La Belle Grange is a family home.  This is the first time this house has been available to rent.  Please enjoy the house as you would your own home.

BOOKING CONDITIONS

for a holiday let at La Belle Grange

 

1) Upon receipt of the completed booking form and deposit from the renter (the Client), Simon Corbett (the Owner) will send written confirmation of the booking. The deposit, which is required before a booking is confirmed, is non-refundable.

2) For a booking made within twelve weeks of the start of the rental period, payment in full will be required before confirmation of booking.

3) Security Deposit: a security deposit of £300 is required to cover any damage caused to the property or its contents during the rental period, including the cost of any additional cleaning or repair (see clause 12 below). However the sum reserved by this clause shall not limit the Client’s liability to the Owner. The Owner shall account to the Client for the security deposit and refund any balance within 2 weeks of the end of the rental period.

4) The Client will pay the full rental cost (the Rent) together with the security deposit not less than twelve weeks before the start of the rental period. Payment is deemed to have been made when the Client’s funds have been cleared by the Owner’s bank. If payment is not made by the due date the Owner reserves the right to give notice in writing to the Client that the reservation is cancelled. In this case the Client will remain liable to pay the balance of the Rent unless the Owner is able to re-let the property in accordance with clause 6.

5) In the event of cancellation within twelve weeks of the start of the rental period, either as a result of clause 4, or for any other reason unless covered by Clause 16, the Client will forthwith pay to the Owner the balance of the Rent. The Owner is not obliged to, but may, without reference to the Client, attempt to re-let the property over the same rental period. Any funds thus raised will be used to reduce the balance of the Rent due, less all expenses incurred in re-letting.

6) The rental period shall commence at 4pm on the first day and shall finish at 10am on the last day. The Owner shall not be obliged to offer accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.

7) The maximum number of persons residing in the property shall not exceed 12 persons, save that with the agreement of the Owner an additional two infants in cots may be accommodated.  No pets are allowed.

8) Telephone: The Client shall be responsible for paying the Owner for the cost of all telephone calls during the rental period  

9) Smoking is not allowed in any part of the house.

10) The Client acknowledges there is a security cover for the swimming pool which the Client will agree to operate with care.

11) The Client agrees to fix the shutters at all times in either an open or closed position.  If the shutters break as a result of non compliance with this rule the Client agrees to pay the damage.

12) The Client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in the Rent, the Owner reserves the right to retain all or a portion of the security deposit to cover additional cleaning or repair costs should the Client leave the property in an unacceptable condition. The Client also agrees not to act in any way to cause unreasonable disturbance to the neighbourhood.

13) The Client shall report to the Owner’s agent, without delay, any defects in the property or breakdown of equipment, plant, and machinery or appliances in the property.

14) The Owner shall not be liable to the Client for any temporary defect or stoppage in the supply of public services to the property nor in respect of any equipment, plant, machinery or appliances in the property, garden or swimming pool. Nor shall the Owner be liable for any loss, damage or injury which is the result of adverse weather conditions, riot, strikes or other matters beyond the control of the Owner.

15) Under no circumstances shall the Owner’s liability to the Client exceed the amount paid to the Owner by the Client for the rental period.

16) This contract is governed by and construed in accordance with the laws of England and the Client and the Owner submit to the exclusive jurisdiction of the Courts of England
