A beautiful 100 year old barn, sympathetically converted with all modern conveniences. Set in the idyllic tranquil surroundings of the Gorges de l'Averyon.  The perfect base for exploring the delights of the region.

Situated in a rural hamlet between Saint Antonin Noble Val and Penne, on the border of Tarn and Tarn et Garonne. There is a large garden with a wide choice of places to sit and enjoy the scenery.  The private swimming pool has a child safe fence and gate with plenty of room for sunbathing and enjoys the unspoilt and idyllic countryside, surrounded by apple and pear orchards.

The Little Barn comprises:

Ground Floor

• Kitchen / living / dining room a large open plan room. The living room area has original exposed beams and stonework, there are also cast iron radiators and two wood-burning fires.  It offers two large comfy sofa's and occassional table.  There is a spacious dining area leading into the open plan kitchen.  The well equipped kitchen has all you need to try your hand at French cuisine.  A walk-in pantry provides you with food storage, and here you will also find the washing machine, tumble drier, fridge/freezer, dishwasher and wine/beer fridge. 
• TV room is leading off the main living area, offering English satellite TV, DVD, CD mini stereo and Bose docking station for your iPod.  The sofa folds out into a comfy bed creating extra space for your family.  Great place to chill out and catch up with your latest soaps, thats if you're not by the pool sipping cocktails.
• Shower room modern, with washbasin and WC. 

First Floor

• Large mezzaine master bedroom with a queen sized bed.  There is a velux window, where you can gaze at the stars on a clear night while drifting off to sleep. 
• Two double bedrooms with original exposed beams and stonework.  There is plenty of wardrobe and storage space in each bedroom. 
• Main bathroom adjacent to the last bedroom, with tub and shower, washbasin and WC. 

Outside

• Spacious well maintained garden, curls around three sides of the house with fir trees bordering the orchards behind, giving you complete privacy.  The swimming pool is fenced in with plenty of room for sunbathing.  There are lots of places to sit and relax in the garden, under the shady trees, by the rockery garden, next to the swimming pool or in the hammock taking an afternoon nap.

About the location

The Little Barn is tucked away in a picturesque hamlet nestled in the tranquillity of apple and pear orchards, allowing you to enjoy the blossom of spring or the fruits of summer.

The local town, Saint Antonin Noble Val, is a leisurely 10 minute drive away giving access to supermarket, a couple of bars and restaurants, a cinema, pharmacy and medical centre, and an amazing market every Sunday morning.

From the house there are some great walks and cycle routes down to the river Averyon, where you can sit and enjoy a picnic or for the more energetic try out the kayaking. Great fun!

Across the bridge in the medieval village of Penne, with its striking precariously set 11th century castle formerly occupied by the Knights Templar, is a very friendly bar/restaurant and wonderful views across the gorge.

There are also 'water adventure theme parks' within easy reach, and a delightful riding centre in Caussade who offer hourly rides, day treks, longer hikes, etc. During the summer season there are many small local festivals and events celebrating the local agricultural tradition, live music, dance and drama. The house is a very convenient base for exploring the beautiful region of South West France.

How to get here

By Car

We are about 25 minutes away from the A20 Autoroute, junction 61 near Montauban.  The drive from the ferry ports is mainly Autoroute.

By Air

Local airports are Toulouse, Carcassonne and Rodez.  We find Toulouse the easiest to use and the most convienient.  The drive from Toulouse takes about 1 hour and 20 minutes.  Budget airlines fly from Bristol, Liverpool, Leeds, Gatwick and Stansted.  Car hire available from all airports.
