryer available.
Outside: grass and gravel terraces surround the house in newly-landscaped and fully-enclosed gardens. Each terrace has a selection of tables, chairs and loungers so you can dine ‘al fresco’, relax and enjoy the perfumed lavender and rose gardens. The outdoor table tennis and bats are ‘weather-resistant’. The upper floor sun-terrace gives access to the sauna, plus views of the Southern Alps, the sea and the old town including the Picasso Museum. Further discrete terraced areas have been created, allowing you to choose to swim and lounge by the pool, play outdoor table tennis or darts or simply escape to a quiet, sunny or shady spot. Enter the grounds through electronically-operated (or pedestrian) gates onto paved driveway (two vehicles) surrounded by citrus trees, lavender and roses. Gentle steps lead to the house, pool and choice of dining terraces (2 Weber BBQs) so when darkness falls, we invite you to enjoy the sunset and illuminated gardens.
Swimming pool: new 7x4m ‘freshwater’ swimming pool with the latest technology filtration system (no chlorine or salt) to leave even the most sensitive skins soft and silky. For security there’s motorized security cover which disappears below ground. Pool terrace is surrounded by railings, with access through lockable gate.
Local shops – a boulangerie, restaurants and bars can be found just 10 mins, and a supermarket 20 mins, walk away. Further amenities can be found in Antibes town, where you have a great choice of, butchers, fish, cheese shops and markets. There are many cafes and restaurants here too, the best being amongst the tiny streets of the old town and along it’s ramparts. Juan-les-Pins is also close-by and Cannes 20 mins by car.
Local markets - the vibrant Marché Provençal in the heart of the old town of Antibes is a must see. All local produce; fruit and vegetables, herbs and spices, cheeses, honey and lavender, fragrant soaps, butchers, bakers and the poissonnier will shuck fresh Oysters for you at the top of the market served with a glass of something chilled…. Friendly stallholders offer samples of their delicious products. There’s also a regular evening arts & craft fair held in the marketplace. Further markets can be found in Cannes and most of the surrounding towns.
Sporting activities in the area are abundant– there’s sailing, diving, fishing, water sports, jogging & rollerblading and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular. The Tennis Club d’Antibes and the Stade Nautique d’Antibes (Olympic size public swimming pool) are close by.
The ski stations of Greolieres, Valberg, Isola 2000 and Auron are under 2 hour’s drive away if you fancy a couple of days winter sports!
Beaches - there are many public beaches in the area of Antibes-Juan Les Pins and Cap d’Antibes. The nearby Plage de la Salis 7 minutes’ walk away, is a lovely family friendly sandy beach, boasting the Antibes Sailing Club and leading to the beginning of Cap d’Antibes. It has a beautiful view of the historical old town and there’s lots of activity out at sea where the spectacular superyachts are moored offshore. Royal Beach, plage privée, along the same stretch at Salis, is a great place to spend the whole day and night, cool ambience for early evening aperitifs - 10 mins on foot or parking close-by. The Plage de la Garoupe, Cap d’Antibes has a wonderful history. It is one of the prettiest beaches nestled in a small cove - Hemingway, Fitzgerald and Picasso were just a few who came to attend glittering parties back in the day. Must reserve sun loungers and your table for lunch to avoid disappointment in high season.
Getting around – the nearest public transport is 7 minutes’ walk, and Antibes Train Station and Bus Terminal about 40 mins, enabling you to tour the whole coast and further inland to the town of Grasse. Nice-Côte d’Azur Airport is approx. 30 minutes by car.
Sightseeing is endless; you have Antibes and its historical old town and port; the town of Golfe-Juan and the Route Napoleon; Vallauris and its potteries; Cannes and its port, old town and famous promenade (Croissette); the beautiful Iles de Lerins just off Cannes; the charming hilltop village of Mougins. It’s also possible to travel to Nice & Monaco and cross over the border to experience the flavour of Italy!
Other entertainment - the Musée Picasso is a must see. Marineland and Aquasplash for a family day out are just 30 mins away.

The house has a good base standard with all amenities, like staying at someone's place, cozy, although decor and style is easy for the price. Arrival was smooth and there was a welcome basket with wine, coffee, milk and biscuits. We also experienced that everything was there, it was clean and fresh and the AC worked fine. Neighbours on both sides were sometimes disruptive; loud families with children on one side, and young people with day parties at the other. In addition to this we had a fantastic week and can warmly recommend the house

The property was excellent, a couple of bikes to borrow while there would have been good but I’m only coming up with that suggestion because you’ve asked, it wouldn’t stop us going back! It had everything we needed for a lovely holiday and felt like we were at home. You were very helpful throughout, thank you

- Taxe de Séjour: In France it's usually necessary to pay this (tourist tax), calculated on the number of people in your group and the time of year you stay. Under 18's are exempt. We will advise you of the tax due at the time you make your reservation and how it’s to be paid.
- Damage deposit: the owner requests a deposit of 2000 Euros on arrival. Alternatively, it’s possible here to make it in advance with JDV by way of credit card. This will be refunded at the end of your stay, less the replacement cost of any breakages.
- Change over day: in peak season normally Saturday, otherwise flexible.
- Long/short stays: possible with minimum 4 nights from October to May.
- Pets: not accepted here, sorry
- Smoking: not permitted inside, sorry.
- Supplementary services: the owner may be able to arrange the following in advance, as a supplement: Mid-week or daily cleaning, Chef.
